Click here Search Cape Coral Homes  History of Cape Coral, Florida The Seminole Indians first settled the land that was later to be known as Cape Coral.  In 1872, the U.S. Government opened the land along the banks of the Caloosahatchee River and across from Fort Myers to homesteading.  John Powell and his family were the first white settles to move to the area, which at that time was known as New Prospect.  Powell and the other homesteaders fished, hunted, farmed and raised livestock.  In addition, theses pioneers traded with Key West by schooner.  Throughout the decades, the area remained the same, a handful of settlers working the land for a living.  It was a hard life and settlers came and went, with only a few residing for more than a few years. Then, in 1957, two brothers, Leonard...

It has always been said "Everything Goes In Cycles" I remember in 2003 to 2005  there was a dramatic  demand for real estate in www.capecoral.net Showing homes there was always not one but at-least three agents in every driveway waiting to show a home before you even pull up in the driveway to show the home here in southwest Florida. Home Buyers then where forced to make quick decisions, compromises and sometimes had to pay higher than the asking price, to get a acceptable home in ...

Joe Kendall Realtor with Sandals Realty 239-560-0726 writes, the real estate market in southwest Florida has changed over the last 12 months. It is important your homes looks and shows in show case presentation ! To get it sold you need to do everything right and if you are a animal lover like myself you need to do the extra worked required to avoid possible pitfalls.  The home buyer can be intimiddated by a unwelcome jumping, biting and barking dog. I suggest having a friend watch the dog at their house when you have a showing. Leaving them in a kennel is not eliminating the possible smells, odors and signs go with visual contact a buyer has when seeing a pet. Make the kitty litter boxes go away! We can't sell it, if we can smell it! Also put away food and water b...

Cape Coral Florida a boaters paradise written by Joe Kendall Broker Associate " Waterfront Specialist" with Right Choice Realty writes, I was talking to a client of mine the other day, he came over to my home and he asked me this question? Why are the homes on the 80 foot canal just off the river, cost almost as much as home located on a 100 foot canal? I explained, it's just like anything else it is always in the eyes of the buyer, and what they perceive in value and in needs or requirements in a home.  If the buyer is a boater, he or she may feel it is better to be in the 100 ft wide canal, Then in the river for just the simple fact of docking your boat. (Being an avid boater myself, I know some days it is a real challenge in docking your boat if you live on the river!) A buye...

The Average medium price for home in Lee County Florida is at $235,000. Down 44% from January 2006!  I expressed the fact that I personally feel we have hit bottom in a lot of different classifications.  Here is why. I have talked to several title companies, they advise me that a few large land transactions are currently under contracts. One is for a little over 60 lots, from small to medium investor groups. When you see this happening, it tells you investors are getting back into the market from over a year watching the market drop. The construction costs have dropped here in southwest Florida as well, talking to some local builder's I have worked together with over the last couple years.  The price of a new construction home 3bed, 2bath, 2car garage home, Built by some of the better ...
