One of the many things I love about summer in my hometown of Stamford Connecticut, is the opportunities to buy fresh fruit, baked goods and flowers from the farmer's markets spread throughout town during the week.... Happy Independence Month in Stamford Connecticut!  July is the time where historically the market begins to slow down, for a number of reasons.  Whether it was the end of the school year, beginning of summer vacations, or the heat, buyers seem to take a "summer break".  Well, that's not the case this month or for the beginning part this year. The first six months in Stamford CT have been consistent as homes continue to sell! Let's take a look, for the month of June, a total of 71 single family homes sold.  The largest group of homes which sold was 24, in the $399,999 and below price range.  Of which 7 fell into the short sale and foreclosure category. The residents of Stamford Connecticut are so very excited about the Mill River Park project which is beautifying the City that Works. A while ago I had the pleasure of attending a celebration for the Mill River Park project. One of the first noticeable changes was the addition of a community playground on Mill River Road. Volunteers came over a weekend and created a safe haven for the neighborhood children.  A place that was once used for illegal activities, is now a place where one can hear laughter of children running from slide to slide, feel a water misting area providing the overheated with a brief respite and see the smiling faces of kids, well,  just being kids.  Very cool! Each summer the city of Stamford CT does something really cool.  Last year it was all about the cats and the dogs. This year, the "City That Works" is horsing around.  Throughout the downtown area there are horses, pieces of art, found grazing, standing guard and causing visitors to stop and stare at the fantastic craftsmanship. Here are a few examples.....   Throughout downtown you'll be able to visit and choose your favorite horse. Here's a list and map of the horses.   If you like live music, this is a good week to live in Stamford, CT! This Thursday, 6/21, kicks off the Alive @ Five summer concert series. Los Lonely Boys, along with opening guest bands PANA!   I love this time of year because all of the local Farmers Markets are opening back up for the season. There are several Farmers Markets in Stamford and surrounding areas.       This year, I am excited to visit the Stamford Museum & Nature Center Friday Farm Market because in addition to the local produce and delicious goodies, they will also have a wood burning pizza truck. This seems like a great idea! You stop by to do a little local food shopping, and you can relax for a few minutes and eat some delicious pizza while sitting at a picnic table near Bendel Pond. Wondering what is happening in the Stamford CT real estate market? A great question that I am asked almost daily. Well, let's spend a moment together to look at what has happened in May and what are the current opportunities available for today's buyer..... In Stamford there were 56 single family homes sold. The largest concentration was in the"$599,999 and below" range, showing us that there are still opportunities for the first-time home buyer in the "City that Works". The least expensive home in town sold for $245,000. It was a 3 bedroom, 1 1/2 bathroom foreclosure in the Springdale area off of Hope Street.  The most expensive? A lovely 4 bedroom and 4 bathroom Shippan waterfront home approximately 3,900 square feet. Absolutely beautiful... Currently there are 110 single family homes...

  A great event is taking place this Sunday, June 3rd, in Stamford. The event is the Hope In Motion Walk, Run, & Ride. This race benefits the Stamford Hospital's Bennett Cancer Center. This event gives 100% of the proceeds to the Bennett Cancer Center. This race offers something for everyone. For those who enjoy bike riding, you have 3 options. You can either ride 50 miles, 20 miles, or 10 miles.  You can also walk the course. The walk is 3.1 miles. If running is your thing, you can run the 3.1 mile course. The run will be timed. Lower Home Prices & Mortgage Rates = Opportunity in Stamford, Ct. May 2012. May 10th, 2012. With rental rates rising nationwide owning a home seems more affordable now especially with mortgage rates yet again hitting a record low along with declining home prices. In Stamford, Connecticut the median sold price year to date compared to last year is down 3.64% at a median sold price of $530,000. Along with that the numbers of homes sold are up 9.32% year to date compared to last year in Stamford, Ct. while new listings during the same period are up 91.79%. Our Stamford single family sales are holding strong at 39 for the month of April- just 3 fewer than March. With the least expensive property, a 2 bedroom/1 bathroom in the west side of town selling for $193,500, when listed at $225,000.  While the most expensive property sold at $1,750,000. This property was a 2,700+ square foot, 4 bedroom/3.5 bathroom home in the Dolphin Cove community was last listed at $1,895,000. The inventory of single family homes available for sale is continually growing, in March there were 406 (data pulled 3/5/12), April had a total of 467 (data pulled 4/11/12) and currently we have 491 for sale (as of 5/2/12).
