A Short Sale Completed in Waterbury ConnecticutWith the hot market of the past 2 years people have seemed unaware of their neighbors that have been in trouble with their mortgages. People have still been in trouble and life has not been the best for some. People still get sick; jobs are lost, and relationships may have been harder due to the Pandemic. One homeowner in Waterbury hit that perfect storm of problems, with a divorce and a lost revenue stream. Keeping up with the court ordered settlement funds left no room for paying the mortgage. There was an issue with the primary mortgage under water as well as a secondary HUD note from a previous loan modification. With the acceptance of the short sale, the seller was relieved of both notes with a waiver of deficiency for all obligations. T...

As an estate planning attorney in New Haven, Connecticut, clients often come to me and say they want to avoid probate. This usually occurs after they have been through the probate process for a parent or other family member and have learned the hard way just how much of a nightmare it can be.  Fortunately, with proper planning, much of the probate process can be simplified or avoided entirely with the use of trusts. In Connecticut, the probate process is used to settle estates and transfer a decedent’s property. The use of a will does not avoid going through the probate court. To the contrary, if the decedent had a will, the will must be “probated” through the probate court.  Some people make the mistake of thinking that titling their assets jointly will solve the problem. While holding...

I am an estate administration legal assistant in New Haven, Connecticut, and frequently help clients probate estates. In my last post I provided an overview of the probate process. This may have compelled some of you to start thinking about whether you need to retain a probate attorney. If you have been appointed the fiduciary of an estate, navigating the probate process alone can be particularly difficult after just losing a loved one, as well as stressful and time consuming. As a fiduciary the probate process can become even more complicated if the decedent owned numerous assets, and by the involvement of potential creditors and possible disputes with beneficiaries. If you have decided that retaining a probate attorney is the right decision for you, successful planning for your first ...

The Fall Colors Are DONE In Central CT, Week 5It had to end at some point, and with the rain and the wind we had earlier in the week, the peak is gone and with it went most of the color to the trees.I have been showing the progression of the colors on our par 3 fifth hole.On October 1 we had very little in color surrounding the green.A week later on October 9, it was starting to show shades of yellow and red.October 16 showed that we were definitely getting to the cusp of peak in color surrounding that same green. On October 22 it was very distracting for the wind blowing the leaves, and the colors around the hole.On October 29, it was a mixture of leaves trying to hang on and the barren limbs lost of all color,Looking backwards towards the tee it was very similar and if a ball wasn't hi...

Friday Flags A Double Flurry in Prospect CTI search the landscape each week to try and find our flag waving in tph breeze. Most days there is very little if any breeze and harder to even find a flag in front of a business. This week, in particular, as the state continues to honor the memory of the 2 police officers senselessly killed 2 weeks ago, I found a business that had multiple flagpoles and on the main pole, the American flag, and a second one with darker stripes and colors. The police flag also known as the thin blue line is a representation of the brave men and women that stand between, we citizens, and the people that are trying to do us harm. They are our safety wall and are there to sacrifice themselves at any cost. While we appreciate the US flag, a vast majority of us also app...

The Fall Colors Are Here In Central CT, Week 4As we head into the last days of October, the colors are truly, showing and with the drop in temps and wind, the trees will be shedding the foliage quickly.I have been showing the progression of the colors on our par 3 fifth hole.On October 1 we had very little in color surrounding the green. On October 9, it was starting to show shades of yellow and red.Coming up to October 16 we are definitely getting to the cusp of peak in color surrounding the green. This morning it was very distracting for the wind blowing the leaves, and the colors around the hole. From the tee, the hole was bright. And looking back at the tee from the green was just as impressive. We are very reaching peak and then the dark side of autumn with the onset of winter starts.Th...

The Fall Colors Are Here In Central CT, Week 3It is deep into our fall colors and every drive is filled with a colorful roadway, or in the case of the photos I've selected, fairways. The photo above was our 5th green at the end of September, very little in color. The photo below was the week after, 10/09.And a week later we have the photo below. The color is bright and very much advanced from a week previous. The photo below is from the green looking back to the tee.I also tool a couple of extra shots of the treelined fairways. There are a lot of colors to distract this time of year, as well as leaves on the ground that make the balls hard to find. Then there's this maple tree that can't decide which color it wants to stay.We are very close to peak and then the dark side of autumn with the...

The Fall Colors are Trying to Come Out in Central CT, Part 2There is no doubt that we are into the fall season and this morning we had our first frost. The colors on the trees are starting to really come out.Last week, the colors surrounding the fifth green were just starting to show.A weel later we really have a burst of color as well as a more bright and sunny day, albeit a little brisk at 40 degrees. The colors are very noticeable along the roadways but it's hard to take a photo and drive at take a photo at the same time. I would not be surprised if we are closer to peak next week.I guess I'll just have to take a walk past that same green next week. The Fall Colors are Trying to Come Out in Central CT, Part 2

The Fall Colors are Trying to Come Out in Central CTAs I was making my way across the fairways over the weekend, I noticed hints f the trees getting ready to offer up their colors. There were hints of color coming from the oak tree at the back of this green. Unfortunately, the day was overcast, courtesy of Ian's tail, but I am hoping that when we get a sunny day, it will show much better.I have a view in mind that always impresses with colors and will try to do a modified presession just not to steal any of George Souto  thunder. The Fall Colors are Trying to Come Out in Central CT

Friday Flags at a Waterbury CT CemeteryI was going into a cemetery in Waterbury CT to give a few moments of respect for a family member on what would have been their birthday. Directly across from my stop was a flag flying proudly in the breeze. The flag was billowing and against the backdrop of the tree with the onset of fall colors it just sparkled. The flag stood over a memorial to deceased Veterans not only in the cometary but also the town. What made it dear to me is it stood across the driveway from the grave of a highly decorated WW2 veteran I came to visit.Friday Flags at a Waterbury CT Cemetery

The Fall Colors are Starting in Central CTWe have transitioned into the season of color known as Fall. Very quickly the trees will start their changes and fall foliage will be all around us here in Connecticut. As I was walking with a client I noticed a spray of color at the base of an oak tree. From a distance it looked like a cluster of mini pumpkins, but as I got closer it was a mushroom cluster and a color I had not seen before. While they may look very tempting, i do know that the only mushrooms I would eat come in bags from the local grocery.Other colors will come soon, and I will share them as well. The Fall Colors are Starting in Central CT

Veterans Memorial in Prospect CT  Friday FlagsWe have a brisk Autumn like day in Prospect T this day and as I drove [assed the town center I took a detour onto the Green are of the town. The flag in the center of the square was flowing in the autumn breeze. It stands adjacent to the Veteran's Memorial on the green. The original monument was dedicated in 1907 and has the names of the locals that fought in the Revolutionary and Civil Wars, as well as Worl War 1The smaller monument at the front of the fenced area was dedicated in 1977 and honors the fallen residents in World War II, as well as the Korean conflict and Viet Nam.As mankind tends to repeat it's errors, there will most likely be another memorial at some point in the future dedicated to the fallen in other areas of the world as we...
