When an Objection is Not Really an Objection! I have talked about it before, but repetition is the mother of greatness. Smokescreen objections are the most common type of objection you will get today and they are NOT EVEN REAL!  That’s right, they are not real objections and so you do not overcome them.  The proper strategy is to ignore the objection or affirm it and continue with the Pre-qualification.  The classic smokescreen that we can all relate to is when you walk into a store to buy something and the sales person says, “Can I help you?” and you say “Just looking”.  It is not real-you ARE looking for something.  In actuality, you lied.  But you say just looking anyway because you don’t want to be sold - but this is just a subtle form of procrastination.  The truth is, that sales ...

Most people look at training, hiring assistants, marketing even, as an expense. It is NOT an expense. And you have an UNLIMITED budget once you start looking at everything from a positive, revenue-driven mindset. If I place one ad for $500 and only get 3 calls and book just 1 deal most people will never place that ad again. But they doubled and possibly quadrupled their money! Even a small listing with a 3% commission is a huge return on investment.  Why then, would you not do that ad again? It’s the same with hiring. The average Realtor spends 1 hour a day in activities that yield income and the rest is busy work and chasing this or that. If an assistant could take that busy work away and allow you to spend 4 hours a day in activities that generate income you will make 4 times more mon...

Nostalgia for Me! - Litchfield Green in CT I grew up in Litchfield  - or at least for part of those years I was there - and was married there.   As I drove through yesterday to visit a friend's new home in Goshen, I was struck with how beautiful the town and area really is! And as I drove up North Street, I was struck by how beautiful that street is and was !    I wish the sun had been out, but it was beautiful even in the dreary rainy day that we had.            Nostalgia for Me! - Litchfield Green in CT

A Field Trip! A Field Trip!My sister Sue is visiting us this weekend, and since the weather finally decided to cooperate, I got to indulge in a field trip I've been longing to take for quite a while. The delight of the day was more than doubled by getting to enjoy it with Sue.   We drove to Litchfield to visit the White Flower Farm, and we were NOT disappointed. What a beautiful place, with many border plantings, gorgeous garden furniture, and friendly staff.   Wisteria was in bloom in several places, wafting their delicate scent our way.     Stone walls and steps led to plantings with a colorful variety of flowers and green plants.     Tuteurs made of weathered wood led the eye upward from the planting beds, with climbing plants already starting their way up the triangular shapes.     ...

Beautiful Begonias Courtesy of White Flower Farm in Litchfield CT Many of us have been enjoying the posts of Roy Kelley this winter and his fabulous photos of the Conservatory at Brookside Gardens.  He has done much to keep up our spirits as the Northeast is hit by snowstorm after snowstorm.  Roy posted some wonderful photos of orchids that got me thinking about the beautiful flowers we visit every summer at the White Flower Farm in Morris CT (just outside Litchfield)--they have the most amazing begnoias.  If you are a fan of begonias, here is just a sampling of what they have to offer . . . Sunshine in Flower Form! So if you find yourself in Litchfield County, Connecticut, be sure to find the way to White Flower Farms, especially in July and August when the begonias are in full bloom!V...

Home buyers got a rare break recently when mortgage behemoth Fannie Mae decided that new policies do not require mortgage lenders to obtain a second full credit report on borrowers immediately before a home closing or refinancing. Home buyers and home owners who are refinancing a mortgage loan do have to report new debts; but a formal, pre-closing credit report is no longer mandatory. The clarification in its lending policies by America's largest mortgage lender allows loan officers to use in-house or commercial fraud-detection systems to track the credit activities of loan applicants. Many lenders regularly initiate fraud-detection systems to track an applicant's use of credit between loan approval and finalization. Fraud-protection systems alert lenders if an applicant makes any finan...

The Connecticut Wine Trail: Fifth Stop The fifth stop on our trip through Connecticut’s wine country saw us spending the 4th of July at Litchfield’s Haight-Brown Vineyard. Founded thirty-five years ago, Haight-Brown is Connecticut’s oldest vineyard and was the first to plant Chardonnay and Riesling varietals on the slopes of the Litchfield Hills. Those first pressings earned the winery gold and silver medals at the prestigious Eastern Wine Competition.     Our holiday visit to the winery found us trying several excellent wines worthy of those medals. Some of the best were the Covertside White, a crisp blend of Chardonnay and Seyval Blanc, and their most popular wine; our personal favorite, the Riesling, made from grapes from the Finger Lakes region of upstate New York and an excellent, ...

Although there was little economic news to influence traders early in the week, the benchmark 10-year note started out strong.  The continued decline of the euro pushed stock prices down on concerns about its effect on the global economy.  The rush to the safe haven of U.S. Treasuries continued. The 10-year yield, which moves inversely to price, closed at 3.15% and stayed in that area until Thursday. Wednesday's Fed beige book release showed signs of economic improvement in the nation's 12 federal districts, which provoked light selling.  But the report stated that economic growth was mild, slowed by the Gulf oil spill and the economic situation in Europe. Treasuries were hit Thursday.  First-time jobless claims for the week ended June 5 fell by 3,000 to 459,000, and the four-week aver...

Indoor pollution sources that release gases or particles into the air are the primary cause of indoor air  quality problems in homes.  Inadequate ventilation can increase indoor pollutant levels by not bringing in enough outdoor air to dilute emissions from indoor sources and by not carrying indoor air pollutants out of the home. High temperature and humidity levels can also increase concentrations of some pollutants. Pollutant Sources There are many sources of indoor air pollution in any home. These include combustion sources such as oil, gas, kerosene, coal, wood, and tobacco products; building materials and furnishings as diverse as deteriorated, asbestos-containing insulation, wet or damp carpet, and cabinetry or furniture made of certain pressed wood products; product...

Fieldstone Estates in New Milford Connecticut is a quiet subdivision of quality homes, most between 3,000 and 4,000 (plus) square feet. The first second phase, Granite Road, was built between 2004 and 2005, 10 grand colonials on a quiet cul de sac. These homes vary, some with 2 car garages, some with 3, some with finished basements, others left for future owners to finish as they see fit. The one thing they do have in common is they are all built for enjoyment of the homes. They are just minutes from walking trails around the reservoir, and plenty of woods for privacy. The second phase is still being built around the corner on Mia Bella Drive. There are 18 homes on Mia Bella currently, with a few under construction. These homes, like the first phase, are beautiful colonials located just...

Using a personal loan to pay off credit cards: OK so you've got credit card debt - what are YOU going to do about it.  First you need to take charge (no don't go charge - take charge - insert chuckle here).  You have three options: 1) file bankruptcy.  Yes it's an extreme response - but if you are so far in over your head it is an option. 2) stop paying on your cards and then negotiate a payoff.  Ever hear those commercials on the radio that say "we are the people that your credit card companies don't want you to know about - we can pay off all your debt"?  Well this is what they do.  They tell you to stop paying on your debt - wait 3 - 4 months.  Then they call and settle your debt for you for a small percentage of the original balance.  They will usually fish around to see if you have...
