I really feel that anyone interested in buying waterfront homes in Cape Coral, Fl.  should do so now.  I think we are at the bottom now.  There are so many great deals for buyers now.   Homes that were at $1,000,000 are now at $699,000.  I am showing six of them on Wednesday.   Living in Cape Coral, Fl.  is like being on vacation, step out your back sliders to the dock and hop into your boat for a little sea cruise.  My husband and I have a hard time trying to figure out where to go for vacation.  We have everything we need right here, warm weather, blue skies, pool, boat parked in the canal in our back yard.  We are from Indiana orginally, We laugh now that we used to drive 1200 miles non-stop so that we could enjoy a week in the sun.  We totally feel blessed to be living the life th...

Cape Coral real estate, not selling?                HA HA. I just did a comparison for Single Family home sales for the first quarter of 2007 vs. the first quarter of 2008. I didn't address condos or vacant land. Just Single Family Homes in Cape Coral. (Read this or just go look at the pictures if you are visual)Here's what I found:NO, none, zip, zero homes sold in Cape Coral from Jan 1, 2007-March 30, 2007 Under $100,000!!!!Guess what though? That same time frame in 2008 we had 42 single family homes sell for under $100,000 - that is GREAT news for first time home buyers and investors. One actually sold for as low as $42,000 - seriously, I couldn't believe it either. It needed some work but STILL - WOW!               In this first quarter of 2007, MOST (70%) of the sales were in the $2...

American's appetite for big homes and over-sized furniture appears to be shrinking.New-home buyers began asking builder KB Home for smaller floor plans right after the collapse in subprime lending last year, says CEO Jeffrey Mezger. The demand for a huge, high-ceilinged great room is giving way to the desire for special-purpose rooms, including media rooms and home offices, says a spokesman for luxury specialist Pulte Homes. In three of its four new sofa collections, Younger Furniture is offering "apartment size" sofas, which are about 10 inches shorter than full-sized ones. Citing a trend toward smaller homes, Rowe Fine Furniture says it expects its Mini Mod line will account for a quarter of its collection this fall."They're finally getting it," says Jodi FitzGerald, owner of Door Store...

Cape Coral Boat Lift - GONE? Well, it sort of already IS. The boat lift at the Ceitus Boat Lift is currently compromised. Boats have been able to drive around the lift for some time now. There are plans to either rebuild the lift or possibly completely remove it. Of course, there are environmental & monetary issues to contend with. If the boat lift was removed in the NW Cape Coral canal system I envision gulf access properties dramatically increasing in value. You can read the newest information at the news-press.com here. As always, if you, or anyone you know, has a real estate need don’t keep me a secret. I’m never too busy for you or your referrals.

Two things caught my eye this week.  First of all, my buyers lost the first three offers they made to multiple offer situations.  Then we wised up and started bidding higher than list with our all-cash offers.  Now we are batting about .500 !  True, we are bottom-feeding, but I am amazed at the number of others who are also bottom-feeding.  Seems like bank-owned properties are attracting five to seven good offers, where a short time ago, that was not happening.  I also notice that many of the very low-priced homes on the MLS are disappearing, even the ones that need significant work.  Fixer-Uppers are in high demand.  This market is beginning to feel different!Second thing I noticed, was that in the MLS today I saw 38 price increases in Cape coral Real Estate!  Now tell me that is not d...

Your Florida home buyers and willing, ready, qualified but you are facing one monster challenge: a large inventory. In Lee County  Southwest Florida as in many parts of the country the inventory is so large that no matter how many "deals" you show, your buyers still think, with good reason that there may be another better deal around the corner.   Fort Myers In Fort Myers/ Cape Coral you may have 120 homes that may fulfill the requirements or preferences of your buyers. We all know the following to narrow down the search but it does not hurt to revise them: square footage: after you have shown a few properties as them what they think of the size. What size home are they living in at the present and is that to large or just right for them?           Pine Island, Bo...

It's another Beautiful Day in Cape coral, Florida.   We do have one little issue, though, that needs some attention......POTHOLES!   During all of the frantic construction activity earlier this decade, many of our streets were badly damaged by the big trucks hauling dirt in to "build-up" home sites, especially in the areas North of Pine Island Road, where the streets were not very well based to start with.  Forty or fifty loads to a site meant a lot of trips and a lot of potholes.  Now the city is working hard to catch up on the repairs. If you know of a pot-holed street that needs some attention, let's tell the city about it!  I have found them to be very responsive to reasonable requests, so let's talk to them!  I decided to List My Home in January and I'm glad to say that the city has...

You can have access to the Gulf of Mexico from your own backyard!Cape Coral Florida, with more canals than Venice Italy, offers boaters unlimited boating opportunities with unsurpassed convenience. Nestled between the barrier Islands of S.W. Florida, and by the Caloosahatchee river, Cape Coral is surrounded on 3 sides by water, and located near Sanibel, Captiva and Boca Grande Islands.Should your boating adventure take you exploring the white sand and shell filled beaches of the local islands, out into the Gulf of Mexico, or up the river to Lake Okeechobee and across to the East Coast, the boating adventures are endless. And the best part is they can all start from your own backyard!Cape Coral, Florida....a true waterfront wonderland!

The Real Estate market report In Cape Coral from Jan 1 st 2008 to March 14th 2008 is again showing signs of recovery.                                       A full  Cape Coral recovery would mean that about the same numbers of new listings are off set by sold properties and non, we are not there yet by a long shot, However if you look at each section of properties sold you will see clear increases. This is very encouraging. the next few months will show if this promising trend is just a seasonal thing or if it carries on in the Spring of 2008.From 1/14/08 to 2/14/08 we had 77 lots and acreage sold compare to 162 for the period of 2/14/08 to 3/14/08, which is more then double the sold properties. Numbers do not lie.Total dollar value jumped from $2,759,106 to a more impressive $5,512,5...

Cape Coral Real Estate - 2 for the price of 1? Sort of.We've been getting many calls the past couple of weeks asking us about the 2 for 1 houses available in Cape Coral, Florida. Where are they? Do they exist? Well, yes & no.If you are talking about the prices of homes for sale right now - compared to 2005, then YES, there are a lot of them that are 1/2 price. But if you are referring to homes priced correctly in today's market, then no, 1/2 price houses do NOT exist. Here's an example. We have a 1700 s.f. home listed in NW Cape Coral at the present time. It was built in 2006 but was NEVER lived in. The seller paid just over $250,000 for the home in 2006. Today, we have it listed at $124,000. So, there you have it, half price homes.Another example, we have a 2300 s.f. gulf access pool ho...
