May 1, 2012   Nationwide construction spending including Miami, Bal Harbour, Miami Beach and Sunny Isles Beaach,Fl increased 5.9 percent in March compared to the same period a year earlier. The positive growth comes in contrast to a 3.2 percent decline in public spending compared to last March and a 1 percent drop from February of this year. Despite dwindling government investment, private spending was up in both residential and non-residential construction, signifying a possible improving economic climate. The biggest growth in the private sector came from new multi-family home construction, which jumped 23.2 percent year-over-year.  4/23/2012 Rental activity in the South Beach neighborhood of Miami Beach surged 20 percent in the first quarter of 2012 on a year-over-year basis compared to the same January through March period in 2011 even as the median lease rate increased by 25 percent. Tenants leased more than 525 residential properties in the South Beach market in the first three months of 2012 compared to less than 445 properties in the first quarter of 2011. A year earlier in 2010, tenants leased about 450 residential properties in a market that stretches from 24th Street south to South Pointe Drive, and the Atlantic Ocean west to Belle Isle in Biscayne Bay. Compare this to the first quarter of previous years when tenants leased about 525 residences in 2009 and more than 435 residences in 2008 in South Beach. ...

  April 27, 2012 01:30PM   Contracts for future construction in the tri-county area rose 58 percent in March, compared to the same month in 2011.  There was a total of $371 million in residential and nonresidential construction contracts in March, up from $234.7 million at the same time last year. For the year, a total of $948.9 million in total building contracts have been signed in Broward, Miami-Dade and Palm Beach counties.

Florida home prices to increase 10 percent by end of year Perdictions are for Florida existing home prices to jump 10 percent by the end of 2012 as inventories decrease and investors battle for what remains of income-producing properties. Hard hit states, such as Florida, Nevada and Arizona have largely hit bottom and are on the way back up. Compared to other parts of the country, the Florida market, particularly the South Florida market, has recovered very rapidly from over supply to a shortage of inventory. April 19, 2012 Miami residential prices posted strong positive gains for the fourth month in a row in March, with the median condominium sales price rising 46 percent compared to the same period in 2011.the median sales price also rose, increasing 13 percent. The fact that Miami home prices have significantly increased for four consecutive months indicates prices have bottomed and have caught up with sales levels. We expect this trend to continue, as Miami increasingly attracts international buyers and investors, second and vacation home buyers and migrating U.S. residents. Rents in Miami increased 12.1 percent between March 2011 and March 2012, the second highest growth rate in the country, trailing only Sarasota’s 12.9 percent gain. This is attributed to the rising rents in Miami to the increased demand stemming from displaced former homeowners whose properties were foreclosed upon. Summer Greene, regional manager of Better Homes and Gardens Florida 1st in Fort Lauderdale, says her real estate agents are routinely fielding multiple offers on homes. That’s due mostly to the steep decline in the number of properties for sale in Broward County -- now at about 6,000 from roughly 34,000 during the peak of the housing meltdown. “We have turned the corner,” said Greene, the 2012 president of the Florida Realtors, a trade group with 115,000 members statewide.    Construction spending in South Florida rose for the fourth month in a row in Broward County in November, joining Miami-Dade County as areas with sustained growth in the sector. Key Biscayne and Coral Gables and Pinecrest had fallen to zero. Now they’re back on. While construction employment is falling, the losses are more narrow than previously. It’s going better than expected. Six months  months ago we were worried about a double dip recession. Now all of the evidence is pointing the other way. Sales of new homes are up as well as resales across the Miami region.
