Did you know...condos and townhouses are similar but different? Are you not sure what the difference is between a condo and a townhouses? That's not surprising since they are similar, but different. Here are some of the most common differences. Condos and townhouses are both attached homes so at least one wall is shared by two units.   A townhouse does not have any units above or below, only on the sides and most have two floors but some have three floors.  Condos are usually all on one floor (single story) and there are units above, below and next to the unit (similar to an apartment building).   The ownership rights of the owner is a major difference.  Condo owners’ rights extend only to the walls of the unit, but townhouse owners usually also have rights to the land.  Condos are gove...

Did you know...there is a difference between a COA and HOA? People often use the term "HOA" (short for Homeowner's Association) as a generic term when referring to condos, townhouses and some single family homes but that is technically not correct. A COA (or Condominium Owners' Association) applies only to condominiums. A Condo Association is governed by its “Docs” (or “documents”) which usually include the Declaration of Condominium, By-Laws and (sometimes) Rules and Regulations. The “docs” usually spell out the procedure for electing the Board of Directors (BOD) and their duties, among other things. The Board is elected by the unit owners in the complex and it is the Board's responsibility to maintain the complex and its common areas.  Some items that may be handled by the Association...

Cocoa Beach is my home…I live here and I like it.It’s been nearly 30 years since we moved to Cocoa Beach and I can’t imagine myself living anywhere else! Cocoa Beach is a small town but it has a lot to offer which is why locals refer to Cocoa Beach as the greatest little city in the world. Cocoa Beach is home for approximately 12,000 locals. It is a popular vacation spot, a relaxing day at the beach for mainlanders, a great surfing location and “home away from home” for our snowbirds. You can choose your view and some residents opt for direct ocean, others live riverfront and many others prefer live on a canal. It all comes down to personal preference…you really can’t go wrong regardless of what view you choose!Cocoa Beach is located in East Central Florida, nearly due east of Orlando w...

Jazzy's Mainly Lobster and Seafood  is one of the benefits of living so close to the ocean. Their availability of fresh fish and seafood is awesome.Located in Cocoa Beach, Jazzy's Mainly Lobster and Seafood  is a great, super laid back and casual place to go and enjoy the bounties of the Atlantic ocean. On the menu at Jazzy's Mainly Lobster and Seafood  you can find grouper, mahi mahi, tuna, haddock, shrimp, clams, scallops, crab, crab cakes, lobster and...lobster rolls! Ahhhh, the lovely lobster rolls...The lobster rolls at Jazzy's are awesome! They start with Maine Lobster and put very little else into the inside. The roll is a New England styled hot dog bun (didn't really know that there was a difference, but ok...) that is buttered and toasted on their flat top grill. It is served w...

If you are in the mood for a delicious gyros sandwich, then I suggest that you work your way to Pita Paradise. Located at 225 W Cocoa Beach Causeway in Cocoa Beach, Pita Paradise  is a recently opened eatery on the northwest corner of SR 520 and Highway A1a. Pita Paradise  is owned and operated by two gentlemen, one Greek and one Lebanese. Having lived in Greece for two years, I can attest to the fact that the gyros sandwich was spot on spectacular! Pita bread is very often a difficult thing to get right with restaurants here in the states. The pita bread at Pita Paradise  was perfect. Thick, soft and warm, it was filled with perfectly cooked gyros meat. The tomatoes on the sandwich were ripe and sweet and the tzataiki sauce was creamy, tasty and plentiful. I can honestly say that the g...

Painter in Cocoa Beach  On this Cocoa Beach, Florida exterior repaint we repaired several staircase stucco cracks and a buckled stucco area.    Water had gotten behind the decorative stucco piece causing water damage and it also rusted out the wire lathe at the front entrance of this South facing 10 year old Cocoa Beach home. Which ultimately caused the stucco to buckle and fail in that area.   The whole house also had chalky and faded paint that we had to deal with by priming all of the surfaces to be painted first, before we could start the exterior house painting.   1) We first pressure washed all of the exterior surfaces to be painted on this stucco home.    2) Then repaired several buckled stucco areas and staircase stucco cracks.    3) Next we spot primed the repaired stucco areas...

I had lunch recently at Brano’s Italian Grill in Cocoa Beach.  Located at 3680 N. Atlantic Ave, Brano’s Italian Grill is centrally located in Cocoa Beach just south of the 520 Causeway which is also just south of the famous Ron Jon’s Surf Shop.  There are a lot of Italian restaurants on the Space Coast, and I do think that  Brano’s Italian Grill is one of the better ones!  When we sat down we were served hot buttery rolls that were perfect with a little grated Parmesan cheese on the side. I had the Eggplant Parmigiana and I was impressed!  I was served two large pieces of eggplant cooked perfectly with a nice side of pasta.  Soup or salad added to any lunch entre is an extra $1.75. Our waiter was fabulous.  He knew the menu inside out and was helpful with us making our selections. To s...
