The Beauty of a Fountain in Miami, Floridaand another reason why I love Miami! These flowers were just too pretty not to share. They are from a charming fountain at the Kampong in Coconut Grove, Miami, Florida. I wish I knew the names of each of these flowers. Perhaps someone does?        The Kampong is sometimes referred to as South Florida's Secret Garden. It is a registered historic site and one of the five gardens and five preserves of NTBG (National Tropical Preserve Garden). Nestled within the old section of Coconut Grove on Biscayne Bay, the Kampong is an eleven-acre botanical garden replete with exotic plantings from Southeast Asia, Central and South America, the Caribbean and other tropical locations. The gardens as well as the structures and various garden sculptures of the Ka...

Townhomes are always harder to find in Miami because there is not enough inventory and prices are constantly going up, especially if your budget is under $600,000. We found that Coconut Grove has great townhomes, probably more than most areas in Miami, plus they are reasonably priced.Easier to maintain than a single-family home but more space than a traditional condo, Miami townhomes are a great option for many of our buyers. Here is the complete list of townhomes in Coconut Grove that are currently available under $600,000!(Keep in mind properties priced well sell fast, so there may be less if a property is sold or off the market.)We also have pocket listings from time to time (a pocket listing means one that has not been advertised on the MLS or any other websites) and we can add you t...

This is La Brisa, an historic estate in Coconut Grove that comes with some pretty mind-blowing superlatives, and it just hit the market for $65 million, more than any property in Miami-Dade County.  The property itself is a 6.9 acre waterfront lot in Coconut Grove that was originally platted in 1886 for Kirk Munroe, one of the pioneers of Miami, and amazingly it hasn't been subdivided since. Stories about about the land (and the equally fantastic house that sits on it) abound, including this doozy: Apparently the orange blossoms that Julia Tuttle sent to Henry Flagler to convince him to extend his railroad to Miami came from this land. The Munroes sold the property in 1920 to a Pittsburgh Lawyer named John B. Semple, who built the current house, which has 13,803 square feet of i...

Miami real estate is on fire, particularly in the luxury home market.  We are seeing an influx of wealthy buyers who are looking for a secure and private property as a primary residence or vacation home.   The Moorings in Coconut Grove is one of the most sought after gated communities in Miami and is perfect for any discerning buyer.  There have already been 3 closed homes in The Moorings so far in 2014 totalling over $5,000,000 worth of real estate.   There are currently 3 properties listed for sale in The Moorings including my listing at 3431 North Moorings Way.  This spectacular Mediterranean estate offers ultimate character and luxury.  Timeless "Old World" architecture can be found throughout the home which has been comleted with the finest of finishes.  The home offers 5 bedrooms...

The Museum of Science holds a special place in my heart.  Located just off of South Bayshore Road in North Coconut Grove, I have been going there since I was a kid.  Now that I have children of my own we always take our kids to see the latest exhibit. In the name of progress, the museum is being located to a 40 acre waterfront site on Biscayne Bay.  Once built, it will be a powerful scientific and educational resource for our community, and I am very much looking forward it. But many people were wondering what was going to happen to the old museum once they move into their new location.   Thankfully, the land is being kept away from developers.  Instead, ownership will revert back to the neighboring Vizcaya Museum and Gardens who intend to put the site back to its original use of farml...

The gated community of Camp Biscayne is located just steps from the quaint cafes and charming shops of downtown Coconut Grove.  Many people don't know that behind the rustic guard gated entrance lies one of Miami's most exclusive gated communities and ultra-luxury homes.   The rich and famous such as Alexander Graham Bell and the Rockefellar family would travel to this waterfront community known as Camp Biscayne to escape the cold winters of the north.  Homes typically don't come on the market very often in Camp Biscayne, however, there has been quite a bit of turnover over the past few months.  First, I sold 3506 Main Lodge Drive which was featured on The Huffington Post for $2,200,000 and I also sold 3130 Munroe Drive (a 1 bedroom home) for $1,020,000.  There are currently two proper...

If you drive around Coconut Grove you no doubt have noticed all of the residential construction.  It is great news that developers and builders have so much confidence in our market here.  The common theme among these new projects is that the builders purchased dividable lots and are building 3-4 similar homes on each site.  Most of the homes tend to be modern architecture which is in high demand right now.  Just yesterday the pre-construction homes located at 1621 South Bayshore Drive and 1619 South Bayshore Drive hit the market with $2,000,000+ price tags.  These homes offer more than 5,000 square feet of living area on 9,000 square foot lots.  They offer all of the bells and whistles that you would expect in a new home - chef's kitchen, pool, lush landscaping, 2 car garage, surround...

A parent's search for the right school can be daunting and overwhelming.  Many people are surprised to find out that Coconut Grove is home to some of the best schools in the county. Not only are they recognized for their academic excellence, but they are located right in the heart of the Grove and some even date back to the 1800's. For example, Ransom Everglades was founded in 1896 by Paul C. Ransom.  He brought students from an eastern preparatory school to Coconut Grove for a winter term study and outdoor life.  In 1903 he turned it into the Adirondack-Florida school where children would spend the spring in the Aidrondacks and the winter in Coconut Grove.  The school closed from 1942-1947 during World War II and in 1949 it was given the new name of Ransom in honor of the founder. The first sale of the year has come across the wire in Coconut Grove.  The listing located at 3632 Stewart Avenue has closed for a price of $2,650,000 (listed by Avatar).  At $521.00/sq. ft., this home is part of a trend we are seeing in Coconut Grove of rising home values.  The average "sale price per square foot" in Coconut Grove during 2013 hovered around $360.00/sq. ft..  We saw the highest increase in values for homes under $1,000,000. Stewart Avenue is located in the gated community of Entrada Estates.  This is one of just two sales during 2013 in Entrada Estates.  The other was located at 3600 Stewart Avenue and was an unapproved short sale which closed for $1,130,000.  That home has been completely remodeled and is back on the market for $2,100,000.  I am a Coconut Grove real e...

There are many hidden streets in Coconut Grove that even long-time residents don't know about.  With just 21 homes nestled along a winding road, Lennox Drive is one of Coconut Grove's best kept secrets.  Lennox Drive has a great selection of charming cottages and stunning estates.  Being a Grove native and a longtime Realtor here, I have toured just about every home on the street and can say that each one exudes tons of character - even the newer construction homes on the street have been done in a very understated and charming way.  I have sold several homes on Lennox Drive and currently have one that is waiting to close on the street.  I know from my past and current sales that buyers will pay higher prices to be on Lennox Drive.  As the saying goes, location-location-location!! If y...

The King Mango Strut parade in Coconut Grove began in the 1980's by Glenn Terry and Bill Dobson.  It always occurs on the last Sunday of every year and rolls right down the center of Coconut Grove's downtown village.  The parade has become infamous for its parodies of major political figures, celebrities and events.  This year some of the people and topics covered were Florida's Govenor Rick Scott, The Duck Dynasty, Miley Cyrus, "Selfies" and "Hashtags".  Coconut Grove is the perfect backdrop for the Strut given the plethora of interesting personalities and characters we have here in town.  In case you missed it, you can read a recap of the parade here. Riley Smith is a Coconut Grove real estate specialist.  If you are interested in buying or selling in the Coconut Grove area, please d...

Coconut Grove offers the ultimate South Miami lifestyle with something for everyone including great restaurants, unique shopping experiences, an amazing waterfront, local farmer’s markets, family and pet friendly parks and more! But Coconut Grove residents are understandably concerned about contaminated soil found at several city parks including Blanche Park.   In September it was discovered that soil at Blanche Park, 3045 Shipping Ave., was tested as part of a wider study into contamination from an old Miami incinerator and showed that the soil had lead, arsenic and other toxic substances at levels that exceed what is allowed by the county.   The City of Miami has started cleanup by digging up the contaminated soil, putting in clean soil and laying down asphalt. The County’s Environmen...

Contemporary homes for sale in Coconut Grove have become one of the latest hot trends.  For years and years, Mediterranean style homes were the most popular properties that buyers were looking for but we’ve seen that trend shift to more requests for modern and contemporary style homes. Contemporary homes for sale like 3695 Stewart Ave in the prestigious, gated community of Entrada Estates which is a private community that shares inlet with docks and has a tennis court.  The property captures Florida’s architectural legacy drawing on everything from the work of contemporary Miccosukee Indian craftsmen to indigenous folk art.  It’s been totally updated including new stainless steel appliances, a new roof, custom  solid wood cabinetry and vanities and impact glass.   There is also a modern...

The Coconut Grove gated community I get asked about most frequently is The Cloisters.  Being that it sits directly across from the popular Greenstreet and Lulu Cafe, it is one of the more visible gated communities in the Grove.  Everyone wants to know what is behind those majestic gates!  The Cloisters is a guard-gated private community of 41 Mediterranean style villas.  Each villa is 4 levels, and some owners have built out the bottom floor to be a basement area for storage or additional living space.  Each unit has a 2 car garage, elevator, rooftop sundeck and approximately 5,000 square feet of living area. As you can see from the photo below, the community is situated direclty along Biscayne Bay. With the downtown village just steps from your front door, The Cloisters is the most "w...

These days it seems that the media would rather talk about the rising home prices than the fact that the number of foreclosures is still double what they averaged between 2000 and 2006 (source: Wall Street Journal).  Here in Coconut Grove, we have never had the rash of foreclosures that other parts of the country experienced.  In fact, for the past few years there have been just 5 to 15 single family home foreclosures sold each year. In 2013, there were 6 single family homes in North and South Coconut Grove combined.  These homes ranged from $605,000 to $1,450,000.  Because it is such a small sample size, you cannot look at the "average sale price per square foot" to give you an indication of whether they are selling above or below value.  Instead, you would have to perform an individu...
