 Shelton CT June single family home sales and averages were the highest for 2015.  Sales went up 27% as compared to June 2014 sales and were up a whopping 68% from last month.  See annual sales chart below. Listing and closed sales averages both declined slightly 3% compared to 2014 but the June sales average was the highest recorded for 2015.   Inventory remained about the same but the higher sales rate helped lower the absorption rate to 3.94 months,  meaning it would take 3.94  months to sell off the present inventory of 185 homes.  This is statistically a SELLERS market. Going forward, there are 46 homes under deposit and 33 homes pending.      Thinking of Buying or Selling in Shelton CT?  Shelton CT single family home sales went up 8% as compared to May 2014 sales and were up a healthy 65% from last month.  See annual sales chart below. Listing and closed sales averages were in decline 25% and 21% respectively with the median following at 21%.  These averages were historically very low as the month stats showed 93% of sales were below $400K.  Days on the market went DOWN 6%. Inventory was up 37% from last month but the higher sales rate helped lower the absorption rate to 6.57 months,  meaning it would take 6.57  months to sell off the present inventory of 184 homes.  This is statistically a buyers market. Going forward, there are 52 homes under deposit and 34 homes pending.      Thinking of Buying or Selling in Shelton CT? The 2015 strawberry picking season at Jones Family Farm in Shelton CT at the Pumpkinseed Hill and Valley Farm locations is in full swing.    Before venturing out to the farm call the Farmer Jones Crop Line at 203-929-8425 to get the daily update on which farm is ready to be picked that day.    Picking hours are Monday through Saturday 8 a.m. until 5:30 p.m. and Sundays from 8 a.m. until 12 p.m.    Once you arrive, pick up your harvest box from the farm assistants and head to the Berry Ferry, which will deliver you to the fields.       You will want to be prepared for comfortable picking by dressing appropriately.    How should you dress?   Shelton CT single family home sales  were UP again --  24% over the same period last year.   Listing and closed sales averages were relatively flat with a  2%  increase in list average and a 1% decrease in sales price average.  The median went UP  5%.  Days on the market went up 51%.  Tough winter.     Shelton CT single family home sales  were UP 400% over the same period last year.  Yes, that's right.... 400% ... but sales in February 2014 were the lowest in years. Trumbull CT home sales for January 2015 showed a 40% INCREASE in sales from the same period last year.   Average listing and selling prices were flat - under 1%.   The median home price INCREASED  7%.
