One big misconception that Sellers have when they try to sell their home on their own, is that they lower the price of their home by a certain amount, they feel they can get away with that lower price because they do not have a real estate agent.  The problem is because that seller does not have a real estate agent, most buyers who come looking at a for sale by owner, know this and will automatically expect a lower price than what the market usually commands for the home.  Buyers who are looking at for sale by owners usually are either investors, not qualified buyers, or expect a big price reduction since you're not using a real estate agent.  Another reason that we are seeing a lot of for sale by owners right now is because many of these owners, owe more on the home, then what the home...

Are you a frustrated seller? In Delaware some Sellers decide to sell their home on their own.  There could be a variety of reasons for selling your home on your own.  For many of these for sale by owners, it is their first time trying to attempt to sell their home on their own.  With all the factors and mind, selling a home on your own will take a lot of work and require a full-time effort on your part.  If you do not have the time needed to sell your home, you may find that you'll go through a lot less stress and if you hire a real estate agent like myself, you will save time, effort, legal expense, money, and not to mention the added safety and security of not having to show your home on your own.   If you thinking about selling your home, even if you're trying to sell it on your own,...

The Delaware Department of Transportation will conclude its study next month on the possibility of moving its train station.     One possible site is the now closed Chrysler Plant owned by the University of Delaware.  That plan is supported by the school and Newark officials according to Delawareonline.com.  Officials are hoping the new station could be an expanded part of Maryland's MARC service along with a new route connecting Wilmington and Dover.

Newark Delaware short on its snow budget Like many cities all over East coast Newark Delawares snow budget has dried up according to Newark Delaware Mayor Vance Funk III. Mayor Funk added, "We used up the snow budget in the first storm in December,"  "We usually budget based on the average snowfall for the last three years and the total snow in the last three years equaled what we had in December."  To pay for the salt, plowing and overtime Newark is taking money from other parts of the budget to handle the last 2 snow falls "But we're not prone to run to the federal government, which has enough of its own problems," says Mr. Funk.

Sellers thinking they can try for higher prices are only fooling themselves.  The home new to the market has the most luster in the first couple of weeks.  When a seller prices their home high, they are most likely to find their home is at the bottom of the list as far as buyers are concerned.  And the buyers who normally could have purchased their home don't even look at it because it is out of their reach.  Once a home has been on the market long enough sellers feel they can simply lower the price, but statistics say that homes on the market for over 3 months have a 70% chance of not selling at all.  So what do we do as Realtors, well we try and tell the seller what his/her home is really worth, and what would make it sell quickly and for the most money, because in the first couple of...

The other day I noticed its time for new tires or as the kids call them "Sneakers" on the front of my car.  Now im out showing houses or going to listings almost everyday so I wear them down pretty quick. Like everyone else im looking for great service at a fair price. I found that at Delaware Tire Center in Newark Delaware! http://www.delawaretire.com/index.htm One of the cool things about their site is you can find out what size tire your car needs by its make and model and shop around.  I did and found their prices to be lower then other places, I saved about $65.00 on 2 tires and they were done in about a hour.  Car rides great and I will be back in a few months to purchase 2 tires for the rear. Motor Vehicles Are Restricted On Roads Starting At 10 pm Governor Jack Markell declared a State of Emergency covering the entire state of Delaware effective at 8:00 pm today, with vehicles ordered off the roads as of 10 p.m. Conditions are expected to intensify with heavy snowfall and strong winds that will make driving exceptionally dangerous. Given the anticipated strength of this storm, DelDOT crews are expected to concentrate on major arteries for plowing, initially leaving many secondary roads unattended. As of 10 p.m. tonight and until further notice, the emergency declaration allows only emergency vehicles and essential personnel on the roads until further notice. The Governor will evaluate the conditions of the roads after the storm passes on Saturday morning to determine how lo...

Over the weekend I had the chance to attend a birthday party at the Fred Rust Ice Arena on the University of Delaware Campus.  This arena along with a couple more in the area are home to many World Class skaters who come to train with the best coaches in the sport. We didnt see anyone famous but we sure had a blast! There was also a visit from this guy! The prices were reasonable and the crowd was friendly, directions below. FROM I-95: Take Exit 1B, heading toward the University of Delaware Stadium on Route 896. Go through four lights. At the fifth light, turn right into the David M. Nelson Sports Complex. The Rust Ice Arena is the building to your left after making the turn. Larry Hultberg - Newark Delaware Realtor 302-530-9186

Learn from me, I've been ripped off over $2,500 in online scams.  One was for an invention company called Davison Design & Development, Inc.  I did get a puny $20 check back from the Federal Trade Commission since it was determined that the company was enticing consumers with false claims about their invention promotion operation. If you wish to read more visit: http://www.Ftc.gov/opa/2008/07/davison.shtm Now this is not the first time I was ripped off online! The first time was from a guy who I thought was helping me build a radio station , I sent him like $1,500 dollars and was planning on sending him more money for radio equipment to build a licensed radio station.  Well turns out I never recieved my products and also did research and found out "Darin Ward" was an online con artist a...

Buying New Construction vs Resales in your area, new construction vs resales is often a question I get.  The mentalitly is that with new construction, they will pay more, they will have to work on thier lawn and flower beds, and other things associated with new construction. But there are plusses associated with new construction that outway the negitives.  One such plus is the price.  Generally thought to be higher than existing homes, new construction is very competitive with the market in whole.  Builders are now offering incentives to purchase thier homes which can save you thousands of dollars.  Including a new deal I came accross which is offering for a limited time only 20% the price of the home!  Other incentives offer: 1/2 off options, settlement help, no premiums on the most at...

They also carry external disc drives and other stuff you need for your computer. One of the things that makes them unique is they sell pre owned computers at a BIG discount.
