Saving money....  ouch...  In today's market, not as easy for some depending on their situations. I know some people that make a good living, but that they have a large family to support. Sure, define a good living, which would be different for each one of us. But the bottom line is that many of us could use help one way or another when it comes to buying a home. I wrote a post a few weeks ago about the tax credit for first time homebuyers and giving insight of what it was all about. Before I go further about this tax credit, let's define first time homebuyer. It is someone that has not owned a home in the last 3 years from July 2, 2005, through July 1, 2008. And just a FYI, this tax credit is still good for anyone that buys a home prior to July 1, 2009. Now, did you realize that yo...

In today's society, we look to each other for advice, for counseling, expert knowledge on a specific subject, etc, etc.  In many cases, we just go to the internet and Google a specific subject and poof, there are many links that appear from different people explaining or expressing different ideas or detailed specifics. But how do we know what is actually right?  How do we know what is fact and what is opinion?   My point to this is that I have been on several mortgage related sites in the last year and have found some information that is misleading or incorrect. Luckily I am in the mortgage industry. But how would a consumer know?    Kelly Sibilsky wrote this blog : Opinions are like belly buttons  A very cute analogy, that talks about opposing view points and such.   My problem wi...

Mortgages in the general scheme of things should not be that complicated. It starts with the loan officer though, as I explained in Part 1 of this series. I really have never cared for the term sales or sales person, but that is what a loan officer is, a sales person. But the problem is that so many act as a sales person, wanting to sell you a mortgage. My biggest problem with this is that they should be educating you and helping you understand not only the process of getting a mortgage, but understanding your options. But so many just tell you what you want to hear. Besides, if you knew so much, you wouldn't need us, right?   Which brings me to part 2, understanding mortgages and loan programs. Much of this might be boring for the average borrower, but the more you understand, the mo...

There is always a silver lining.. you just need to find it.  A lot of people can't afford heath insurance, and dread heading into the winter season, with the dreaded flu hanging in the balance.  This year you can do something about it.. and it is FREE. NBC 30 is holding it's annual Health Wellness Festival this forthcoming weekend at the Connecticut Convention Center in Hartford, CT.  It is open to the public, admission is free too.  The event starts on Saturday, October 25th, 2008 from 10am to 5pm, and again on Sunday, October 26th, 2008 at the same time. This is your opportunity to get free health screenings, view some demonstrations, and participate in activities for the whole family! I gather last year there was more than 22,000 that attended the event.  Why not make this year bigge...

TITANTIC EXHIBITION  Looking for something to do this weekend since it is supposed to be raining and cool this weekend.  Yes, pools and beaches might be out of the question.  But there is an exhibit at the LX Center (used to be Civic Center) in Hartford, CT that might be of interest.  The Titanic Exhibition is there, and in it's final weeks.  If you ever wanted to know more, and see actual artifacts that were retrieved for this luxury liner?  Now is your chance.  The exhibit is open Friday and Saturday from 10:00am to 9:00pm and Sunday from 10:00am to 6:00pm.  They also have recreated the first and third class cabins to give you a real feel of what it was like.  So, if you want to visit 1912 and get away for a while.. this is the opportunity to do so.     Do you think the mortgage and real industry as a whole has been bad in the last 2 years?  What about the last 6 months? Yes, people are still buying and I am busier this year than last year. Part of the reason is because some lenders are dropping the ball at the end and I am picking up the pieces.  But this post is not about that. If you were shaking before, wait until a few months from now. Down Payment Assistance Programs are now dead in the water....but maybe not. Read more.... The Senate’s decision to ban privately-funded downpayment assistance programs through the passage of its Housing Bill just happened a few days ago. Why am I extremely disappointed?  Again, government officials that don't know what is behind a mortgage, makes a decision that will affect thousands of familie...

My home inspections are increasing with the crunch on mainly because the intrest rates lower but the leaders are very tight with giving loans and I am inspecting homes for the same buyers 2 and 3 times on different properties the lenders have to give these people a break, they have to come up with longer loans so the populations can buy homes and get our country back on track.

Mortgage Accelerator programs  :  Well, you sell mortgage accelerator programs.  Or you are a consumer that is fascinated by certain programs such as the MMA (money merge accounts) which is sold by UFF or by CMG.  UFF's program is all done through a second mortgage, home equity program. CMG does the same type, but with a 1st mortgage. In my opinion, both are as good as advertised. Not only do you need discipline to get even close to the standard ways of paying down your mortgage, but it's a risk in many areas. Here is how they addvertise these products most of the time..... Compared to a traditional mortgage you could... ...Save tens of thousands in interest ...Pay off in half the time And do it with no change to your spending habits!   Okay.... let's attack the last statement.  It's ...

Dear Loan Officer, I want to thank you for contacting me on the purchase of our new home. We are just so excited... our emotions are running wild and just can't believe that this dream will come true. Because of these emotions, we can't think straight. So we really are thankful for your expertise, knowledge, for asking us the right questions in making sure that we are getting a fair deal, not the best deal. We just want to be taken care of and just want no hassles or problems at the end. But we have some questions for you Mr. Loan Officer. We actually had time to gather our thoughts and speak to my brother who is a loan officer, but can't do loans in the state that we live in. I went over everything that you went over with me and I have some huge concerns. These are the things that my ...

I know that we are in a society that has information buzzing around like bees around honey. But I would have thought that there would be less people in the mortgage business or in real estate giving out false information or misleading information. I thought because of the lack of business for so many, that these people would have left. Or are these same people hanging onto a thread, giving out misleading or wrong information, hoping to hang onto a client. Hoping that they can close this person under false pretenses, before they happen upon the truth.     Just the other day, I had a consumer contact me from my blogs. He was told that credit scores won't matter in 2 weeks because FHA will be buying mortgages. Huh?  Say what?  Maybe the government will step in sometime down the road. Bu...

As the credit crunch continues, I wanted to point out some key issues that I am seeing in todays market place that are misleading the average consumer. FHA mortgages.....  (my advice, steer away from loan officers or lenders that advertise what I am about to talk about) There is no such thing as 100% financing for FHA mortgages. Yes, you can get 100% gift from family members, 6% seller concession, and even gifts from non-profit organizations. FHA has no credit scores. Yes, HUD states this in their mortgagee letter, but it's the investor that sets their own rules. Yes, I have an investor that I can go down to a 500 credit score. Yes, I can actually get a loan down in the high 400's, but it still has to be a decent loan. And yes, I can get a consumer approved with no credit scores, but y...
