Southern Litchfield County Real Estate.  Connecticut real estate has not yet caught up with the rest of the country despite what the national news says. I am sure there are some markets around the country that are doing well, and there are many that are like we are here in Connecticut. And yet there are some places in Connecticut that I hear are doing better than we are here in Southern Litchfield County.  The bottom line is, real estate is hyper local. Because of that, our local market might not be living up to the national news. Your house may not be worth what you hope it is, what you would like to get for it, or what you need to get for it. I always take a deep breath before getting to the bottom line. It can be a very painful subject, I get that. I don't particularly like deliverin...

Have you got the auto repair blues? A good auto mechanic is a must have in your life, and I have the best, Passarelli Automotive LLC in New Milford, CT.  I have been taking my cars to a Passarelli for over 20 years and have never, ever been disappointed. From our BMW, an old ancient Ford Escort, a Pontiac G6 and all the others before, they have kept our vehicles running in top form. I won't even take my cars to one of those quick oil change places after a bad experience many years ago. Sal Passarelli had his own shop, now he and his son Nick Passarelli work together at Passarelli Automotive. A while back they added Mike McLoughlin to the mix and it is a match made in heaven. They work on European cars as well as American cars, old, new, and all in between. And if you have a BMW, Audi, M...

When you have listed your home and aren't getting many showings at all, or getting showings but no offers, it can be very frustrating. I am sure the question you fall asleep to and wake up to is "Why isn't my home attractive to a buyer, what is wrong with it?" As a real estate agent in New Milford, CT I see it happening and it is  The A#1 prime reason your home hasn't sold in New Milford, CT. You overpriced it! You have overpriced your home. I think this is the Number One reason why a home sits on the market. The median sales price in New Milford has been hovering at $270,000 for the last two years. Normally I look at average sales prices, however the median price does toss out the either really high end sales or the really low end foreclosures that can skew a market report. Buyers are ...

New Milford CT Real Estate.... keeping the real estate drama to a minimum! I like my drama on the TV screen, not in my work space. And I can assure you, I am not on a real estate reality show! So what is the point of getting a permit for work to be done to your house? So that it will close, without drama and trauma!  Any good buyers agent will hit the town/city hall to see if you obtained the necessary permits for work that was done. If not I can bet that they will be asking for you to get the permit AFTER the fact. Which can mean that the town official will actually want to see the wiring BEHIND the walls, or want to get up underneath the deck to make sure it was done properly.  After the fact just isn't a boatload of fun. Often times it will cost you more money to have someone come in...

New Milford CT is still fairly rural, especially in the northern sections of town. We have farmland left, some big tracts, some small. Some growing vegetables, others with cows, chickens, goats, etc.  With rural life there are a few things one should realize. When driving on that leisurely country road, pay attention to speed limits and the side of the road. You just never know what might be lurking! A dog, a cat, a deer, chickens, bike riders, people walking, people gawking at the beautiful scenery. And there is always the possibility of running into a cow or 8.  All is well that ends well.... the man who keeps them here came up and helped to get them back in, and will be checking the fence today to figure out where the little hooligans are getting out from. My gardens are safe, howeve...

Litchfield County CT Photos. Many people don't realize how much farmland we still have tucked away here in New Milford, and on that farmland you never know what you might find. Much of it is truly photo worthy, at least in my humble opinion! I love to take pictures of old things, I have been waiting to take photos of an old pool and pool house for years! It belongs to a friend who called me yesterday to see if I wanted to walk the property, see the cows and take those pictures that I have been waiting to take! Cows make great photo subjects. So, off I went and we had a great morning walking the property. First we ran into the cows, I couldn't help but notice one cow in particular really had that punk rocker look to her. So she gets added into the mix.  What's so interesting about an old...

Your short sale with Bank of America has been declined. The buyer does not qualify. No other explanation. All documents are in, buyer prequal with a local lender, proof of funds for deposit, copy of the 1% deposit check, required documents by BOA signed by the buyer. All good. (No, not preapproval, why would the buyer pay the money up front before they knew how long it would take you, if you would approve the sale, etc.) We put homes under deposit all the time with these prequals from our reliable and trustworthy local lenders. Even you, Bank of America, will issue a prequalification pending appraisal, verification of income/assets, etc. This is not the first problem we have had in negotiating this short sale, this is our fourth buyer. One couldn't wait and purchased a different home, o...

How important is curb appeal when selling your home? I have one word... VERY!  Buyers see everything you no longer see, and what they see translates to $$$ in their mind. That would be dollars they will have to spend on cleaning up overgrown gardens, foundation plantings that have grown over the roof top, dollars that will be deducted from the price they offer on your house. If they put an offer in on your house. If they even bother to get out of the car.  Most of us are guilty of curb appeal faux pas. Hey, I'm not selling my house, I am working 7 days a week and gardening is the LAST thing on my mind. That vine that started growing up the house on a corner I never look at grew fast and furious. In a few weeks time I looked up at the house and it had crawled around the house and overtoo...

For items too large to bring in photographs are fine, according to Doyle.  I am thinking for those in the area who are contemplating putting their home on the market, this could answer those really tough questions like... "can I just toss this thing out, or is it actually worth something?" Who knows...

Single Family Home Sales for New Milford CT, November 2013 The real estate market in New Milford CT is still recovering. We are in a buyer's market, slogging through short sales and sale prices are not rising. Although October showed a rise in the average sale price, the numbers were skewed as the result of a sale of a property of over 4 million. The November average sales price was down again. Given that we can see the numbers are really fairly consistent, hovering between the high $200,000's to the low to mid $300,000's.  Comparing November 2012 to November 2013, the amount of sales are down by 2 and the average sales price was also down by more than $21,000.  With many parts of the country showing a stronger recovery it tells me we are getting there, it will take more time, more jobs...

Let something go wrong and you will find out how important your chimney really is! Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes. My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. She called in Scott Waldron of Washington Chimney Sweep in New Milford, CT and he arrived the same day to clean the chimney. After he inspected the chimney he told her the chimney needed a liner in order to keep them safe and to keep from having to rebuild the chimney. The chimney was showing signs of deterioration, but was still in good enough shape to avoid the expense and aggravation of having to install a new chimney....

I set out, camera in hand, to get you some pictures of our subdivisions in New Milford, CT. A funny thing happened, I realized my concept of a subdivision is not like what others around the country may have. Sure, technically we have them, a few even have a fancy sign, set in stone pillars as an example. Graceful entrances to a few of the newer ones. Yet the older, more established subdivisions have lost their signs, some of the residents probably don't even realize what the subdivision was once called! Of course a trip to the town hall would tell you the name when the subdivision was created. But now they are just neighborhoods. Some smaller, some larger, and they are located all over town.  Sorry, we have neighborhoods, no cluster style subdivision homes here! What I found was... I co...

New Milford CT 4 bedroom colonial under deposit in 7 days?  Now you see it, now you don't. This lovely 4 bedroom colonial actually went under deposit in 5 days of being on the multiple listing service, I am saying 7 because of emails not being received by end of business, etc.  How on earth did 121 Guernsey Lane in New Milford CT go under deposit so quickly? Price my friends, price. It was positioned to be the best priced home in its class. No other reason. It attracted the attention of buyers and agents, one smart buyer along with the buyers agent understood that this home was priced to SELL without a doubt and they jumped on it. They made a realistic offer, they were prepared to back up their offer with a good pre approval, they were ready to make sure they got this house and no one e...

How is the real estate market in New Milford, CT doing? Again we have a plethora of short sales and foreclosures to slog through. Out of the 191 active single family homes that are showing as active, 14 of this are short sales (7.34%) and 6 are foreclosures. This represents more than 10% of our active market for single family homes! It does look as if short sales are here to stay for the foreseeable future in New Milford. These short sales range in price from $129,000 to $649,000. The majority of these are in the first time home buyer price point, under $300,000 and this can be a problem for these particular buyers. They often don't have the time to wait for short sale approval, nor the money to address deferred maintenance the home owner can't pay for. Single family homes sales were do...
