  Cape Coral Sun Splash waterpark for children of all ages.   Even in Florida we value summer fun.  One of the best entertainments around is Sun Splash in Cape Coral.    Water always makes us feel better and if you are afraid to swim in the Gulf  because of what also lives there, then Sun Splash is for you (young and Old).  The park is clean and safe.  You must get there early to get a shady spot and a lounger that they provide.  You can’t bring your own food and drink but it is so inexpensive its OK.  They have lots of choices of food, drink and ice cream.   We took the grandchildren and delighted in watching them on the slides but we had just as much fun on the slides and the lazy river?  We could do that all day.  What a wonderful time and people watching is one of my favorite sports...

Cape Coral Real Estate - Tops In Foreclosures We all know real estate goes in cycles.  When markets heat up, they need a cooling off period.  As prices get out of balance, they should come back to earth and find that middle ground. Greetings from not so sunny Cape Coral, Florida! I know this is Thursday, and I missed the Hump Day humor!  Sorry about that, but we had a date with Faye.  We were prepared for the worst, but other then some strong wind, and lots of rain Cape Coral survived unscathed! The outer bands of the tropical storm are still affecting us with intermittent showers throughout the course of the day and some gusty winds! The buyer activity was back to normal today with contracts being written on houses in all price ranges!  Believe it or not, we have somebody submit an offer on a three bedroom two bath home with a pool for $69,000!  That's right $69,000!  Unbelievable!!! And of course it's Wednesday, affectionately known as "Hump Day", so it is  time for a little humor to get us through the rest of the week! You know there are  certain things that never cease to amaze me and certain questions that I just can't seem to find answers for! And then there are things that are just plain stupid! Cape Coral is definitely heating up, not only temperature and humidity wise, but also when it comes to real estate! As I have told you in previous posts, the real estate market has been busy for the last few months, with most sales being in the lower spectrum.  Starter homes anywhere from 80,000 to 150,000 were moving at a great rate! Recently we have seen an influx of buyers for the for higher priced homes, especially Gulf access homes. Homes that a few years ago were selling for $500,000 and $600,000 are now being listed through short sales and foreclosures for less than $350,000! I'm off this morning to show homes in Cape Coral.  This particular client is from the Mid-West and is anxious to find herself a short term vacation home/long term retirement home before she returns home this weekend.  What are this client's criteria:  A spacious home with a pool for approximately $200,000.  Happily, there are many houses for the client to view.  Some need a little work, others do not.  Some have water view. We are checking out both the Northwest and the Southwest areas of Cape Coral.  The Northwest area of Cape Coral is quieter, less traffic, a bit remote.  The homes in the Southwest area are closer to stores and shops, and the houses are closer together, but there are some beautiful streets. So is the glass half full or half empty? I guess that's what you have to ask yourself when you review the latest figures just released by the Realtor Association of Greater Fort Myers and the Beach for July 2008. They report that a total of 745 homes were sold in July 2008 and unbelievable increase of 87.7% over July 2007! That's the good news! Values have dropped again, as the median price of an existing single-family home sale was down to $145,000 a drop of 38% from $235,000 in July 2007! That is the bad news! Welcome back Terry Stewart.  Now that his contract has been renewed with Cape Coral not everyone thinks he has done what is necessary for the job.  Well, I'm a firm believer that sometimes you just need to re-evaluate what you have done, what you can change to do better and use the hind site that is always 20/20 to help heal this city that has been so damaged by the investor craze of the past. The over zealous spending by the city for services that make you shake your head. Case in point:  1. With a client coming in on Friday to see homes in Cape Coral, I previewed several houses today.  After I was through looking at six different houses, most nice looking homes in NW and SW Cape Coral with swimming pools at great prices, I decided to stop to eat. Cape Coral has seen the highs of the growth engine of SW Florida to the exodus of many of its residence.  This morning ready the News-Press the article was talking about the numbers.  I realize that with counting the residence of Cape Coral things are always after the fact.  The graph in the New-Press shows the increase.  I don't think it shows the ones that left town.  They just left.   We talk about the 1000's of homes being foreclosed upon.  Well, they are real people who have been caught in the economic down turn and have had to leave the area to find employment to feed their families.  They are not counted in the unemployment rate.  They haven't registered.  They left.  I don't know how you would even count the "invisible" or deduct as the case may be. Hot Hot Market in Cape Coral!  Don't miss the boat! Cape Coral is moving very fast.   June MLS numbers are 409 single family sold! July  MLS numbers are 437 single family sold! There are 537 short sales pending. Maybe half will close. There are another 420 pending.  Currently there are 4385 active. Plenty to chose from. Enough said.

  It started as another beautiful sunny day down here in Cape Coral Florida,but sometimes things aren't always as bright as they appear.  Late last night I received a telephone call on my cell phone, from someone who had seen my ad in our church bulletin.  The call came in around eight o'clock, and he said that he would like to see me tomorrow morning because he had to sell his home.  It seems that I have received a lot of those phone calls lately and I immediately assumed that he too was unable to pay the mortgage and was going to lose his home.
