How to Get Top Dollar for Your HomeMost sellers have one thing in common.  They want to know how they can get top dollar for their home.  Here are some suggestions from a top selling agent.1. See your house through the buyer's eyesI spoke with an agent today who showed one of my listings.  She and her buyer looked at 30 homes, before making an offer on another home.  I have been encouraging my seller to make some minor improvements which would help sell the property. The seller just doesn't get it. The seller is not looking at the property through the buyer's eyes.Buyer's today aren't excited about a home's possibilities.  They get excited about a home that is completely move-in perfect....What do buyers want? They want to see curb appeal. They want fresh and clean carpetsThey want a fres...

Our Bradenton - Sarasota, Florida real estate market is a strong Buyer's market this summer of 2007.  It is a great time to be a real estate investor in Bradenton. So, I thought I would write about setting real estate investing goals.  Although I am thinking "Bradenton", these ideas will work anywhere. Harvard Business School researchers have studied goal setting for decades to determine what makes the difference between successful people and failures. Their studies find that3% of people are successful, 30% are moderately successful and 67% just exist. The significant difference for the 3% who are successful is that they have written down, specific goals. The 30% who are moderately successful have a general idea of where they are going but don't have any goals formalized. The rest are h...

Attention all Neighbors in West Bradenton! We just got notice that there is an increasing number of thefts of boats, boat trailers and utility trailers in the West Bradenton area. The thieves seem to be focused in the Casa Del Sol area, but one has been from the Ballard Park area. In at least one case, the suspect(s) cut the lock off the trailer hitch. Please lock you things up well, there are locks that cannot be cut. They are well worth the cost. Please pass the word.  Please do not disregard just because you don't live in the above mentioned areas. Thieves travel.

BRADENTON - Big city urbanization is on its way to downtown Bradenton. A new 100 million-dollar complex called Metro Marquee promises 138 condos, restaurants, a grocery store and office space. 21 of the condos will be for workforce housing. City leaders say the urban design will give downtown Bradenton a big city feel and promote pedestrian traffic in the area. The developer says despite the slow real estate market, the project will be built. The project is expected to break ground sometime next summer. The developer is still awaiting approval from both the planning commission and city council.  Source: WWSB

This community event was a great success in 2006.Measuring 3′ x 6′, hollow fiberglass reliefs, the geckos will be dotted throughout major areas of Bradenton, and put on view for 6 months. Tourists and locals alike will have the opportunity to choose their favorites. The geckos will be auctioned off in March, 2008 at a Gala Event. Net proceeds from the GeckoFest will go to augment the County's shrinking art education budgets. The Gecko as theme for this event was chosen just because the gecko is one of our more popular Florida inhabitants. Participate in the initial GeckoFest excitement by viewing the artists sketches on the official website.

A just released survey shows that Florida homeowners expect the value of their homes to go up over the next 5 years. "Floridians are optimistic about housing prices despite the gloom pervading much of the real estate industry, a new University of Florida survey finds."Only 5 percent of 287 Florida homeowners said they think their house values will fall during the next five years, according to the survey, which was conducted in July by UF's Bureau of Economic and Business Research."Eighty-two percent expected the value of their houses to rise, and 13 percent said they would remain the same. The median respondent expected a gain of 18 percent, or a little more than 3 percent a year."Our Bradenton - Sarasota, Florida area can expect low appreciation rates because of the tremendous amount o...

A recent survey was mailed out to the residents of the Creekwood Subdivision asking them if they want to keep their community pool or have it close down.  It also contained a repair list of costs totalling $100,000 to repair the pool.Apparently when the pool was first constructed it was constructed poorly and the maintenance on the pool ever since has not been done properly by the company that was hired. The pool has been closed off and on and was even closed through the entire summer last year.  If they close the pool, it will drastically lower their home values.  Many people move into communities because of the convenience of a community pool.My question is, why didn't the association or the builder of Creekwood ever go after the builder of the pool and make them properly fix what they...

There is talk of making Lakewood Ranch into it's own city.  Even though it's a huge community with just about everything you need already in place, I'm not sure how happy the residents living there would be about this.  What would be the cost of turning Lakewood Ranch into it's own city?  What are the positives and the negatives of doing this?  I wonder how many people would move out of the area if this was passed?  I've not actually ever seen a community transition into a city, so I'm not sure what all is involved with the process and the expense to the residents if they do decide to do this.I guess we will just have to wait and see what happens and what is voted on.  Has anyone ever seen this process happen and how it works?  What was the outcome of it?

More Choices Even in a down market, people are still selling property. In fact, the inventory of homes in our area is greater than ever. NegotiationBecause of the great amount of inventory, there is more pressure for the seller to accept your offer. The sellers have to compete, which leads to lower prices. Check how long the home has been on the market. The longer it was on the market, the more likely the seller will be willing to negotiate. Other benefits sellers may offer could include buyer bonuses, e.g. seller paid closing costs or vacation getaways. Chance to Trade upIn a down market you may afford the home you always dreamed of. Even if you sell and buy simultaneously, you'll still be ahead of the game because the price reduction on the purchase is greater than the loss on the sal...
