Daytona Beach, FL Real Estate News

At The First Annual Coca Cola Speed Experience at the Daytona Flea and Farmers Market on Friday, Feb 16, between 1-130pm. I'm so excited about this particular driver's appearance, I think he is a class act, a true gentlemen of the sport... that is until he is pushed. I was told about it 2 days ago, but asked to wait to bring it public until confirmed which it was last night. I will be taking the day off from Century 21 Sundance and spending it at the Speed Experience taking photos of the VIP winners with Kyle Petty, Mickey Jones and the 2001 Daytona 500 Winner. I'm going to be a pain and see how well you good people know your NASCAR and if you can tell me which driver I am speaking of. I'll give you one hint, it was probably the last 500 I actually watched in its entirety. If you find yo...

I love all animals, as far as the domesticated animal goes the horse is the most majestic. There are several different breeds and everyone has their favorite, in fact for Christmas Steve got me tickets to see the The Lipizzaner Stallions. Honestly it was an OK show. Because the Ocean Center was small the horses were unable to do a lot of the spectacular things they are trained to do, and I didn't like the double bit system in their mouths that caused them to drool during the entire performance, to me it took away from their beauty. Getting off subject here, the Lipizzaner is a beautiful horse, and yes if I could I have a stable full I would and take every one riding, but the Clydesdale to me is the most stunning breed of the horse world. I guess I consider the Clydesdale more my style b...

Keep Your Property In Good Shape: Stay ProfitableBy : James Klobasa   Submitted 2007-01-25 21:38:44 However, you do not require thousands of dollars for that. Only a little amount of cash will do. This little expenditure will eventually turn out to be a highly profitable investment, as it will attract your tenants, and you will be able to bargain a higher rent from them. Replacing The Old, Ugly Switch Plates One of the common mistakes that most real estate investing landlords and rehabbers do is that they paint the entire unit except for the old ugly switch plates. Ridiculously, sometimes, they even paint over them. Do not overlook such things, and get them replaced by new ones. It may cost you as little as about 40 cents each. Even if you have to replace the switch plates in the entire...

Commercial Property For Sale: Various MethodsBy : James Klobasa   Submitted 2007-01-18 13:57:28 The following information will help you understand what it takes to follow a certain method so that you can decide which one is the most effective method in your case. Appoint Only One Real Estate Agent You can appoint only one real estate investing agent on either sole or exclusive agreement. The greatest advantage of limiting yourself to only one agent is that your agent will be able to better focus on finding a potential buyer and selling the property at the best price. Moreover, you save yourself from the hassle of dealing with more than one agent. What is more, you need to spend less time and money for advertising and marketing of your commercial property in comparison to the time and mo...

I thought it was import to once again post this information as I've gotten word from friends around the country that they don't know where the tornado's touched down in reference to where people they know are. No maps are being shown to those of you around the country. I've borrowed maps from our local news as I'm not that good with Central Florida either. Also, please remember cell phone coverage is VERY SPOTTY right now, if you can not get thru don't panic, just keep trying. It's even hard for us with cell phones to call out. Try to email your friends or family. Also, I ordered a Midland NOAA Weather Radio last night (My Mom wanted me to) it will only make noise if there is a Tornado Warning in the area, it's like an alarm clock and I got a good price. Here is the site and radio I ord...

Everyone at the office including me has been recieving phone calls wanting to know if we are ok after last nights storms. Apparently those of you watching the news outside of Volusia County are not being told that the home of the Worlds Most Famous Beach is OK. We thankfully were spared Mother Natures wrath in the wee hours this morning when the tornadic storms rolled through while so many were sleeping. There is no evidence in Daytona that anything happened just to our west and south. No loose tree debris, not even a twig on the road as I came to work. From Flagler Beach south through Ormond Beach to Daytona Beach everything is fine. I wish I could say the same for the towns of Deland, Orange City and New Smyrna Beach. Here are some information numbers if you are trying to find someone...

Tips To Keep In Mind Before Investing In Real EstateBy : James Klobasa   Submitted 2007-01-25 22:02:46 More than anything, the first thing that one must keep in mind when looking at a piece of property to invest in is whether that property will generate a good income at some indefinite point in the future. This is considered the chief criterion while investing in real estate. If it seems that the investor will not be able to sell the property at a profit in the future, then that property is usually not worth considering. Apart from this, it is very important to do proper market research on the property before investing in it. Consider opinions from various sources and dont just take your agents word for it. This will help you verify not only the earning power of the property but also ot...

Marketing Strategies: The Life Blood of Your Real Estate CareerBy : James Klobasa   Submitted 2007-01-25 22:03:29 In fact, marketing is the lifeblood of the real estate industry. You are in a serious business and if you want to ensure success, you must know what to do and what not to do while preparing and implementing your marketing strategies. No Imitations Please Real estate investing is serious business, and it demands your vigilance and prudence to build a career. Therefore, never ever blindly imitate the other investors. Many investors make this mistake when they just follow another successful investor without applying any self-logic. In fact if all the investors are going to follow the same strategy to target a particular area and sellers, how can you expect to have an edge over ...

Why is my Ceiling Fan Wobbling? There are several reasons why a ceiling fan wobbles.  The blades could be out of balance, out of track, or warped.  The wobble could also be caused by air turbulence created because of the blades are closer than 6 inches from one side of a sloped cathedral ceiling or ceiling  beam. Determine if the fans blades are out of balance by clipping a spring type clothespin halfway between the tip and the blade iron on the leading edge of one blade.  Turn the fan to a low speed and see if the added weight stops the wobble.  Try each blade to determine if more weight is needed.  If the clothespin stopps the wobble, it can be replaced with a thin, adhesive backed lead-weighted tape, which should be available through the manufacturer's service center.

We are writing this article to you to introduce a unique and exciting investment strategy that we are bringing to the area and are offering to a limited number of people. Bringing years of real estate and mortgage experience to the table, we have developed an investment plan that allows investors to start with nothing but their primary home to owning 16 or more properties in a 6 to 10 year period. Our plan even shows you how to get the money needed to purchase your first property. We want to teach you a safe way to invest with proper mortgage planning, asset protection strategies and tax planning. The reason this program has been developed is, well, to be honest, we have seen many people who "want to invest in real estate" and have spent hundreds, if not thousands of dollars on "Get Rich...

When rates fall steadily, refinancing may make sense even if you have done so once already. Bob and Michelle Barbo of Kirkland, WA refinanced twice within three months in 1998. In October, they trimmed the rate on their 30-year fixed mortgage by a full point -- from 9.13% to 8.13% -- for a monthly savings of $63. Plus, because home prices in their area had boosted their home equity, they were able to stop paying private mortgage insurance that cost them $120 a month. To exploit continued decline in rates, the Barbos refinanced again in December. Their new 30-year fixed mortgage is at 7.375%, lopping another $55 off their monthly bill. Since the couple had chosen a no cost refinancing each time, their total out of pocket expenses came to just $400 in appraisal fees. So by the time you re...
