Consumers who do not have the experience of selling hundreds of homes would not understand the difference between a licensed Realtor and a licensed Broker or a licensed real estate agent.   Brokers and licensed Realtors are governed by a STRICT Code of Ethics. They are required by the National Association of Realtors (NAR) to protect the public utilizing this code of ethics and are not allowed to cause the public undue harm.   A licensed real estate agent is governed by the Department of Business and Professional regulation, but not to the same standard as the NAR-Code of Ethics. There is a difference between NAR agents and licensed real estate agents.   A real estate agent is anyone who is licensed to advise the public on real estate issues. You should never take formal advice on real ...

These activities help your child build interactive skills that will stay with them for life.   This December, the Coral Springs Museum of Art is inviting all kids ages 6 and up to enjoy its art-filled programs during the winter break. Scientific studies have shown that art can improve your child's mood, intelligence level, and confidence. This confidence will also benefit your child later in life, during daily social interactions and even job interviews in the future.       You can enroll your kids in any of the creative sessions at The Studio at the Coral Springs Museum of Art. Why is It Best To Buy A Rental Property? One main reason why most people turn into buying a rental property because you typically can make money by doing so. Being an owner of a real estate investment like a rental property in Coral Springs, is the same as having a tangible asset that you can control. Why? Because everyone needs a place to lay down their head to rest.   There are two ways that a rental property can create money. One is through appreciation. Where the value of the property increases over time. The other one is through income generated, this is when the rent collected from the tenant exceeds the total expenses from mortgage payments, insurance, property taxes, as well as the maintenance and repairs.   This rental property in Coral Springs has a very large floor plan with ...

Where To Get That Money For Your Down Payment   Most families in the United States want to have their own house. This is the result of the study, conducted by the National Association of Realtors. According to NAR chief economist Lawrence Yun, “Affordability conditions remain favorable in much of the country, but consumers need access to safe and sound financing, particularly the 30-year, fixed-rate mortgage and with low down payment options for first-time buyers."  Looking for an affordable house for sale can be achieved through the help of real estate agents like the Great Florida Homes Team, however, the main player to close the deal is still “YOU”, your financial capacity and your ability to get a home loan is another part of the story. For first time home buyers, the first question...

Did Reverse Mortgages Become Less Attractive for Consumers? Depending on who you talk to, the opinion on the reverse mortgage changes will range from "horrible" to "the best thing that ever happened to the program." I stand somewhere in the middle. The financial assessment still has me weary about the future of the program, mainly, because it will bar a lot of potential consumers from the program. Not to mention, make the program less attractive for those who have been considering a reverse mortgage in the future. Do I think it's fair? No, but I also have to think about the FHA's position in all this. They are trying to keep the program alive for consumers who qualify, while making it safer as well. The FHA is hoping these changes prevent future borrowers from defaulting on their loans ...

Years ago I sold a five bedroom three bath home to a family with children and aging grandparents. As time marched on, kids moved out and the family size dwindled down so, I found this family, now a couple, their "downsized" villa. After a garage sale, ebay and Craigslist they got rid of most of their furniture they no longer needed. But there was still a little problem making things fit. Their dining room furniture still seemed a little bulky, even though it used to be perfect in the larger home. So, I suggested, for starters, taking off the top part of the hutch. You know, that part that usually has glass doors so you can display some of the china set. We took that down leaving the bottom half and it opened the room up. Then I told them to slant the table so it gave more room to walk a...
