Home Buyer Inspections in Newtown, CT  Home inspections are an important part of purchasing a home.  Inspections are usually completed after you have an accepted offer and you typicaly have 7-10 days to complete them.  As the buyer, you either hire one company to complete all the inspections or you hire separate companies that specialize in the different components of the inspection. So, what is checked during a typical home inspection?  Here's a list: General Building Inspection - the inspector checks the foundation, the siding, the roof, the porch, the deck, the electrical panel, the appliances passing with the house, the plumbing, the doors, the windows, attic and basement. Septic Inspection - If the house is connected to the sewer system, this is not necessary.  If the house has a se...

A Farmhouse Gets New Life in Newtown, CT Back in June of 2015, we listed a home for sale - 9 Bennetts Bridge Road, Sandy Hook.  This home had been owned by the Kearns family since 1936 when they purchased it from Charles Beardsley.  The Kearns family were local dairy farmers for many years. The home was built in 1875 and was just 989 Square Feet with a large unfinished storage room in the rear of it - a keeping room.  8 Kearns children were raised in this home. This is what the home looked like when we listed it for sale: As Realtors, we drive around town all the time - some areas more than others and that can change given where our business is.  We were recently past 9 Bennetts Bridge and were pleasantly surprised with the work the new owners have put in place.  We only viewed the outs...

Newtown, CT Holiday Decorating Contest  The 2016 Holiday season brought something new to Newtown, CT - the Holiday Decorating Contest.  This new tradition was born from the memories of a local resident who grew up in New Jersey.  Her town had such a competition when she was growing up and her fond memories of it made her want to share it with the people of Newtown. She started with a Facebook Page for the Holiday Decorating Contest and as the excitement for this event grew, people flocked to this page.  She lines judges, and sponsors and even a bus for the judges to go around town.  Then she got the crafty people to make stars that were put out at the winner's home and star keepsake ornaments for the winners to keep.  Oh, and the categories ... tons of categories for the town's entrants....

The Absentee Landlord  People become landlords for different reasons - some by design and others out of necessity.  We are aware that those are very general and broad terms.  What we're planning to blog about today is the absentee landlord and some of what can happen.First, we would like to say that for the majority, being a landlord works out well.  For some it does not. Here's a landlord out of necessity scenario.  You own a house and for whatever reason, you have to move out of town - maybe a few towns away or a several states away.  You decide that you'd rather rent your house than sell it.  Reasons for this vary - there isn't enough equity in your house right now and you'd be a short sale or maybe, your house is paid off and the extra income from the rental would be nice or any numb...

Bob and Richelle Ward Celebrate 15 Years in Real Estate  October 2001 is when we started our real estate careers.  Having moved from Long Island in 2000, we were only in Newtown for one year before we became Realtors. They say that the one thing in life that is constant is change.  That statement is quite appropos of real estate.  The real estate market has changed quite a bit since we first started and some of the tools that we use in our daily work have changed.  Our clients change and their needs change.  Mortgage rates have changed, etc, etcThere's been a whole of change, but would we have it any other way?  Nope!  Over the 15 years, we've grown to accommodate the needs of our clients and adapted to overcome the challenges that have come our way.  We've met some really great people ...

Foreclosures and Short Sales - Newtown, CT Real Estate Marketfdhnjm  This past Sunday, we had a late start to our real estate day.  While enjoying our morning coffee, we read an interesting article in the Danbury NewsTimes - State foreclosure numbers still above national average.  This article was no surprise to us, but it's always nice to see in wriitng what we see out there in the real estate world.  As with many things we read, this article got us to thinking ...Last year in August, we posted a blog comparing the # of short sales to the # of foreclosures here in Newtown, CT.  At that time, we commented that the # of foreclosures had increased over the # of short sales and took this as a sign that our market was finally shaking out the distressed properties. We went back to see if the ...

How Does Garbage Work in Newtown, CT?  Unlike other places that we've lived, there is no town garbage pickup for household garbage.  Well, that's not completely true. The town does pick up recyclables once a week out on the street.  You can get a small recyclable container from the town - it's closer to a bucket than to a garbage can - and it has the town's emblem on it.  It's a cute container, but it doesn't really hold much.  Replacement and new resident bins are free.  For household waste, you have a choice: Bring it to the Town Dump.  You can buy a weekly pass, a monthly pass or an annual pass.  They have different areas at the dump for different types of trash.  Some items, like cardboard and electronics, you can drop off for free. You can hire a local company to pick your trash up ...
