Hitting the Connecticut Wine Trail Again It’s been a while since we’ve traveled the Connecticut Wine Trail in earnest, but since yesterday was such a gorgeous Autumn day, and the week had been a very hectic one, we decided to hit the road once more and visit two of the state’s wineries we hadn’t gotten to yet: Sharpe Hill Vineyard in Pomfret and Taylor Brooke Winery in Woodstock. Located in Connecticut’s “Quiet Corner”, Sharpe Hill and Taylor Brooke are the only two vineyards in the northeast part of the state, and are rather a bit off the beaten track. A drive of an hour and twenty minutes brought us to the first winery, Sharpe Hill. The tasting room is open from 11 – 5 Friday through Sunday, with the choice to taste 5 wines for $7.00 or all 12 wines for $12.00 per person, including a ... 11/04/2012

Sometimes short sales are just painful. This was one of those instances. Shortly after we listed, Bank of America sold both of my client's loans. The first to Nationstar and the second to Greentree. This caused some additional paperwork on our part, refilling out authorizations and financial documents - not that big of a deal. The problem came with the processing and negotiators assigned. We ended up going through 3 negotiators with each lender, each one less responsive than the next. At one point, I spoke to a supervisor with Nationstar and she stated that they only had one underwriter for their short sales at the time. This is a pretty poor level of staffing considering they just bought a big portfolio of loans from Bank of America. We had a buyer within 90 days, a typical marketing ... 10/03/2012

Finding themselves severely upside down and crunched for cash, I received an email requesting assistance in short selling this clients home.  We had a little hiccup, but also a positive surprise!   Single lien Indymac short sale, with PMI.  After 90 days we received a low offer and ran with it.  The valuation came in about 15k too high, and our buyer was not willing to budge and they walked.  Having the number One West Bank wanted in hand, we were able to secure a new buyer in a matter of weeks! With the bank's value now in line with sale price, the file went on to the MI company.  Mortgage insurance companies can be a major stumbling block in the short sale process, often requiring large promissory notes and/or cash contributions.
