A recent news article regarding the Cape Coral Foreclosure crisis had city officials stating they were contemplating using the $7,000,000 to purchase and rehab up to 80 homes in the City of Cape Coral and re-sell them to home buyers.The City of Cape Coral could find much better things to do with the $7,000,000 that just buying and selling 80 homes.  Banks are having a difficult enough time trying to move properties they presently own.  Keep in mind that the bank owned homes will sell... they always have sold... and they always will.  Banks will liquidate these homes if necessary, but the home exteriors need some sprucing up to speed the process along.  As part of the agreement to recieve the money the City of Cape Coral does have to buy a certain number of homes to rehab and turn them a...

As reported in the News Press today:   35,000 people expected at OktoberFest By MARY HAWK It's a party of all things German at the 23rd annual Oktoberfest, which opens Friday at the German-American Social Club of Cape Coral. It's six days of Gemuetlichkeit (comfort in a festive atmosphere) for the next two weekends with singing, dancing, food, games, entertainment, fun and beverages for the whole family. "This year we expect around 35,000 people," said Rick Heins, Oktoberfest spokesman. "Last year, we had around 26,000 to 32,000 people." You Can't Judge a Book By It's Cover...$120,000 List Price I was previewing a townhome in a gated community for one of my clients yesterday and was amazed by 2 things.   How many excellent opportunities there are for buyers.  Those that don't act now will probably wish they did in the future.  The townhome I viewed was in great condition and was LISTED for less than its replacement cost.  I emphasize 'listed' because there's a great chance it can be purchased for less...if not much less than the list price. Anytime you can buy properties for less than the replacement cost, you know you are buying right. The Snowbirds are Coming.... The local paper, the News-Press did a quick study of more than 429 residents who flock to Southwest Florida every year. They found: Nearly 40 percent of those responding expect to arrive this month; more than 60 percent said they'll spend about as many dollars as they did last year. What does this mean? People still want to be where the sun shines, the temps. are warm, and there is abundant access to waterfront activities. North Cape Coral is on the Move! I was up in the North Cape area and the sense while driving around is that things are happening!   Del Prado Blvd is being widened in anticpation of the new growth   The Publix Plaza at Del Prado and Kismet is nearly fully occupied and the parking lots are full with shoppers   The newly built Island Coast High School is complete and there are plenty of kids enrolled at this school. Last Night on MSNBC Brian Williams reported that people are back in the SW Florida market buying again.  This confirm exactly what I have already been seeing for some time now.  For the last several months in 2008, over 400 homes per month in Cape Coral have been selling. I hear this question daily in Cape Coral,"Have you hit bottom yet?" I guess that is the million dollar question! Well here is a little insight, today on the MLS I found a home in Cape Coral for less than $50,000! That is right- LESS THAN $50,000! Wow!! The lot that that home is on probably sold for more than $50,000 a few years ago! I heard that someone sold a lot 3 years ago for $79,000 and they recently sold the lot again for $85,000! The difference- this time the lot had a 3 bedroom, 2 bath, 2 car garage home on it! So is it now safe to say we have hit bottom! We tried to find a corporate owned home today for under $100,000 that did not have multiple offers on it and found it next to impossible!
