You heard me right!  The Cape Coral market is hot again!  The newspapers are full of doom and gloom and the nightly news isn't any better.  But the Cape Coral market is moving. In the lower price ranges (under $150K) we are seeing multiple offers on almost every property.  There are so many properties that have been taken back by the banks as foreclosures that our market is changing yet again.  These bank foreclosures are coming on the market at extremely competitive prices and are causing the market to move. Interest rates are still at historic lows, we are hovering at the bottom of the bust and now is a great time to buy. There are several ways you can take a peek at our market.  Go to this website and sign in which will allow you to search our MLS and look at whats happening or you c...

This past week I experienced a situation which reminded me of a TV show that my wife likes, Project Runway.  An attractive, nearly new, well-designed home located in Cape Coral that was nicely priced came on the market and there were several offers. The property was owned by the Bank. The Bank looked at the offers and decided to initiate a bidding war, in other words, all of the prospective buyers were informed that the the Bank was putting the house back on the table and requested all prospective Buyers to submit their best offers.  As to Project Runway, some of the outifts that the designers create in one day are impressive.  Some of the outfits are out there, as well.

Thank goodness council has taken the appropriate action and realize the depth of the economic problems we are facing in Cape Coral.  With our industry in such termoil and the fall out to other businesses and fuel prices at such an unreal high the tax payers are figuring out how to get buy. An elderly neighbor of mine (she is maybe 84) was commenting that when they were planning for retirement people just didn't expect to live this long.  Her money is fixed and with the price of all these things going up so much they struggle to make ends meet. I want to make them stop with the constant comments of slower response times for fire and police.  We have more police and fire people per capita than the city of Chicago.  We have a ton of other services that we can cut and think more budget mind...

Today was the first day back in the office in beautiful Cape Coral, Florida after a week in New Jersey!  You know what the first day is like a day after a week messages piled high and a million things that need your attention immediately!  Today however, I had a pressing problem that needed my attention as soon as I had returned! Back in April, I have listed a property three bedroom, two bath 1627square ft. for $169,000! This home was built in 2006 and had many upgrades and was on a beautifully manicured lot!  The CMA at the time showed that this property was well worth the asking price of $169,000! In early July, we had a couple from New York, who viewed the property and fell in love with it! They they also thought the house was well worth the asking price and submitted a full price of...

Joe Kendall, Realtor with Sandals Realty a Waterfront and Foreclosure Specialist Direct Line 239-560-0726 writes, So you are thinking about selling your home in southwest Florida? Well let me start by saying, When I am talking to Sellers about putting there home on the market for sale two main points the Seller's want to know is what do you think my home is worth? and what are you going to do to sell my home? Let's start with what is the number one reason, homes do not sell ? Price ! It is all about Pricing it correctly from the start ! The main reason homes are placed on the market at to high of a price is because the Sellers have not lost their emotional attachment to their home. Selling your home in today's real estate market can be described as it is only worth what the home will a...

It is exciting to see the city of Cape Coral is still marketing the Academic Village project at the corner of Del Prado and Kismet.  I have always felt it would be a major benefit to Cape Coral to have a University within our city limits.  It is in an ideal location to bring students down from Punta Gorda, over from N. Fort Myers and of course the County's biggest city, Cape Coral.  It would be wonderful if it was FGCU but they are struggling this year and need to adjust finances before growth in the future.  I don't know how much of the old plan, which looked wonderful, could still be implemented due to the environmentally sensitive areas designated by  US Army Corp. of  engineers and SW Florida Water Management.  Planning a campus and building is a lengthy process so it would be nice ...

I departed Southwest Florida International Airport yesterday morning with a temperature of 88°.  I boarded a flight to Newark, New Jersey, and when we landed in Newark, the pilot said the temperature is 92°!  So much for escaping the Southwest Florida heat for a week or so! I am on the monthly training run again, with stops in Watchung, New Jersey, Northfield, New Jersey, and possibly Baltimore, Maryland. This trip however is a combination of both business and pleasure.  Having grown up in the Bronx for the first 20 years of my life, I had many opportunities to attend baseball games  at Yankee Stadium!  Having been raised by a Brooklyn dodger fan, I did not have the option of becoming Yankee fan like most of my friends!  So when the New York Mets came into the National League in 1962, my...

Something is going on In Cape Coral, Florida. Sales are up dramatically and are matching 2006 for 2008. Why is that? You can buy affordablea Cape Coral GULF ACCESS homes for under $230,000. Did you hear this right? Yes, you did. The following homes are not all turn key but they have more then potential to make a great new home. I will not tell you stories. These homes may need some upgrading. Yes, they do.Still they caught my eyes because they are Cape Coral waterfront homes, are in a good area and are decent looking. In fact with a bit of upgrading they could be very attractive homes. They are the kind of homes investors or buyers who are looking for a deal.Don't except granite counter tops. But you will be surprised. These are solid good homes. They are just sound deals in Cape Coral:m...

The rainy season has really kicked in down here in beautiful Cape Coral and it actually rained all day today! We have had our share of rain this year and I am sure the water levels are starting to rise!  Anyway, here is a little story I read about two friends from Cape Coral! I hope you enjoy it! Bill and Sam, two elderly friends, met in the park every day to feed the birds, watch the squirrels and discuss world problems. One day Bill didn't show up. Sam wasn't concerned; he thought Bill might have a cold or some urgent appointment. But after Bill hadn't shown up for a week or so, Sam really got worried. However, since Sam didn't know where Bill lived (the only time they ever got together was at the park) he was unable to find out what had happened to him. After a month had passed, Sam ...

Many property owners in the Cape Coral FL area are having REALTORS® sell their homes as a "Short Sale."  A Short Sale is where a property owner sells the property for less than what is owed on the 1st and sometimes 2nd mortgage. With the change in real estate pricing over the past two years many property owners are finding they can no longer continue to hold these properties that they purchased a few years back because they are creating financial hardships on their families and themselves.
