I am pleased to announce to the leasing of 4 Aspetuck Village in New Milford, CT.  Located just past the New Milford hospital and quaint village center, this property offered 2 bedrooms, 1.5 baths, a finished basement room and a one car garage. There is stainless steel applicances, pergo flooring throughout, in-unit washer/dryer, air conditioning units and a large attic for storage.  The property was on the market for quite some time, due to a lack of qualified tenants. There were other tenants that were approved but did not proceed with executing a lease. The owner chimes in 'It was not due to lack of effort on Jonathan's behalf. I could not do his job. He is very patient and knowledgeable. I will use him again when there is a vacancy, and tell everyone I know about him.''My client wil...

Friday Flags in Thomaston CT with a ConcertI had to dop some documents off to a lawyer in Thomaston CT for a closing. I thought I heard singing on the way in and as I came out it was still there.I walked across the street to the gazebo on the center green in town and the voices were from the school children offering their songs but no audience, except myself.I stood and listened to them sing and applauded when they were done. I mentioned to the teacher that it was highly unusual to get a concert on the green at that time of day to which she responded that the kids have a curfew. As to put the icing on the cake, I looked to my right and on the other end of the circle, the flag was waving to me as if to say don't ignore us.And I didn't. A great way to start the week, with music a Friday Fl...

Terryville CT Home Under Deposit in 4 DaysIt didn't take long for a line of buyers to want to view the property with the hope of making it theirs. A contract came in after the first showing, but all were told there were multiple showing requests and an open house scheduled and nothing would be decided until all had their opportunity.Seller was to review offers on Tuesday AM, and was presented with 4 possibilities from which to choose. All looked strong, and all were over asking, which speaks to the current home market in CT.Here's hoping that the process flows smoothly and that we close at the end of the month so sellers can relocate in retirement to TN. Terryville CT Home Under Deposit in 4 Days

Watertown CT 2023 Year End Real Estate Market AnalysisThe year 2023 was a continuation of the strong seller's market of the previous 2 years.  The rise of interest rates created due to the inflationary trend in the second half of the year put some buyers back into a waiting mode.  Businesses are on the rebound and their biggest obstacles are the rise in raw materials as well as the lack of qualified employees. In spite of this, after a slight pause the market in Watertown began its rise and finished the year strong. For the year 2022, the market sales or absorption rate was 23 sales per month, with an average sales value of $329,271 and average days on market of 37.For the year 2023, the market sales or absorption rate was 17 sales per month, with an average sales value of $357,598 and ...

A Successfully Closed Short Sale in Oakville CTAlthough not as common as they were some years past, short sakes are still an alternative to a foreclosure.   The difference is typically an easier path in their future for getting on with their lives in obtaining credit or even mortgages. This short sale is entirely pandemic related. It was a perfect storm of misfortune for the seller, as it was an investment property. Within a couple of months, the seller had gotten hurt on the job and went on compensation which was less than their normal paycheck.Simultaneously, the pandemic hit and within our state, our governor in overreaching his authority stated that if people were having issues paying their rents, they could keep the rental payments so that they cannot be stressed.  This put a strain ...

Friday Flags Oakville CT Post OfficeI had to drive to the Oakville section of Watertown to give a final look at a listing that is closing. On the way out, I stopped at the post office in town to mail a couple of things and the flag in front seemed to say:   pay attention to me. so I did,I crossed the street to drop off the mail and took a second shot as I was in the middle of the road, and the wind said okay as well. The postmaster must have sufficient age to recognize the POW flag as that is the lower flag on the post.I so appreciate when I am in a hurry and these opportunities present themselves so readily.Friday Flags Oakville CT Post Office

The Fall Colors are Here in Central CT, 5We are about done, at least for the colors at this location in southern Litchfield County. It was a very colorful fall and as it is now deep fall, most of the colors are on the ground and make for interesting times if playing on a course.Keeping the same rotation of the photos, I not only took a photo of the current state of the trees, but for a comparison a shot at peak. This first shots are of the trees around Merriman Pond and also of Sunse Grill, the restaurant on the golf course.Getting back to the second hole, which has the largest hill, it is apparent that fall is over, here. And looking up towards the tee for this hole.Next, we the expanse of the 5th hole looking towards the tee. This is the 6th fairway, a long par 5 from the mid-area of the...

The Fall Colors are Here in Central CT, 4We are past peak and even through there are still some wonderful colors, there are a lot of bare spots on the trees also.Keeping the same rotation of the photos, I have the shot of Merriman Pond and the golf course restaurant.A last shot of the lake as seen from the parking lot of the course.I walked the same fairways as before with shots of the second hole, 4th hole and 6th hole.I will make one last run this week but the peak is gone and there will be colorful stragglers.Other posts in this series:The Fall Colors are Here in Central CTThe Fall Colors are Here in Central CT, 2The Fall Colors are Here in Central CT, 3  The Fall Colors are Here in Central CT, 4

The Fall Colors are Here in Central CT, 3I noted a significant difference in colors this week and although I'm not certain, it could be reaching peak. The lake was again primed but a lot more of the restaurant building could be seen this week, where it was shielded by the trees, leaves last week. And the trees on the opposite side of the pond were just as spectacular.I took the walk up to the second hole as it offers a vista not only of the fairway but as the mountain on the opposite side of the valley.Above photo is the 5th fairway looking up to the green where the last week's photos were looking down from the green.Photo below is the 6th fairway and already a lot of the colors are gone.I walked to the top nine where the views were different and fairways wider.Above photo is part of the ...

The Fall Colors are Here in Central CT, 2With a week of more rain and cooler temperatures, I did not know what to expect for colors. Taking a stroll along the fairways at Crestbrook Park I tried to get the same scenes with a week of change.Above photo is looking at the 4th green and fairway.Same green but other side of fairway with sun streaming down.Second fairway looking up towards the tee.Still the second fairway just further down the slope.Looking down the sixth fairway towards the green.Seventh fairway looking towards the green.Reflections off the water at Merriman Pond.Looking cross the pond at the Sunset Grill restaurant buildingSomehow the colors did not look as bright to me as they did the week before. I'm guessing that as these photos were taken late afternoon and not early mo...

The Fall Colors are Here in Central CTWith all the heat and rain we had this summer the thought was what would it do to the leaf colors. I have not been looking for the colors, but earlier this week while driving up into Litchfield county I noticed the change.Once I was done with my clients I drove back down for a luncheon in Watertown at the Crestbrook Golf Course. After lunch, I walked up to the second hole, which has the best views of the hills to see what they were displaying. The colors are definitely starting to show although not the brilliant colors I enjoy seeing.A look backwards to the tee shows equal changes. The trees lining the 5th fairway are also going through the change. The sunlight was at the right angle to show the trees' reflections on the clear water of Merriman Pond.I'l...

Friday Flags in Torrington CTI was meeting with a client in upper Litchfield County, which afforded me the opportunity to do a little leaf peeping at the same time. The summer has moved so quickly with heat and water that the thought of colors was well beyond my horizon. But I digress. After getting the needed business done, I thought to take a different path home which would give me more leaf peeking time. The trek took me past a large shopping center and the fluttering in the skyline caught my attention. This store had purposely set up a perch for their flag, and it was not entirely responsive.  Feeling I had a few minutes to spare, I waited. While not the big gale wind I would have desired, I was still appreciative of the gust that gave me the wave I received.I so love that the wind ga...

It's Definitely Fall in ConnecticutI had to take a drive up to the Northwest end of the state yesterday, and the sun shining on the trees forced me to stop and take a couple of photos. As I was driving back to my home, I purposely made a detour through areas I knew would offer views of the rolling hills to see the stage of the colors.Time to start my fall color progression at the golf course. I wonder if I can find something to do while I'm there as well. It's Definitely Fall in Connecticut
