The Weston CT Reservoir on a gorgeous day! I was on my way home from an open house in Easton, and drove across the reservoir on a causeway. With the sun behind me, the water looked so beautiful, that I could not resist snapping a bunch of photos. This was the best!

Located on 535 Black Rock Road, Bradley-Hubbell House is a landmark in Easton, CT.  Built in 1816, the Bradley-Hubbell House in Easton preserves 19th century farm life in Connecticut. This Colonial style home has a traditional center-chimney plan with some Federal-style ornaments, such as a parlor mantel and rope molding on the stairs. The Bradley-Hubbell House was added to the National Register of Historic Places in 2003. Aljah and Elizabeth Bradley lived in this home when it was built and their descendants eventually sold the home to the Bridgeport Hydraulic Company in 1912. This company flooded most of the farmland for a reservoir and then leased the house one of its employees, Franklin Hubbell. Over the past year, the Easton single family real estate market improved in the number of sales, but not in median sale prices.  From 2012 to 2013, there was a 2 percent increase in the median sale price ($558,500 vs. $567,500) and a 3% increase in the number of sales (276 vs. 269). The number of Days on Market decreased from 2012, which is good news for home sellers.    EASTON Market Trends Q1 2013   The Easton market has not improved since last year according to the Q1 numbers with homes sales and prices essentially flat compared to the same time last year.  There are 33% fewer homes on the market which has lowered inventory to 17-18 months worth compared to 25-26 months of inventory in Q1 last year.  Average sale price has not increased due to the high inventory, but the median sale price has increased, which means the the high end of the market is not selling well. Last year in Q1 the price range was $310,000 to $817,500 with a median sale price of $455,000.  3 homes sold for over $600,000.  In Q1 2013, the lowest sale was $285,000 and the highest was $1.1 million with a median sale price of $467,500.  5 homes sold for over $600,000 in Q1 2013. ...

   EASTON Market Trends February 2013     Easton, Connecticut home sales are still in in a Buyer's Market, but is trending towards a balanced market.  Prices continue to trend lower compared to last year, although the number homes sold have increased from a year ago.  Inventory has decreased dramatically from 22 months last year to 9 months of inventory due to a combination of lower inventory and higher increased sales. The areas in green show a positive trends for Average Number of Homes Sold per month and for the Months Supply on Market as well as Average List to Sales Price over the past three months. Two of the most recent market trends are in the direction of a stronger market – more homes are selling and the inventory is slightly lower. However, prices are still declining. EASTON Market Trends October 2012 Easton is still a Seller’s Market with 13.6 months of inventory (the 12 month figure is used for Absorption Analysis).  The market trends were headed in a very positive direction throughout the Spring market, but the gains have not been sustained.   Over the past three months both prices and number of sales have retreated.  As you can see from the chart below, inventory is back up again and is higher than the same time last year.     Easton is still a Buyer’s Market with 14.6 months of inventory (higher than any other Fairfield County town except Weston).  However, the three month trend of 10.4 months of inventory shows movement towards a more balanced market.  There is good news in all the latest statistics.  Average List Price and Average Sales Prices have increased, Average Days on Market is decreasing, and Average List to Sales Price is very good at 96%.  In retrospect, it looks like Easton’s real estate market hit bottom in Q1 2012 and a recovery is now underway. What homes are most in demand by buyers in Easton?  The sweet spot in the market is for 4 bedroom homes with a list price of $700,000-725,000.  They tend to be on the market only 66 days and sell for 95% of list price.

   EASTON Market Trends June 2012     Easton, Connecticut home prices have increased significantly over the past three months and is higher than a year ago.
