After a string of weeks with better-than-average activity, things finally came to a halt this week and we had the slowest week in real estate we've seen in some time. No closings, only one new contract, a measly two new listings, but an impressive fifteen price changes.  Our inventory took a nice dip, down seven from last week falling below 400 again to 398, but I suspect that's a result of listings expiring on the last day of the month, many of which will likely renew sending us back up over 400+ by next week. But as of today our MLS has 155 homes and 243 lots listed for sale between Cape San Blas, Indian Pass and the C-30 Corridor.  With only nine sales in the month of July, thats over a 3 1/2 year inventory we're looking at. It's been another busy week around the Cape with lots of people in to look at property. I did manage to sneak away for a few hours, though, and get in some much needed kayaking and fishing on Thursday. Good to be reminded of why we live here. Apparently a few folks decided they want to be here as well, as we had two sales and two new contracts this week. Our inventory nudged down by two ending the week with a total of 405 active MLS listings in the Cape San Blas, Indian Pass and C-30 market, with 157 homes and 248 lots for sale. Only three new listings, but thirteen new price tags. Both of our sales this week were houses on the Cape, one a gulf front duplex and the other an interior single family home.   We had a water-logged start to the week with heavy rain all day Monday, Tuesday and the better part of Wednesday, but the rain apparently wasn't enough to dampen buyers' appetites for real estate as we managed to have a respectable showing, with one closing and four new contracts. I was sorry to see our inventory jump right back up to 409, where it had been hovering; seems our dip below 400 to 398 last week was brought back up by sellers renewing a slew of listings which had expired at the end of June.  Anyway, we end the week with 163 homes and 246 lots listed in the MLS in the Cape San Blas, Indian Pass and C-30 Corridor market.  In other activity, we add eight new listings, and have ten new price tags. Now that we've finished with roll call, let's see what folks were interested in....

  Our brisk pace continued this week with buyers stepping up to the plate and writing offers, and we also started to see some  making it to closing. Overall a very good week, with three closings, two more contracts, only three new listings, and six price changes. Even our inventory returned to trending in the right direction as we end the week with 404 active MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market, down 4 from last week, with 160 homes and 244 lots. Our three closings offer a little bit of everything, with a town house and single family home on the Cape, and a gulf front lot at Indian Pass.   The only thing hotter than the weather here this week has been real estate as we have another record-breaking week for sales activity (record breaking for the nearly 2 years I've been writing this blog, that is), with two closings and seven new contracts.  We also have fifteen new properties entering the market, twenty-three price changes, and eight expired unsold. A quiet week at Barrier Dunes with the only action being gulf front unit #172 at 138 Sabal Circle coming back on the market after being under contract subject to contingencies which apparently didn't work out. I wasn't involved in this transaction so I'm not sure what the contingencies were but my guess would be probably financing.       It is one of only two gulf front units currently available at this popular vacation community, and at just $449,900 this 3-bedroom, 3 1/2 bath, 1845 square foot townhouse is very attractively priced. Hot! Hot! Hot! I'm talking about both the weather and our real estate market this week. The trend of the past couple weeks continues with lots of buyer interest returning. Our inventory is starting to reflect that as well, ending the week down ten from last week, with 401 active MLS listings in the Cape San Blas, Indian Pass, and C-30 Corridor market; 161 homes (down five) and 240 lots (also down five). We had one closing, four new contracts, only three new listings, a whopping eighteen price changes, and seventeen expired unsold. Our solo sale was this handsome 3-bedroom, 3-bath, 2,052 square foot gulf view home on Cape San Blas, about a quarter mile north of Scallop Cove. Each Friday I will update the following graphic to give you a glimpse of what's available where and for how much. Summer arrived right on time after a rain-soaked and windy Memorial Day weekend. The weather ever since has been sunny and hot and happily so is local real estate. No change in our inventory of active MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market since last week, holding steady at 412, with 161 homes and 252 lots. No closings, but we do have three new contracts, along with nine new listings, eight new price tags, and six expired unsold. Our three new contracts are all on the Cape, two homes and one lot. The question I'm hearing from nearly everyone I come in contact with lately is, "Well, is anything selling?" and I tell them absolutely, things are picking up again noticeably, as evidenced by the fact that this is the second week in a row we've had four new contracts.  In other activity we added only four new listings, nine price changes, two properties were withdrawn, and eleven expired unsold. There were no closings. After all that, we end the week with three fewer active listings in our MLS inventory for Cape San Blas, Indian Pass and the C-30 Corridor, coming in at 412, with 159 homes and 253 lots. Good News! The MLS Links Gremlin is gone. Turns out it was an Internet Explorer 8 issue so I uninstalled IE8, and everything's working much better, including my computer in general. My good deed for the week is to caution you against installing this system nightmare on your computer. Stick with IE7. OK - enough tech talk. This I hated to see. Gracie O'Malley's, a restaurant and full-service bar in Simmons Bayou open less than a year, showed up in the MLS for sale after posting a closed sign on the marquee earlier in the week.  This place has unbelievable views overlooking the bay from its more than 300 square feet of quality decks off the dining area. The owner, Doc McKay, who has also owned and run the Tradin' Post out on the Cape since the '80s, pulled out all the stops when he built this and it was a lovely place to relax after work, especially just now as the weather's warming up a bit and the days are getting longer. The food was great, too, with the chef team in the kitchen from Beachcombers days, Mark and Bill. The seafood platter was easily enough for two, and their she crab soup was reason enoug...

Unfortunately, the MLS links gremlin is back - the work-around solution I had figured out last week is no longer working. I think it may be an Internet Explorer 8 issue. I apologize for the inconvenience; it will let me email links but not post them online. Go figure. Local real estate is moving again as shoppers return; I showed more property in April than I have in the previous six months.  Although our inventory remains basically unchanged at 410 (158 homes and 252 lots), up only one from for last week, we had two sales and two new contracts, along with thirteen new listings and nine price changes in the active MLS listings for Cape San Blas, Indian Pass and the C-30 Corridor. Another busy, busy real estate week and I have to admit I'm liking this new tempo a lot. No real change in our inventory, down just one, with a total of 419 MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market, with 159 homes and 260 lots. Plenty of activity, with two closings, three new contracts, six new listings and eleven price changes. I wrote most of this morning's post Friday afternoon to make sure I could get it out on time - I don't want to go three weeks in a row posting it past noon on Saturday, but I'm showing property again today starting at 11:30 which is a very good thing.  My goal is to try to have this weekly review posted by noon each Saturday but it doesn't always work out that way. I have a great excuse today, though, for checking in late as I have been showing property which is always a good thing. Interest is definitely picking up again as I and a lot of my colleagues have been showing a lot of property lately so that's a great sign.  Another good sign?  What a windy, weather filled week we've had around here this past week. The wind is still howling this morning and we're in for lots more rain today, on top of the 3 1/2 inches we had on Thursday and Friday. Too bad as Tyndall Air Force Base had to postpone the Blue Angels Air Show scheduled for today which I was really looking forward to. Looking at the radar I don't think anyone's going to be flying in this area today so they'll probably end up cancelling.  The weather apparently put a damper on sales, too,  as nobody went to closing this week, but at least we managed to come up with one new contract.  Lots of activity around the Cape this week as spring arrives and with it kids on break from school. Average activity in real estate, with bargain hunters continuing to roam the area sniffing for killer deals. We ended up this week with one sale, one new contract, ten new listings, twelve new price tags, and 13 expired unsold. Magically, with all these numbers, our inventory remains unchanged from last week at an even 390 active MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market, with 150 homes and 340 lots. Our solo sale of the week is this gulf first tier 4-bedroom, 3 1/2-bath, 2,097 square foot home located just outside the state park. According to the tax rolls, the seller paid $755,000 for it in November 2004. The county has it assessed at $395,930; list price ...

Spring has arrived here on the Cape just in time for Spring Break, and the weather has been absolutely gorgeous all week with foggy mornings clearing into warm sunny days up in the 70s then into the 60s at night.  There's even a glimmer of sunshine in the real estate market, with one sale and three new contracts.
