East Hartford Connecticut Condo Sales As part of my marketing efforts, I work to compile data for condominium sales in towns in Connecticut.  My intention is to use the data to demonstrate the positive effects of obtaining an FHA Condo Approval. I was surprised to find that there are only 23 condominium projects in East Hartford; some neighboring towns have twice as many.  In 2011, when all condominium projects were required to get recertified with FHA, there were 11 projects on FHA’s Approved condominiums list.  That is a fairly high percentage from what I've seen. East Hartford CT Market Report for March 2012     Closed sales in East Hartford in March 2012 were up significantly over March 2011.  This March, there were 39 closed sales, compared to 27 closed sales in March 2011.   Median and average prices were down significantly from the same period last year. East Hartford CT was a busy market for real estate sales in 2011, but not quite as active as in 2010. According to MLS data, there were 307 closed sales in 2011 compared to 343 in 2010. In addition, the median price dropped to $144,000 in 2011 from $155,000 in 2010.  That's a 7.1% decrease in median price and 10.5% drop in closed sales. Here is a look at the closed sales by month: As was typical for many markets, East Hartford showed a surge in activity in the months before the expiration of the homebuyers' tax credits on June 30, 2010.  This activity could not be matched in 2011, but from July through the end of the year, 2011 generally outpaced the same months of 2010, showing a more optimistic trend. East Hartford CT Market Report for November 2011   Much of central Connecticut was dark and cold the first week of November because of massive power outages from Storm Alfred, but the housing market in East Hartford was sizzling hot!  The number of closed sales in November 2011 was DOUBLE the number of closed sales in November 2010 (32 closed sales vs. 16 closed sales).   The median price also rose over last November, with this November being $147,750 and last November being $134,450.  Closed sales ranged from $22,000 for a two-bedroom, one-bath, 852 sq. ft. mobile home to $245,000 for a three-bedroom, 2.1 bath, 2320 sq. ft. colonial.  People may finally be realizing that there are bargains to be had both in the price of homes and low mortgage rates!  Here is the breakdown by price rang...
