Amelia Island Plantation to be Sold August 26, 2010 Amelia Island Plantation is due to be sold in bankruptcy court on August 26 according to an article in Jacksonville.com. Atlanta-based Noble Properties is the original buyer, who had offered $45.9 million when Amelia Island Co. filed Chapter 11 bankruptcy in May. Ed Noble is the developer of Lenox Square and the Rodeway Inn on Lenox Rd. that is now a Sheraton Four Points. The company now runs 50 hotels in 13 states. Two other bidders have entered and have outbid Noble, according to the attorney for Amelia Island Co. He also said that all three companies are committed to improving and growing the facilities at Amelia Island Plantation. As the tax credit deadline gets closer, I have a little bit of good news for our military clients serving (or having served) overseas.  The House of Representatives voted unanimously Monday to extend the deadline for the home buyers' tax credit for one group of Americans.HR 3590 will allow eligible military personnel and foreign service and intelligence officers to apply for the $8,000 tax credit for one year beyond its current November 30 deadline.  Those meeting the underlying requirements for the credit must also be serving overseas or have spent at least 90 days deployed outside of the country during the current calendar year.  It is expected that about 350,000 military personnel and an unknown number of federal employees may be affected by the new law.The bill, introduced by Repres...

     Condo sales on Amelia Island & Fernandina Beach seem to have slowed down to a trickle as discretionary income and tougher financing become greater factors. There does appear to be some traffic looking for steep discounts on oceanfront units. However, our market is not in the fire sale mode. Premium condos are running $800k and up and houses along the ovean are still 1 million plus for the most part. I have seen some good buys at "The Surf". A project by the developers of Brylen Homes and Amelia Park. Brand new construction on multi-level townhouses and single family lots starting at $300k. There's something about living on this island that can't be described to an outsider. You have to experience it for yourself. I know that "it" exists because, over the years, it's been mentioned in passing by so many other people, it just can't be denied. It's not tangible. You have to feel it. It happens every time an islander crosses that bridge that leads to home. It's a feeling of calm, a feeling of serenity, of knowing that you've come home to Amelia and, once again, on "island time".Maybe it has something to do with the way the darkness separates itself from the light every morning when the sun rises over the ocean.
