WOW I Just Saved Over $100 on My Electric Bill. The state of Connecticut is allowing 3rd party electric suppliers to sell you electricity. But let the buyer beware, some companies are using low teaser rates for a short term and then jack up the price 20%, 30% and even over 50% of what the utility company charges. I just saved over $100 by switching out of Viridian Energy and just using the utility company. You can save even more by going to another third party electric supplier but read the fine print so you do not get a surprise increase of your electric bill.  Viridian Energy operates in 7 states currently Illinois, Maryland, Pennsylvania, New Jersey, New York, Connecticut, Massachusetts.     The above example is based on 2000 kWh usage/month prices from August 7, 2013 at www.energize...

All right, I wrote a blog on July 14, 2013, entitled Getting New Business 101.   I have to admit, the title was not terrific and probably should have been called Chipmunk Rescue in Norwalk, CT.  However, the idea of saving a chipmunk and getting new business was pretty intriguing.     Really, how could one not like rescuing wildlife and possibly getting new business! Therefore, my short blog for this evening is ...... "my" chipmunk is alive, doing well and being released into the big, open 'chipmunk world' in Weston, CT, tomorrow morning!   I will be at the Crisis center in the morning to send 'Munk" off to chipmunk happiness and freedom.   For those of you who know me, I'm in heaven in 'critter world'. For those of you who don't know me, animals give me such happiness and awareness of ...

Norwalk, CT 06851     Finding the Perfect Home Some houses you love at first sight, others grow on you over time - but no matter the situation, always keep an open mind when looking at available homes. Remember that location is everything!! Liking the neighborhood is much more important than finding the house of your dreams, because regardless of your feelings towards your home.. you will never be able to truly enjoy living there if you dislike your location. Ask yourself questions to figure out what it is you want. A short ride to work? Great schools? Are there enough bedrooms in the house? Do you have/want pets? Decide what is important to you and look for a home that fits your description best.     Real Estate Market Data for Norwalk, CT provided by Dagny Eason of Dagny's Real Est...

How to Get New Business 101 Who wouldn't like to find new ways to get new business?!  How about rescuing a chipmunk!  I know, totally crazy, silly; BUT that is exactly what I did.  My husband came home from the gym this morning; and the first thing that he said to me, "There's a chipmunk in our front garden. He doesn't 'look right'."  Hmmmm, what exactly doesn't "look right" mean to the average person?     I spring into action.  Chipmunk in distress, oh my.  For all of those who don't know me very well, I should have been a veterinarian. However, the intelligent side of me knew that I would have to live on a very large farm!  As it is, my neighbors are thrilled that I keep all of the squirrels, raccoon, every species of bird and, of course, chipmunks out of their yards. Therefore, when ...

You've all read about Breaking and Entering, but have you ever done it?!   I had an appointment to show a beautiful townhouse the other day.  Because I had shown it a number of times, I knew the drill: Front door doesn't work so please utilize the keypad on the garage and enter through the 'people door' inside the garage.  No problem.   I got there early to turn on all of the lights and prepare to show my client's roommate the townhouse which he hadn't seen but wanted his approval.  I utilize the garage keypad, go to the door inside the garage to access the house .... Locked!  Really?  So, as all good agents know, we figure there must be a solution.   I open the key box, thinking there must be a key.  Well, there happens to be 2 keys.  Awesome!  One is for the front door, the second is...

Whether Norwalk residents are looking for a home equity line of credit, a refi, or a new mortgage, when it comes to getting a loan, everyone knows that it’s the credit score that ultimately determines the outcome. Yet when it comes to a working knowledge of what major factors affect your score, a new survey shows that many of us are less certain than we should be. The Consumer Federation of America is a nonprofit outfit that from time to time releases reports designed to improve that situation. Their latest is a sort of report card on how much average adults understand about credit scoring — the key factor in getting a loan of any kind. On the plus side of the report card, CFA says that people who have obtained one or more of their own credit scores within the past year are significantl...

With more than 43 million people relocating throughout the U.S. every year, you don’t have to wait until you are surrounded by stacks of cartons to realize how important it is to make your next move the right one. If you’re buying a house in Norwalk in the foreseeable future, it’s a particularly valuable idea to take the time to chat with some of your potential new neighbors. And while you’re at it, why not bring up a few relevant questions: Which schools are best?                                   School quality affects more than just property values. Especially if you have your own kids, buying a house in Norwalk is least disruptive when their new school is the best one available. You’ll make the soundest choice by comparing more than one parent’s opinion. Is there a neighborhood watc...

Spring is here and the bidding begins as homes sell in Norwalk CT for the month of April 2013.  In Norwalk and areas of Fairfield County we are seeing multiple offers and decreasing inventory of single family homes available for sale in Norwalk. Let's take a look at the numbers.... Supply and demand for homes in Norwalk is changing daily.  However I will attempt to give you the top level data.  Last month 51 properties sold in Norwalk CT, of the properties 6 were foreclosures and 25 were sold for less than the median price of $382,500.  As of April 30, 2013 there were 457 properties for sale.  141 of those were new listings (not necessarily new to the market, some were re-listed with a different multiple listing number (MLS)).   NORWALK Market Trends Report Q1 2013     The Norwalk market has improved except for the high end of the market.  31% more homes sold this quarter than at the same time last year.  There are 33% fewer listings on the market.  Fewer listings and increased sales have resulted in an inventory reduction to 9 months of supply vs. 19-20 months last year.  Average sale prices have decreased by 19%, but median sale prices have actually increased slightly by 3%.  This means high end sales have decreased compared to last year and this may be due to the impact of Hurricane Sandy along the shoreline. Last year in Q1 the price range was $120,000 to $4.6 million with a median sale price of $375,000.  8 homes sold for over $1 million and 2 of those were over $2 million.  In Q1 2013, the lowest sale ...
