Shelton CT August 2014 home sales showed a 32% decrease in sales when compared with August 2013.   Listing and selling averages were both down 33% and the median home price was off by 25%. (See home sales ranges below for further explanation) Days on the market went down 22%. Shelton CT July 2014 home sales showed a 9% decrease in sales when compared with July 2013 but matched June 2014 with 37 sales for the month.  See annual chart below.   The July 2014 market report as compared to the same period last year showed a 20% decrease in both listing and selling averages and the median home price was off by 25%. (See home sales ranges below for further explanation) Days on the market were flat. Shelton CT Real Estate Market Report and Homes Sold - April 2014   Shelton CT home sales again rebounded in April 2014 with a 29% INCREASE over March sales.  The warmer weather and still low interest rates are bringing even some of the fence sitters out. Shelton CT Real Estate Market Report and Homes Sold - March 2014   Shelton CT home sales rebounded in March 2014 with a considerable increase over the low February sales.  Weather is improving and along with that homes under deposit and under contract continue to go up.  New listings are also up about 20% as well bringing more buyers out of hibernation. Shelton CT Real Estate Market Report and Homes Sold - February 2014   We have had some particularly frigid and harsh weather here in CT this winter. Taking that into consideration along with low inventory and higher mortgage rates, Shelton CT experienced a slow month for real estate closings in the month of February 2014.  It's been tough showing homes since last November with all the snow and ice. Further,  sellers have been holding back on listing their homes until it warms up keeping the inventory static.  Buyers want to see more homes before purchasing and they are waiting for new listings.  The good news is that more listings have come up in the last week or so and should be a continuing trend.
