I know for most of you, you are thinking Spring is approaching. The thing is here in South Florida and Florida in general it gets hot here and with summer right around the corner, most of us use our Air Conditioners. So here are some tips to use to get the most out of your cooling dollars!1. Clear all shrubs and other obstructions from around the A/C. It needs room to breath. Can overheat if not attended to.2. Keep all flters clean. We all know that we should change our filters on a monthly basis or if you are using those filters that you change every three months. But did you know if you have pets, that they need to change more often?3. Restricted airflow, inside and out, will decrease A/C effiency and increase you bill. So make sure nothing is in front of the vents.4. Use a digital The...

8 Tips to Guide for Your Home Search  1. Research before you look. Decide what features you most want to have in a home, what neighborhoods you prefer, and how much you'd be willing to spend each month for housing.  2. Be realistic. It's OK to be picky, but don't be unrealistic with your expectations. There's no such thing as a perfect home. Use your list of priorities as a guide to evaluate each property.3. Get your finances in order. Review your credit report and be sure you have enough money to cover your down payment and closing costs. Then, talk to a lender and get prequalified for a mortgage. This will save you the heartache later of falling in love with a house you can't afford.4. Don't ask too many people for opinions. It will drive you crazy. Select one or two people to turn ...

Yesterday I locked my keys in the car. I was meeting with clients and they were lost. So I step away from my car for a second to let her know what to look for.  A burst of wind came thur and slamped my car door shut. At the same time the alarm set with my keys and purse in the car. Arrrrrrr! My clients pulled up at that very moment. Can you just imagine how I felt. I am trying to call people I know to see how close they were, just my luck, no one close. I started to knock my head on the glass. How could I do such a stupid thing. Well a gentleman came over and asked if everything was ok. No, I locked my Keys in the car. He happened to be a Handyman and had a Slim Jim in his car. He worked on my car for nearly 45 minutes before another gentlemen came over. Now there are two guys with two s...

I was reading through a magenzine today about free software. I know we all love free software! I thought I'd give this one a shot. Its called Picnik.com. Its a photo editing software, much easier than photoshop. Quite fun to use. I am still learning this one out. But I gave it a try. I used one of my listing photos and edited it. What do you think. I know I need to work on its some more, but I thought it was fun. I will upload some family shots and see what I can come up with. You can upload the photos you have done to Flickr, Facebook, Photobucket and more. Its easy as one, two, and three. If you decide to give it a shot, post your picture in the comment section. Would love to see what you have done.  Jeannette Neerpat9000 Sheridan StreetSuite 90Pembroke Pines, Fl 33024Would you like a ...

should I mail in the keys?If you are experiencing a financial hardship and can't pay your mortgage payment, consider selling your home as a short sale where your lender will allow it to be sold for less money than you owe. Why would the lender allow me to do that, you might be asking?  Well, let's look at the big picture; Currently in Coral Springs Florida there are about 111 homes being sold as a short saleImagine if everyone of these homeowner chose to mail in their keys instead of trying to sell their homeThe lenders would go from being "lenders of money" to "Real Estate Owners" and Lenders do not want to own Real Estate here in Coral Springs, they want to lend money.Plus, in having homes that have been foreclosed, the lenders losses increase significantly from the cost of foreclosur...
