Even thought the association was trying to keep up with the maintenance, the age takes its toll. Last year over 2 months the property could not take rentals because of the construction and maintenance issues. In January the resort was closed for rentals for a bit over 2 weeks. As a result, the management company terminated their contract. The new management company is in place and is up and running. The resort is one of the most popular family destinations on the beach. One of only few condo-hotel, where you can claim homestead and live full-time. Since January 2008 only one unit sold in the resort, Asking price was $55,000. Sold for $50,000. Memorial Day is a special day to me and many others.  Growing up and throughout my life I have always been patriotic..I am lucky...I was born on American soil in Japan.  Because my father was American..it was my gift..my luck..I am proud. Actually, he is not really new for the area. James Dion, the new GM of one of the best and still affordable (wonderful combination, isn't it?) condo-hotels in the area is not a novice. Only 6 years in business, but he is rightfully considered one of the strongest GM. I first met him when he came as GM to Fountain Beach Resort, where we have our office. He came in tumultous times, in the middle of the biggest Daytona event, when the previous management company took away the computers, all reservations, everything. And he kept his cool, within days everything was back to normal, guests did not notice anything, and you could see the new GM putting all those pieces together. Hawaiian Inn - one of the most successful older condominium-hotels in Daytona Beach area is in the news.The property was built in 1965, and time takes its toll. Some mechanical problems caused it to be closed for  some time in 2007, and though the management was running it at very high occupancy, they still came a bit short of the previous year. I just posted the market update and sales history for Port Orange Florida and proceeded to investigate the data for Daytona Beach Shores. I made a strange and interesting discovery. First I'll provide the same basic data I found for Port Orange. For Daytona Beach Shores, as of November 15, 2007, there are currently 692 active real estate listings in the Multiple Listing Service (MLS) in the Daytona Beach Area Association of REALTORS®.  Here's the breakdown of the 692 active listings. OCEANSIDE INN, DAYTONA BEACH SHORES, FLORIDA Built in 1973 and completely remodeled in 2003. 4th condo-hotel developed by John Rainey, and so far his best. Used to be a 195-room Days Inn. Was shut down because of the unsafe balconies, and the owner, who ran it down to the ground, sold it to the developer cheap.
