When you purchase or a sell a home in the state of Ct, you will need to engage a real estate attorney to represent you for the closing. They are responsible for performing the title search, preparing the formal contact of sale, holding the earnest money deposit & contract funds, working with the lenders to prepare the final closing numbers, releasing and recording the documents of sale at the town municipalities, obtaining any homeowner association paperwork and much more. Both  the home buyer and the seller have their own separate attorney. Typically, the home seller has the first pick & should engage their attorney prior to the listing the house. The attorney can review the offer paperwork prior to getting the final signatures. The home buyer generally selects on right after there is ...

As a real estate agent serving the Greater Danbury area, it is my goal to help my home buyer clients purchase their next home My clients ultimately decide on which property they would like to purchase, and how much they would like their offer to be on a home. It depends on how much you want the house. Most homes are generally selling between 97-98% of their final asking price. To prove to sellers that you are serious about their home, I would recommend home buyers start their offers at about 90% to kind of feel the sellers out, based on my experience. However, before making the offer, I prepare a formal market analysis on the home to see about where the home should sell for. I also examine the tax record of the home and review the property history. We would need to take more about a stra...

There are still some distress properties in the Greater Danbury & Candlewood Lake area. Distress properties means a bank owned foreclosure or a short sale. In both cases, the home is being sold in 'as is' condition. This means the home buyer does have the right to perform their inspections, but the home seller is not going to be fix anything. In a short sale situation, the buyer typically has to perform their inspections prior to the sellers attorney submitting their short sale package into the bank. You might be possibly able to negotiate a little bit of money of the purchase price  on the short sale with the home seller if there are items that concern you but are reasonable(submit to the lien-holders approving the sales price), which we can talk about after the inspection.  In a short ...

Home sellers in the Danbury,CT area will need a market analysis on their home when it's time to list their home for sale. This is a on-going living and breathing document that talks about what is on the market, what homes are under deposit & in contract and what has recently sold in your neighborhood or town that is similar to what your home has to offer. After evaluating this information, home sellers should understand where their home should be listed at in hopes of selling. As a real estate professional, I have no problem being honest with clients on where they be listed for in order to have a good change of getting an offer in a reasonable time period. When I'm in the process of preparing a market analysis for a client, I take my time and through the local multiple listing service se...

It's important to gather information about your home before it goes on the market. As a real estate agent that is representing the homeowner and the house, I like to assemble that information into a booklet that buyers can see when they come to tour the house. In addition, I make the documents available online for any licensed real estate agent to access. It's great if the homeowners any provide information as listed as below.-Plot Plan/Survey-As Built For Septic & Well Water Docs (if applicable)-Utility Cost-Appx age and information of mechanical systems (furnace,ac, hot water heater, roof) and appliances-List of service providers-Any HOA information-Inclusion/Exclusion Sheet-Any paperwork available on any major projects, improvements or repairs-Anything else that you think would helpfu...

Being a landlord is not for everyone in the Danbury,CT area.Once you made aware that your tenant does not plan on renewing their lease, owners are faced with a couple of choices. They can either move in the property as their primary residence, put the house on the market for sale or begin the process of advertising the home for lease. As a real estate adviser in the Greater Danbury area, I would be happy to meet with you to discuss the last two options. I have helped clients in those situations before and can advise you on which may be best, but it is your call on what you would like to do. We can evaluate the market to see what the home would sell for and also rent for based on real estate activity in your neighborhood. Owners should evaluate their personal financial situation & their ...

Danbury,CT does offer a large number of townhome communities for residents to live in .A large number of them are primarily owner occupied, being the homes are kept as the owner's home-not rented out. However, there are usually a couple of units that are quite spacious, totaling about 1600 + square feet on the first & 2nd floor plus a finished basement, that has been placed on the market for the lease over the last few years. In most cases, you as the tenant, would be working renting from someone that typically lived in the unit before and then had their situation changed or the real estate market has changed, making them into a landlord-not necessary planning to be one. With the prices of most of these units, one would have to run the numbers carefully to see if it is financially benef...

When you sell your home in the Greater Danbury,CT area with me, I require my clients to fill out an inclusion/exclusion sheet. This a document that spells out what you as the homeowner plan to leave for the home buyer purchasing the home, what you plan on taking with you. You can also list what items you would like to be negotiable for, depending on what the overall offer is for the house. Items listed on this sheet include appliances, window treatments, lighting fixture, sheds or play-sets, fireplace tools and more-some of the items may not even apply to your property. I request the home buyers to sign this form as part of their offer, so at the last minute they won't come back complaining that something was excluded. This also means that you as the home seller are obligated to deliver...

There is a difference between viewing houses and looking for help on buying a home. Viewings homes is just a part of the the whole home buying process. That is what most home buyers in the Greater Danbury think is the most important thing in the entire process purchasing a new home. When house hunting, property viewings are important but not as important of learning about the process of buying a home before getting to point of viewings. A discussion about home buying process should be done prior to viewing home-it's called reaching out of help. The home buying process has changed since the last time you purchased-or this could be your first time. Looking for help includes meeting with the agent of your choice for a visit. This is what you should do before even getting into the door of an...

I don't try to service the entire state of Connecticut. I don't feel that I can absorb that that information about each neighborhood and available homes. Each part of the state also has it's own way of getting from an accepted offer all the way to the closing. Even the real estate market within 30 minutes south, southeast or east of Danbury is different.  Pricing, practices and finding professional in related fields needed for the closing would become difficult if I attempt to go outside of my immediate market area.My bread and butter is representing home buyers & sellers seeking professional assistance throughout the Greater Danbury & Candlewood region of Western Connecticut. I have personally sold represented approximately 150 sides of a transactions at this point in my career-each si...

If you are in the market to lease a property in Danbury,CT there's a good amount of paperwork that most landlords require from you before they get out a lease for your review.-Offer To Lease: This is generally a one page document that is filled out. It included what you are offering to pay each month for rent, the amount of security deposit& any appliances or personal property to be included with the home. This document also includes when you would like to move in & have the lease end. In addition, there is space for additional terms of conditions of the house(for example to add if you want the owner to paint or make other improvements or to mention that you have an pet).-Photo ID: We require a  copy of your drivers insurance.-Pay Information: It is my office's policy to collect your tw...
