Weston Homes for Sale July 2008  The totals for Weston tell a very similar tale to all the surrounding towns.  Sales are off for 2008 and inventories of homes to sell are rising to historic levels.  We now have 20% more homes on the market than last summer....considering we started off the year with the same number of homes on the market as a year ago...this is a large jump in just six months.  Again, what is tough news for sellers has buyers smiling.  Buyers today are taking longer to look at homes and are looking for the best value they can find.  And in this market, there are plenty of values to be had!   2007 2008   Jan 112 112 0% Feb 133 131 -2% Mar 144 152 6% Apr 144 175 22% May 150 171 14% Jun 156 173 11% Jul 146 175 20% Aug 133     Sep 126     Oct 145     Nov 143     Dec 130

Weston Real Estate Update June 2008  Weston Home Sales are off from the prior year.  According to the Greater Fairfield County MLS, home sales are down 42%.  This has closings moving at a snails pace of less than 8 per month.  With 175 homes for sale, this represents a 22 month supply of inventory.  This means the average market time is almost two years!  Average Sale prices are up but this is most likely due to the small number of homes being sold.  Weston is seeing the same softness in prices that surrounding towns are experiencing.  At this point in the year, we can see that the trends for the year are pretty much set. Weston Real Estate TrendsApril 2008The trend is clear.  Slower sales in the first three months of 2008 are driving up the inventory of homes for sale. Weston Real Estate and Home Value UpdateMarch 30, 2008Weston Home Values are holding their own and may even be rising.  In this market, that is surprising.  With only 16 homes sold so far this year, reading too much into trends can be dangerous.  With that said, the down trend in units sold is consistent with trends in other neighboring towns.  Weston has always been a great value and great find for buyers looking for land, privacy and a slower pace of life - but close to cosmopolitan Westport and a short train ride to the city that never sleeps - New York!It will be worth following to see if sales bounce back and prices stay strong.....or if sales continue their downward spiral and this puts increasing pressure on home prices.   WESTON Update Year to Date Sales of Single Family Homes A...

Weston Real Estate and Home Sales UpdateFebruary 2008Weston seems to be keeping up with last year's pace.   Ten Closed sales may be down from last year but it is ahead of 2006 and one strong month will make up the difference.Prices are running strong too.  So while we haven't shot out of the gates like a cannonball, we haven't stumbled either.  All eyes turn to the Federal Reserve to see what the lies ahead for interest rates.The lowest priced home was 25 Old Stage Coach Road - a 3 Bedroom Ranch with 2416 SF and 2.33 Acres built in 1955. Weston Real Estate and Home Value - January 2008 UpdateSo far this year, there just hasn't been enough activity to get a real handle on the market.  Weston Real Estate finished strong in 2007 up from a slow 2006.  This year is off to a slower start than 2006 and that doesn't look good.  It is way to easy to change that trend with a strong February or March.  When you only sell 150 or so homes in a year, one slow month doesn't hold you back from a good year.The top selling home so far as been 40 Cardinal that went for $1,525,000.  It looks like Weston is suffering like several of the surrounding towns from a lack of buyers.  The most likely cause is the doom and gloom from the national media and the anticipation of the Fed's dropping interest rates even lower....so stay tuned!For more de...

 Weston Yearend Update - 2007Weston made a comeback from the down year of 2006.   Unit Sales were up 13% - not quite back to the level of 2005 but definitely moving in the right direction. Median Price and Average Selling Price both were stable moving towards trending up.  A good sign for the local Real Estate Market.Weston has always been a refuge for those home buyers seeking a larger home and the land go with it.   A balance between the privacy of your own estate and the short trip to the more cosmopolitan Westport.  In 2007, there were seven homes that sold for over $3 Million including the "Byebrook" estate originally built in the 1930's on 13 acres going for $6 Million.   The prior year only three broker the $3 Million mark with the highest hitting $5.5 Million.  And in 2005, five...
