WESTON Market Trends November 2012 Weston is still a strong Buyer’s Market.  There is still a lot of inventory on the market, 11.7 months’ worth (we use the 12 month figure for the absorption analysis).  This is one of the highest of the Fairfield County towns we track.  However, this is a market that has been getting stronger in price over the past three months, despite the seasonal slowdown.  The Weston real estate market appears to have hit bottom in Q1 2012 and in recovery. WESTON INVENTORY WESTON SALES HOTTEST HOMES IN WESTON What homes are most in demand by buyer in Weston?  The sweet spot in the market is for 4 bedroom homes with a list price of $750,000 to $775,000.  They tend to be on the market for 130 days and sell for 94% of list price.

WESTON Market Trends October 2012   Weston is still a strong Buyer’s Market, but trending towards a balanced market.  There is still a lot of inventory on the market, 12.6 months’ worth (we use the 12 month figure for the absorption analysis).  This is one of the highest of the Fairfield County towns we track.  However, this is a market that continues to strengthen with rising prices and fewer days on market.  The trend indicators are all positive with the exception of the Average List to Sale Price, which has recently slipped to 94%.   Weston is still a strong Buyer’s Market, but trending towards a more balanced market.  The Spring market did bring more buyers and sale prices picked up, but there is still a lot of inventory on the market, 14.3 months worth (we use the 12 month figure for the absorption analysis).  This is the highest of the Fairfield County towns we track.  Average Days on Market has finally begun to decrease as inventory also decreases. The Weston real estate market appears to have hit bottom in Q1 2012 and in recovery. What homes are most in demand by buyer in Weston?  The sweet spot in the market is for 4 bedroom homes with a list price of $800,000-825,000.  They tend to be on the market only 105 days and sell for 96% of list price.

  WESTON Market Trends Report June 2012   The Weston, Connecticut real estate market has been trending up over the past three months in terms of prices and prices are now higher than they were a year ago.       Homes For Sale-Market Report Weston CT 06883 May, 2012 Prices Median price for homes for sale in Weston, CT in May was $750,000, unchanged from the same month last year. 3-month average sale price of $747,026 in May was up moderately from $708,548 in April but down somewhat from $810,533 in May of 2011.     Sales Homes for sales in Weston, CT in May were 7. This is down 36.4% from 11 in May of 2011. Sales/list price ratio in May moved up to 94.4% from 93.9% in April. WESTON Market Trends April 2012 Weston is still in a Buyer’s Market.  Weston has over 24 months of inventory (the 12 month figure is used for the absorption analysis), which is one of the very highest in Fairfield County.   Six months of inventory is a balanced market, favoring neither Seller nor Buyer.  Less than six months is a Seller’s market.  There are increases in favor of the Seller in nearly all market indicators for the past three months.  This is the sign of a strengthening market and is a positive trend.

Are Home Prices Really Falling in Weston?   Are prices rising or falling in Fairfield County?  Let's just take a look at Weston CT.  If we look at the Average Sales Prices of homes for sale in Weston from 2002-2012 we see the market has begun to make a bit of a recovery despite a dip this quarter.  But is looking just at the Average Sales Price deceptive?   In the first quarter of 2012 there have been 19 homes sold in Weston. The average sold price is $628,697. However if you look closely you will see that 1 of those homes that were sold was over $1M. How much does that skew the average sales price?   WESTON Market Trends Report March 2012   The Weston, Connecticut real estate market is still trending down. The latest 3 month comparison shows that both the number of sales and sale prices are still declining. The amount of inventory that the market can absorb is still low. We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 14-15 months to sell every home currently on the market in Weston. This is slightly higher than most other Fairfield County towns.
