A QUICK NOTE ABOUT HOME PRICES AND MORTGAGE RATESAccording to Mortgages 101, home prices and mortgage rates are negatively correlated: when one is up, the other is down. But that's not always true. The connection between home prices and mortgage rates has frequently been tenuous. Yes, there are times – like a few years ago – when falling rates spur sales activity. At other times, such as the late "70s", homes continued to sell despite soaring mortgage rates. Many variables in addition to mortgage rates coalesce to form a home-price trend, to the point that over history, interest rates and home prices have shown only a minimal correlation.

A Friend Of The Past Just Stopped By Unexpectably ....... The other day I was working in my home office when I started to hear this kind of scratching noise. I didn't think much about since there is a lot of animal/bird noises through-out the day. I also didn't notice because the blinds were closed due to facing the west side. Anyone that lives in S. HOUSING INFO THAT HITS US WHERE WE LIVE...  We certainly need no lengthy explanations concerning what's doing in the new home market. In July new single-family home sales headed up 5.3%, to a 507,000 unit annual rate, and are now up 25.8% over a year ago.  These sales cooled off in June, but looking at the past year, new home sales averaged their fastest sales pace since 2008. Consequently, inventories gained by 4,000, yet the months' supply dropped from 5.3 in June to 5.2 in July. That faster selling pace gives builders a nice opportunity to step up construction activity and inventories. Remember, new home sales are still well below historic levels.
