The Harder The Fall The Taller The Climb Markets hardest hit by foreclosures will show the biggest five-year increases in home appreciation. Realtor.com says Florida has more cities than any other state that show the strongest signs of a housing recovery. Market researcher CoreLogic said  that U.S. home prices rose 0.6 percent in March from February, the first month-over-month increase since July. This is the largest monthly increase in home values since January 2006, and it makes April the second month in a row in which home values climbed up.    Coral Springs Florida   Investors are driving much of the momentum, first-time and trade-up buyers will eventually follow. Good affordability and declining inventories are the key factors. Suitable mortgages are now at attractive rates. Meanw...

What's selling in Coral Springs? Look at this April 2012 Home Sales Market report  Coral Springs single family home sales stayed constant this month with 88 homes sold compared to March sales of 89 homes sold; reflecting stability. Continued bustling homes sales is always welcome when you're trying to sell your home in Coral Springs. Of these Coral Springs homes listed for sale below, Sellers who completed a short sale were over 28% which is above last months Short Sales of 25%. Another large drop of REO/Bank owned sales this month down to less than 8% which is another drop from last month's 12%. This continued pattern of Short Sales staying constant with REO's declining indicates that Banks are looking more favorable at Short Sales. This is a good thing for the neighborhood. Distresse...

Recycling in Coral Springs Did you know that you can put all of your recycling into one container and that you don't have to separate it? That's great!  Our family has more in our recycling bin than in our garbage bin.  I'm big on recycling. In fact, I need to order another recycling bin. If you need one, simply call Waste Management at 954-974-7500. What can you recyle? Check out the list below: A few things that I didn't know when I read over the list was that you can't recycle aluminum foil & pie plates, cereal, shoe, cookie, gift and pizza boxes. Why? I'll have to look into that to find out why - do you know why? If so, comment and let us know. Newspapers and Mixed Paper Newspapers, including inserts and advertisements Magazines, catalogs, phone books, office papers (including shre...

Coral Springs Contains Many Great School Districts   As far west on Sample Road as you can go in Coral Springs, there is a street called Sportsplex Drive. On that drive, there is an aquatic center with five pools, a shady dog park, an animal hospital for wildlife, an ice skating rink, a regional park and three A schools. Westchester Elementary has always been an A school for as far back as the eye can see. The middle school is on this same street as well, Sawgrass Springs. An A school as well, and has held that status going back a ways. And Coral Glades High School is an A school too! It's no wonder families flock to these nearby communities. There is the Westchester community across from the lake is made up of almost 300 homes. Then there is a gated communities of Eagle Lakes and Appl...

Prices Rising   In some parts of Coral Springs, the prices of homes for sale are rising. Experts watching the market are seeing the increase. The key factors are the low inventory and increase in buyers. Multiple offers are starting to come into play because there is just not enough houses out in the real estate market for buyers. The cash investors are snapping up the foreclosures before other buyers make the appointment to view them. The folks that short sold their property 3 and 4 years ago are back on the market because they are now eligible to purchase again. First time buyers and trade ups are also in the mix. Even though Broward County has more than it's fair share of “shadow inventory”, it's not being released all at once. Instead, it's just a steady steam of foreclosed homes ...

Officially opened tonight to a welcoming crowd!  Since Gold Coast Grill closed their doors recently, the regulars that met there had no place large enough to meet-up for a quick and casual - "HI! How Have You Been?" A lively and colorful atmosphere with comfortable hi-top and bar counter seating as well as indoor and outdoor dining. The surfer motif screams FUN and COMFORTABLE through out the place.  A looped video plays on multiple screens of the AMAZING AGILITY of surfers.  Leaves you feeling like you want to try it too!  (Thank goodness I am smart enough to know, this is one feat, beyond my abilities ;-) An abundance of very friendly staff!  Normal names to identify the restrooms.  I was expecting, WAHOO or MAHI and then worried how I would figure out which one was me? Warm and comfo...

Coral Springs Home Sales Market Report for March 2012 - what's selling in your neighborhood? Coral Springs single family home sales Increased this month by over 66% to 89 homes sold - WOW - we love seeing a bustling homes sales market when you're trying to sell your home. Of these Coral Springs homes listed for sale below, Sellers who completed a short sale were at almost 25% which is below last months Short Sales of 32%. We did see a large drop of REO/Bank owned sales down to less than 12% which is a large decrease from last month's 22%. The pattern of up and down is hard to predict the Bank's strategy. Maybe they will consider Short Sales as a better alternative. Time will tell as we see how we go through summer into the fall. This month has concluded in an overall drop in Distressed...
