The Cape Coral and Fort Myers area real estate market has had a large influx of Bank Owned, REO, Foreclosure properties available For Sale.  The banks that own these properties are pricing them competitively to sell within 30 to 90 days.  With this pricing many of these properties are selling quite quickly with multiple offers on the table for the REO Managers to review. However many other Cape Coral and Fort Myers Bank Owned REO Foreclosure properties are sitting stagnant month after month racking up the days on market! These properties could be liquidated and taken off of the books of the banks if they were listed with the same professionalism that a listing agent would offer their traditional seller. REO Managers take a look at how your listings are being displayed on the web and in ...

Since January it has been like old times for Realtors in Cape Coral and the rest of Southwest Florida! Buyers have been taking advantage of the low prices and we have been working from dawn to dusk to keep up! This has been a welcome return after a long 26 months or so without anyone to talk to! However, we need to remember that we do need to recharge our batteries from time to time! Time off is important and we all need it! After doing my monthly Agent Support Sessions in Cape Coral, Jacksonville, Atlantic City and Watchung, NJ this passed week, I am ready for some time for myself! I am in NY visiting my children and grandchildren and my son will be getting married on Friday evening! It will be a great week and I have been looking forward to it for some time now! I am like everyone els...

I left beatuful Cape Coral, Florida on Monday and I miss it already! I have been on the road for 4 days now and after 4 flights and 3 nights in different hotels I am to say the least- a little worn out! After dealing with airport personnel and being surprised that I had to pay for my luggage because their policies have changed, my patience have been stretched to the limit! In both Jacksonville, Florida and in Northfield, NJ I was fortunate enough to meet with some very creative and productive real estate agents at our monthly agent support sessions! It makes all the travel headaches seem worth it! I am currently in Watchung,NJ at the new Sellstate Access office and today I was reminded what it is like to sit in traffic! It took me 1 hour to go 14 miles down the Garden State Parkway and ...

Cape Coral Florida and other cities in our regions have become a prime opportunity for those looking to purchase Bank Owned REO Foreclosure properties at very reasonable prices. Single Family Homes starting at $49,000 $30,000 Condos starting at $47,900 $29,000 Income Producing Duplex (and larger) starting at $84,900  $60,000 The prices obviously increase from that price range.  This is something to keep in mind when bidding on these properties.  We have noticed that some of the asset managers have had the REALTOR® set the listing prices low to draw an increased interest in the property.  Now we have seen just the opposite too.  These are properties with listing prices slightly higher than the rest of the properties on the market.  Many of these properties will encounter higher days on m...

I have sold many homes throughout my career in Cape Coral and I always try to make a great impression and deliver more than the client expects! I always want to be remembered and when they hear someone mention real estate I immediately want them to think about Mike Kelly and Sellstate Advantage! Well this time I think I have succeeded and maybe even over done it! My wife and I were working with a young couple who were looking to take advantage of the low prices and purchase their first home! We found the home of their dreams at a price they could afford and they were thrilled. After closing they decided to go to their new home and remove the carpet because they were going to replace it! As they pulled up the carpet she said they heard what they thought was water coming from the wall! Wi...

Cape Coral Real Estate - SOLD | Cape Coral Short Sale Today we closed on another short sale here in Cape Coral, Florida. This was a beautiful new home on a gulf access canal. The home has 4 bedrooms, 3 bathrooms, a 3 car garage and an inground pool. The previous owner had built the home and had a mortgage of $808,000 on the home. We listed the home for sale at market value and made price reductions as necessary for today's market.  We received an offer on May 6, 2008. The seller signed off on the offer on May 9, 2008. The bank (seller's lender) approved the short sale on June 5, 2008. The buyers were paying with cash so they were able to have their home inspection shortly thereafter and we were able to close today, June 12, 2008. That is just over 30 days from offer to closing on this s...

The boat lift in NW Cape Coral is currently being removed. This WILL give boaters a more direct access to the gulf of mexico. It was already gulf access. Now, for the time being, it is just easier and quicker to get out to open water. They are conducting an environmental study for at least a year to see how this effects everything. Then they may or may not put up another lift or something else. So question, do I think this can help home sales in the area? Of course. I think if buyers see how their access just became better it will make them like that area more. Of course, this may or may not be forever. Things can change. Things can change anytime. For anything. At the present time and without my crystal ball I cannot say if the lift will be rebuilt. They don't seem to know yet either. ...

I have recently been speaking with many Baby Boomers and I almost forgot that I am one of them!  Yes I am at the tail end of the Boomer generation but I am considered a Baby Boomer! When I got to thinking about what it means to be a Boomer I started to realize some of the changes that have been taking place in my life! Having turned 50 just a few years ago I quickly found out that I needed longer arms to read the newspaper! I never realized how cold the bathroom floor was in the middle of the night! (That is because I used to sleep like a rock for 8 hours and never get up!) My wife Patti, told me that I had something called "selective hearing" but after visiting the ear doctor I now have microphones on my ears! Boy it is wonderful being a Baby Boomer! I wanted to share with you somethin...

I was listening to our local talk radio show earlier today and they were discussing how to save money now that gas has topped $4.00 a gallon in Southwest Florida! The number one suggestion was for people to discuss with their bosses the possibility of working from home one day per week! Now while this is not practical for everyone, it certainly does make sense for many people! How fortunate are we as Realtors to be able to work from home everyday if we want! The days of going to the office everyday are certainly in the past! Thanks to technology it is now possible to be in business where ever and whenever we want! Now more than ever it is imperative to stay in touch with the latest technology that can help us work smarter and not harder! I have made a commitment to keep our office on th...
