Hi folks. I received a very interesting email today. Here it is:Bryant,I'm English, live in China, and have NO USA contact except I own an investment home in Davenport. Loan is 220k, worth maybe mid-100's. Do I walk (non-recourse…remember, I’m in China!) or short sell? Appreciate your advice..Interesting question to say the least. And honestly I’m not sure how to respond. His question brought up a whole bunch of new questions in my head.  What recourse would the lenders have on a foreign investor?  What about FIRPTA?  How would it affect his credit?   Is there any advantage at all for a Foreign owner to go through the Short Sale process. Loma Vista, one of the popular short term rental vacation home communities in Davenport, FL;  recently made its way into the news yesterday.  According to the ABC news story two twenty something Davenport, FL teachers were charged with possession of marijuana and hauled off to jail. . . the worst part is that the pot was first discovered on one of the students that attended that school.   Who does that?  I'm certainly not the type to judge other people but I'm a Mom and this is just ridiculous, if you want to smoke pot in your free time (and I'm certainly not saying you should!) then I think teaching is just not the profession for you!  Teachers are expected  to be role models to our children and at this point I don't know who would make a worse role model, these gals or Brittany Spear...

I never thought I would be sitting here on a Sunday evening writing a post about toilet water but I am and for good reason so please don't stop here. I recently sold a house in Legacy Park in Davenport (that was an absolute deal). As a closing gift to my clients I had the home cleaned for them prior to their move in (houses can get pretty funky when they sit for too long). When the cleaning service was cleaning the toilet they noticed something very odd about the water, they noticed that the water was very warm, we're talking bath water warm. They thought it was unusual for a toilet to be heated so they told me about it. My first thought was. . .
