New Construction Market As A Whole The new construction market in Coral Gables has been slow in terms of closed sales and new properties coming on the market.  Out of the 290 homes to sell this year only 5 of them were new construction.   The $1,000,000 - $2,000,000 New Construction Market The segment of new construction homes that tends to be the most active are those priced between $1,000,000 and $2,000,000.    Of the 5 closed sales mentioned above, 4 of them were priced between $1,000,000 and $2,000,000. There is a little known wonderful happening in Coral Gables the first Friday of every month. It's known as "First Friday Art Walk". It's an art walk centered around Coral Gables downtown, with all the galleries between Miracle Mile and Ponce de Leon Rd. There have been two closed sales since my last Cocoplum Market Update.  The first is located on Los Pinos Boulevard in the southern section of Cocoplum (non-waterfront).  This beautiful home came on the market back in January at an asking price of $6,250,000.  The owners just sold it for $4,500,000 which makes it the highest sale in Cocoplum all year.  The second home to sell in Cocoplum since my last market update is located at 286 Costanera Road.  The owners purchased the house in 2008 for $2,125,000 and sold it for $1,650,000 last month.  As I tell my clients, luxury real estate is at an all time low.  It is evident that homes in Cocoplum have not escaped the downturn.
