How many times have you answered a call like this ,gave the price, and the caller thanked you and hung up.WRONG!!!! We are in business to sell, not just to give out free information.I was taught to engage the caller in conversation first...something like this. 310 Main St? Let me look that up fpr you.[even though I was familiar with the property]How many bedrooms are you looking for Mr.Caller.? 3? Good because I know this is a 3 bedroom. As I recall, this also has a split bedroom plan.  Would that work for you? Good. It also has a Family Room and a fenced yard. Does that also fit your criteria? Oh good. By the way, who  am I speaking to? Ok Jim..As I said..this is David Kelso.  JIM, do you have any school age children. You do? Well this house is in the ABC School District.  Is there anyt...

Do you even know where to get one done? As you know October is Breast Cancer Awareness Month, it is estimated 178,480 women and 2,030 men will be diagnosed with breast cancer this year (2007). Out of those numbers, 40,460 women and 450 men diagnosed will pass away from this cancer. This is not a female only cancer by the way. I've heard "stories" about how painful mammograms are, how uncomfortable they are etc..  I believed them... My family doctor has been on my case for a year now to get one done because of my family history. My father's sister (my Aunt) passed away from breast cancer in the 90s. His mother, my grandmother had a mastectomy when she was about 90 when they found a lump in right breast in the mid 1990s. Up til 2 months ago I thought it was benign as did my father. We lea...

Creating a real catchy flyer that stands out from the rest is an important part of selling a home. Although a real estate flyer alone won't make a house sell, it still is an important part of advertising to buyers. There are some tricks to make a flyer stand out and attract inquiries to your sellers property.Getting Started –A Call to Action!!!Use a  "catchy" phrase or opening to call attention to your audience, the buyer! Just as “Bloggers are in the business of headline writing” ,which by the way is a great post written by the Real Estate Tomato’s finest, Jim Cronin, a sales flyers headline deserves equal attention in capturing  the attention of buyers! Headline should be in a larger font. Flyers that get D minusA picture paints a thousand words and so should flyers paint a picture ab...

Fountain Beach Resort was built in 1976 and converted to condo-hotel in 1998-1999. This 6-story 149-room resort features studios and 18 one bdr/2 bath units. Studios are practically same size - 385 sf plus 49 sf balcony, while one-bedroom units consist of two studios with the one door from the hallway blocked. Suites feature jetted tubs in the master bedroom, and majority of them have full kitchen. Studios have kitchenettes with underconter fridge, microwave and toaster oven. The property, as many others, benefited greatly from the destruction of Hurricane Charley and the flood of water from Hurricane Frances. The windfall of insurance money resulted in brand new rood and some needed upgrades and fixes. The property has not been in such a shape for a long time. As it is common with Boar...

Ok, so I pull in the office today, and guess what I see on the parking lot? A vintage car/ weird-looking golf cart/ cool-mobile/ oversized toy/ fabulous work of artHere are the pictures.  See, here in Daytona Beach you never know what kind of a car you are going to see since we do have a lot of car buffs. In November we have Turkey Rod Run right around Thanksgiving weekend. That is a fabulous event, so next time you are in town, don't miss it. It's great!

Try looking at the Second Chance Animal Rescue in Daytona Beach Shores! After having 3 different dogs in my family, I would love to have a dog again and so would Steve, however right now is not the time. We have discussed it and when we do decide it is time to have a doggie in the house we want to go with a full grown pup that is in need of a good home. Over the weekend we happened on a Adoption Clinic by Second Chance at Petco on International Speedway Blvd, and they had some of the sweetest full grown and what appeared to be pure breed dogs for adoption. I don't think they would have papers for them, but I don't care about papers. When I had Shadow my cocker spaniel,  I never sent in the AKC papers on her. (My ex insisted on getting a b...

Yes, I met a "rehabber", a person that takes in orphaned or injured animals and or mammals and cares for them until they can be released back into the wild or an appropriate home is found.   You knew it was only a matter of time before I did a post like this didn't you?   Steve calls me from work at about 8:15 Tuesday morning, "You have to come see this, a baby raccoon is here at the shop following us around." Me, "I'm about to leave the house, I'll call you when I'm at the corner so you can be at the shop when I get there" I'm thinking, ohhh there's going to be some great photo ops there!     Steve works at Bishops Glen, a "retirement comunity", taking care of the maintenance in the many different buildings there with a few other men. The little raccoon took a liking to all the guys on...

My Monday's blog about this week's interest rate reduction Tomorrow's Fed Discount Rate Reduction... What It Means To You? was rated as little too technical. Honestly, it wasn't my intention to confuse my audience or make it too wordy. I just tried to convey the info closest to the original content since there has been a lot of speculation about the topic. So, here is the update:We have great news! The Fed has lowered short term rates by a half point. Hopefully this will be the first step to the improvement in the housing industry. Keep a watchful eye on long term rates, as the lowering of short term rates does necessarily mean that rates such as the 30 year fixed rate will go down. Loan programs are changing on a daily basis, and a borrower that is hoping to use a reduced doc, stated i...

Well... I just don't like spiders, snakes aren't all that bad... Only 6 out of our 44 Florida snakes are venomous! These snakes are the eastern coral, the southern copperhead, the cottonmouth, and 3 species of rattlesnake; eastern diamondback, timber and the dusky pygmy rattler. If you see one of these mentioned, no not approach them, back away slowly. If you find them in a home or building call your local animal control and have the experts come and remove them. (In my 4.5 yrs in FL I've never seen any rattle snakes, however that doesn't mean they aren't right next door.) All of Florida's snakes are good for our environment. Yes I know, a lot of people tend to scream and run or kill the snake at first sight of them, but don't. These non venomous snakes eat the other critters you don't ...

On Saturday, September 8th the residents of Pelican Bay, a gated "golf community" here in Daytona had their quiet lifestyle interrupted for a couple hours by the thunder of around 50 bikers and their machines.   They were riding up and down Pelican Bay Drive and in and out of the Pelican Bay Country Club, side by side on their shinning machines, but no one told the residents why their otherwise quiet lifestyle was being so noisily interrupted! Yes, Steve and I were among them.         We were filming a commercial for our Annual Bikes & Blues With Mickey Jones Ride & our 3rd Annual Mickey Jones Celebrity Golf Classic which is going to be played at the Pelican Bay Golf Course this year.                 While we were filming near the golf cart house I noticed a couple resident...

It Is A Buyer's Market for Daytona Beach Real Estate! Sellers out number potential purchasers by far. Buyers are happy but my experience has been that there are so many choices for my buyers and it complicates decision making for them. Florida Real Estate inventory in Volusia County remains high. There are so many homes for sale due to the slow down in sales and foreclosures. I recently read an article authored by Rick & Ines of Miamism.com, which also indicated a slow down or buyer’s market as we are experiencing! If you notice homes with high grass and unkempt properties it is an indication that the home is vacant and there is a problem. It seems that most homes I show to buyers are vacant! It is really unfortunate because when these homes remain vacant and lawns and pools are not mai...
