In the current Danbury,Ct real  estate market, certain price ranges and properties types are exteremly competivite. I have been told by other agents checking over a dozen offers within a weekend for an estate sale, and other bank owned properties closing almost $35,000 more than the listed price. It is not only just those types of properties. In addition, inventory is low in immeadiate area (Danbury,New Fairfield, Bethel, Brookfield & Newtown) for single family homes currently under $300,000 which are not short sales & as well condos under $200,000. What can you do if you find yourself in a multiple offer situation. Fairfield County and the Greater New York City area has some of the most expensive real estate in the country. However, homes in the Greater Danbury area and Candlewood Lake area are fairly reasonably priced. Danbury technically has a Fairfield County address, but we do things differently around here. There are many spacious townhomes available in the Danbury market. if you are considering looking, partner with the leading expert in the market. Depending on your needs and budget, you would be most likely  two or a three bedroom unit. However, there can be a large different in the price point.Per smart MLS, the average 2 bedroom condo in Danbury,CT that was sold was $237,869. Buyers would typically want to see pictures of the house before scheduling time from their busy day to go house hunting. Having just one picture is not really seen as acceptable buy home buyers these days.
