The recent slowing in sales has hit the prestigious Greenfield Hill neighborhood too. This section of Fairfield is home to some of the largest properties and estates in town.  As of July 31, 31 Single Family homes have been sold.  This is down 25% from the homes sold last year.  It is a decrease of 55% from the 69 homes that sold during this period in 2007.   The Average Selling Price for the year is $1,183,563.  This compares to an average for last year of $1,319,107 or a 10% decline.  It is off 18% from the same period in 2007 when Homes averaged $1,445,488.   The higher end homes seem to be feeling the impact of this downturn too.  There were 4 Homes sold for over $2 Million this year compared to 12 homes in 2007.  This represents a decline of 66%. Tucked neatly into the private community called "The Ridge" within Greenfield Hill in Fairfield Connecticut 125 Paddock Hill is a visionary home with a style that embraces the belief that physical comfort is essential. The redwood, glass and granite exterior is a fusion of elegance and organic. It sits comfortably on over two professionally landscaped private acres. The contemporary design has a number of influences but is best described as California luxury at its best. Greenfield Hill Neighborhood Update June 2008 The slow market is hitting all segments and neighborhoods of Fairfield.  Greenfield Hill one of the most desirable neighborhoods in town and the location for many of the larger estate properties is feeling the impact of the current real estate slump.  Home Sales are off 43% from last year for the same period.  With 86 homes on the market and sales of 5 per month so far this year, we are looking at an average market time of over 17 months.  This makes planning to move a rather challenging adventure....  Greenfield Hill Update Year to Date Sales of Single Family Homes As of June 30                            2008 2007 08 vs 07 2006 08 vs 06 Closes 30 53 -43% 45 -33% Median Price $1,250,000 $1,200,000 4% $1,185,000 5% Avg Selling Price $1,298,7...

Greenfield Hill UpdateMarch 2008Greenfield Hill is off to a slow start to 2008 just like the rest of Fairfield and the surrounding region.  Unit Sales are off 32%.  The Median Price came in higher than the Average Selling Price demonstrating the slow demand in the highend property segment.  In fact, the highest sale in Fairfield's Estate neighborhood came in at just over $1.8 million.  You would think that Greenfield Hill buyers are somewhat insulated from the short term ups and downs of our economy.  However, this year it looks like everyone is taking a wait and see approach to buying. Greenfield Hill UpdateYear to Date Sales of Single Family HomesAs of March 31              2008200708 vs 07200608 vs 06Closes1522-32%17-12%Median Price$1,237,500$1,019,50021%$1,170,0006%Avg Selling Price...
