Condo and townhome median sale prices have risen 26.2% in only one year here in Pinellas County Florida! While the actual number of units sold in March 2013 was almost the same as what sold in March 2012 (511 this year vs 501 last year) it is the median sale price that has taken off! A 26.2% increase in median sale price over a year ago is indeed something to take notice of! The Gulf Beaches here in Pinellas County are sought after by all who come to the area and with figures like this, I think we can accurately say that the best is yet to come! It seems that the local real estate market is rebounding and that is excellent information for all who are in any way associated with real estate. I was recently ask if the massive amount of short sales in condos and townhomes here in Pinellas County Florida is a thing of the past. Pinellas County Florida covers St Petersburg, Clearwater and all of the towns in between all the way up to and including Tarpon Springs. During March of 2012 there were 101 closings that involved condo or townhome short sales with a median sales price of $65,000. Let us speed forward one year to March 2013 and we find that there were only 52 closings that involved condo or townhome short sales! That is a reduction of 48.5%! In addition to that, the median sale price last month in that category was $71,050 which is a gain of 9.3%!  With information like that, I would say the days of getting those short sales bargins are pretty much a thing of the past! Indeed, there is nothing like boating on Florida's Gulf Coast and this pelican is a sign that he knows where the fish handouts are going to be. We put in down in Clearwater yesterday afternoon and the pelicans were there, waiting for handouts from the numerous fisherman that return with fish to clean at the dock. These intelligent birds know where 'living is easy'!   04/17/2013

If I was young again, I think I would like to work for our Border Patrol! Imagine being out in a boat like this one all day long, checking on other boats and protecting the nation. Naturally, shooting drug traffickers and having them shoot back at me would not be so great but maybe being out in this fantastic boat all day long and getting paid for it would be compensation, along with knowing I was keeping drugs out of our country. I love seeing these boats when we are out fishing. Yes, we went out yesterday afternoon and did not get back until late. Seeing our Border Patrol while out is like icing on a cake! I really love seeing these boats out on our waters and they are always patrolling our intercoastal waterways.   04/16/2013
