Cape Coral Real Estate - SOLD | Cape Coral Short Sale Today we closed on another short sale here in Cape Coral, Florida. This was a beautiful new home on a gulf access canal. The home has 4 bedrooms, 3 bathrooms, a 3 car garage and an inground pool. The previous owner had built the home and had a mortgage of $808,000 on the home. We listed the home for sale at market value and made price reductions as necessary for today's market.  We received an offer on May 6, 2008. The seller signed off on the offer on May 9, 2008. The bank (seller's lender) approved the short sale on June 5, 2008. The buyers were paying with cash so they were able to have their home inspection shortly thereafter and we were able to close today, June 12, 2008. The boat lift in NW Cape Coral is currently being removed. This WILL give boaters a more direct access to the gulf of mexico. It was already gulf access. Now, for the time being, it is just easier and quicker to get out to open water. They are conducting an environmental study for at least a year to see how this effects everything. Then they may or may not put up another lift or something else. So question, do I think this can help home sales in the area? Of course. I think if buyers see how their access just became better it will make them like that area more. Of course, this may or may not be forever. Things can change. Things can change anytime. For anything. At the present time and without my crystal ball I cannot say if the lift will be rebuilt. They don't seem to know yet either. ...

I have recently been speaking with many Baby Boomers and I almost forgot that I am one of them!  Yes I am at the tail end of the Boomer generation but I am considered a Baby Boomer! When I got to thinking about what it means to be a Boomer I started to realize some of the changes that have been taking place in my life! Having turned 50 just a few years ago I quickly found out that I needed longer arms to read the newspaper! I never realized how cold the bathroom floor was in the middle of the night! We are ready for another big weekend with buyers coming into town from all over the country! After 22 years together I think she has finally gotten through to me! I now look at things very different than I did before and I try to put a positive spin on everything! I have been reading post after post on the frustration of short sales! And yes I agree they are not easy and very frustrating at times! Once again I was reminded last week of what a wonderful career I have chosen! Business is booming and agents are busier than they have been in years! I just want to keep everyone informed of what is really happening in our little corner of the world, Cape Coral and Ft. Myers! This "dead" real estate market that everyone is telling you about, must have been kept secret from the agents in our office! Why? Well this week, a historically slow week, has been awesome. We processed 10 commission checks this week for 10 different agents! The largest of which was $27,000 and that was just for the buyers side! That is a pretty good year for a lot of agents and considering he is on a 95% split I know he is extremely happy, but he does those deals a few times a year!
