Another magnificent show, who needs TV when you can walk outside and see this? I don't think there is anything quite like fall in New England. I had thought to get out and take photos all around the area, but never quite made it that far. I really only walked about 150 steps to get this shot the other morning. It doesn't get much better than this. It really, really doesn't! And so it begins! I just love this time of year, the cooler air settles in, there is a crispness about it that breathes new life into me. I find it more and  more difficult to drive as my eyes are drawn to the symphony of colors that lay before me. Even though I know it is coming, I am always, always amazed at what beauty is around me. I am blessed!I have heard it said that there is no place for fall foliage like New England. I agree with that wholeheartedly! It is time for me to head out with my "real" camera and take some new photos, but for now those I have taken with my cell phone will do. I love sunrises, sunsets, cloudy days, rainy days, snowy days, I guess I just really love the gifts nature gives to us on a daily basis!This photo was taken a while back, I found it again while looking through my computer this morning. Litchfield County Connecticut, Spotlight on New Milford Downtown Area. I love New Milford at any time of year. I am not sure which part of New Milford makes it so special, I think it is all the parts as a whole. But I am particularly fond of the downtown area. The phrase "quintessential New England" comes to mind! I have read that it is perhaps the most beautiful Village Green in Connecticut. I venture to say all of New England! I could be bragging, but I doubt it. We use our Village Green! It's not just for show. The local downtown business community has banded together and come up with a new twist, "Distinctly Downtown". So, how is the real estate market in New Milford, CT? Good news first. The number of sales for May 2016 were up over April. But down from May 2015. May 2015: 30 single family home sold May 2016: 25 single family home sold April 2016: 19 single family home sold Currently there are 237 single family homes for sale on the MLS. That puts the absorption rate at 10 months. What that means is we need 10 months to sell our current inventory, given no other homes come on the market. The days on market are also creeping up, currently it is standing at 267. This is an 89% increase since February of 2016. And that is NOT good. This means what exactly? To a buyer it is ALL good news. To a seller, not so much. If you do the work up front, if you price it correctly according to local market conditions...

Sometimes you just have to stop and say... nothing. Just stop and be thankful for the beauty that is around us every day. Sometimes it is in a quiet way, a few puffy white clouds passing by set against a brilliant blue sky, a brook meandering though lush green banks, sometimes it feels as if the earth may be coming to an end with lightening streaking across the sky. Well that was quick, especially in this market we are experiencing in New Milford, CT. I listed 31 Fox Ridge Drive in New Milford 7 days ago, and marked it under deposit today! Mind you, we have a years worth of inventory sitting on the market right now. It was the perfect storm!The sellers had it all ready to go. It was clean as a whistle, inside and out. This morning I posted a photo I took of the sun rising over the corn field while walking my dog. A bit ago I took a picture of moon rise over the corn! I am preparing to go outside and watch the lunar eclipse and very excited about it. I wish I had a better lens to get some shots of it, maybe next time? LOL... Anyway, this was my evening treat in the same spot. I am blessed to have such eye candy at my disposal on a daily basis!

I love the fall in New England. I am mesmerized with the colors! Of course the crisp air feels fantastic.  Stiff competition still exists for homes on the market in Litchfield County CT. The photos I use are so important when we are selling your home, they draw potential buyers in, or send them screaming and running in the other direction. I am one that disagrees with using my phone or iPad for photos, they just don't come out good enough, not professional enough. I need a lens that I have control over and I don't care what people think of their phones capability, I just feel it is unprofessional to use mine for marketing photos. I then spend quite a bit of time making adjustments like making sure they are straight, tossing out photos I think are bad, making sure the lighting is good, etc. These photos are not ones of my friends and family I am posting on Facebook, these are professional ph...

New Milford TENNIS & SWIM CLUB 2015 Season in Full Swing!The season officially started on Saturday, May 23rd with a barbecue event at the club, where guests were entertained with a live band. Here is the latest real estate market report for New Milford, CT, including all purchases through March, 2015. After a very, very sluggish period we may be seeing more buyers actually putting deposits on homes here! Could be the spring thaw has brought buyers out. Currently there are 183 active single family homes on the market. There are 34 homes under deposit, which is the next step in the process. This is a higher number than I have seen in a long, long time which is very good news! We are showing 19 homes in the pending sale category, which is also a strong number. Barring any unforeseen events, we should see these homes close in the next month or so.  If you look at the chart below you will see that the average list and sales price does go up and down.
