The general market for buying or selling a condominium or townhome in Danbury,Connecticut was very active in 2018. Days on market decreased quite a bit over the 2017, more homes were sold then than last and the average sales price increased over $20,000. The lower end is the most active with most properties coming under deposit in under three weeks on the market, but a little bit longer to get into formal contract .The higher end has had some sales, but not all may be recorded on the MLS due to new construction up at Rivington. The average closed price for a townhome in Danbury,CT is now $257,499. The days on the market or the higher end in Danbury appear higher as they were new construction.Current inventory levels are low, making it a good time to selling. Price Range Average Days on M...

There is a difference between viewing houses and looking for help on buying a home. Viewings homes is just a part of the the whole home buying process. That is what most home buyers in the Greater Danbury think is the most important thing in the entire process purchasing a new home. When house hunting, property viewings are important but not as important of learning about the process of buying a home before getting to point of viewings. A discussion about home buying process should be done prior to viewing home-it's called reaching out of help. The home buying process has changed since the last time you purchased-or this could be your first time. Looking for help includes meeting with the agent of your choice for a visit. This is what you should do before even getting into the door of an...

I don't try to service the entire state of Connecticut. I don't feel that I can absorb that that information about each neighborhood and available homes. Each part of the state also has it's own way of getting from an accepted offer all the way to the closing. Even the real estate market within 30 minutes south, southeast or east of Danbury is different.  Pricing, practices and finding professional in related fields needed for the closing would become difficult if I attempt to go outside of my immediate market area.My bread and butter is representing home buyers & sellers seeking professional assistance throughout the Greater Danbury & Candlewood region of Western Connecticut. I have personally sold represented approximately 150 sides of a transactions at this point in my career-each si...

If you are in the market to lease a property in Danbury,CT there's a good amount of paperwork that most landlords require from you before they get out a lease for your review.-Offer To Lease: This is generally a one page document that is filled out. It included what you are offering to pay each month for rent, the amount of security deposit& any appliances or personal property to be included with the home. This document also includes when you would like to move in & have the lease end. In addition, there is space for additional terms of conditions of the house(for example to add if you want the owner to paint or make other improvements or to mention that you have an pet).-Photo ID: We require a  copy of your drivers insurance.-Pay Information: It is my office's policy to collect your tw...

There are a few things that home owners in the Greater Danbury are have to consider when setting the sales price for their home. Condition: The condition of your home should be reflected in the pricing. If other homes have been updated and yours reflects much of the original construction but things are working, you can not expect buyers to pay as much for your home as your neighbors have gotten. In the contrary,we have to be careful about taking price plan if your home is the largest or most improved. Motivation:If you want sell quickly I would go the lower end of the comps based on your homes  condition and hold pretty firm when it goes to negotiating any offers. If you are in not much of a hurry, we can go toward the higher end of the market but if the feedback isn't what we hope for,...

Some of my clients are not sure whether they should be purchasing a single family or townhomes. In the Danbury area, we are forutnately to have both options avaialble in both of the towns that comprise the area. Generally, there are most townhomes in Danbury & Bethel, compared to the surrounding towns. Each option has it's own postive features. For the most part, townhomes in the Danbury area are more affordable, larger and newer than the single family homes.Current inventory is better for townhomes-in terms on the number that are available to choose from in certain price ranges. In addtion, a good number of communties offers amenties such as pool or walking trail. Owning a single home has it's own advtanges as well. You don't have typically have monthly assocation dues. You get to contr...

When you are looking for a new place to live, and are in the process of deciding on a community or two to focus on, it is common want to drive around to get an idea on the complex is maintained, how far apart are the homes from each other, how the homes look on the outside and distances to your work & preferred services. One thing you might want to ask yourself , where can I find information about the current real estate offerings throughtout the area. Unlike some parts of the country, interested buyers in the Greater Danbury area of Connecticut  most go to their own real estate information There are no-site sales offices to go to-unless if you are interested in only in their own project for a brand new home. When looking for a home in the Greater Danbury area, you  hire the expert to gu...

Learning the value of your home is very important. It it be useful for your planning your financial future by seeing if their is enough equity in your home so you can upgrade to larger home, downsize comfortably, or another considerations. It is easy to get a quick price from a well know national portal. However, the estimate that you get from their is just a starting point. One appointment I went on in the Greater Danbury area, their price was close to 20% less than what I valued the home to be due to a number of things. The national site has not been the homes, and understands the differences in location & the current market conditions. Home sellers in the Greater Danbury,CT can get three different value directly from my website. This is a free service with no obligation. I also will ...

It is possible to purchase homes from a long distance these days. You can view homes' without physically stepping through the front door of your home until the walkthrough before closing if not later.  With technology available these days, it be can done by using tools such as face-time,skype, zoom electronic meeting, recording movies and sending multiple photos. However, it is not the same as coming through the house on your own. You can see the space better, evaluate the mechanical systems, see how the neighborhood is at different times of the day, and you may see things in the house that are different than my evaluation. I had a client purchase a home electronically, but he is seasoned investor that owns multiple properties but he at least came up to the house to do the building insp...

I hate to have home sellers invest more in their house that what is needed for the market. I would highly recommend home sellers meet with their chosen real estate professional prior to investing to sell or remodeling for their own use. I'd much rather invest my own hour or two with the clients rather than have them make a possible large mistake by over improving their home for the neighborhood or not going enough to in to order get a favorable price for their home. It's my job to ensure by clients homes are set for the 'retail market'. If you know something is broken in your home, fix it. Home buyers going to going before a building inspection. It is easier and less stress to get anything addressed prior to the time the buyer's sent out their inspector. On the CT property disclosure for...

Becoming a landlord is a big step in the property ladder in your life. As a landlord, you are reasonable for providing adequate shelter for someone that is going to be paying you a good amount of money each month to live in your property. There are steps to guide from being just a traditional owner to becoming a landlord.-To start, you have to own a property or purchase a townhome as investment. If you were to purchase strictly as an investment property, most of the banks do require a 25% or higher down payment. If you were to purchase a traditional mortgage for owner occupied, you have to promise that you would live in the home as your main residence for at least one year.-The next step you be securing a new place to live if the property was your primary residence. If you are moving lo...

As a homeowner, it can be a unsettling after seeing many different homes in the area, getting an offer accepted & then getting through the home inspection process. It is common to have to perspective home buyers hire an inspector to guide them through the home from the foundation to the roof. They will not only explain what is right with the house, how things work, what should you budget for to fix down the road and what should be corrected sooner than later. In my experience, most sellers should be willing to work with the buyer on major health and saferty issues only.  Items in this category would include electrical, septic repairs, furnace, radon & water-these are things that are not visible to the average buyer when touring that the house. Most sellers typically do not want to hear a...

There are multi-family homes within Danbury,Connecticut. They are typically located more toward the center of the Danbury, some near Roger's Park and others near the downtown campus of Western Connecticut State University, around westville and lake avenue. The market for a multi-family home in the area has increased. Home prices have come up over the last couple of years. There has been in an increase in sales for them. Generally speaking, they were originally built prior to 1945 as single family homes and converted into apartment houses when the zoning regulations changed in the town. There might a few grandfathered multi family homes outside of the area, which means they pre-date the first zoning code in town .What do you need to know about Danbury,CT multi-family homes? There are over 40 square miles of land in Danbury,Connecticut.  There's currently just over 85,000 residents.  Due to the overall size, there are several different sub-neighborhoods that compose the city: City Center, Mill Plain, King Street, Miry Brook, Padanaram, Stadley Rough/Great Plain, Shelter Rock, Wooster Heights, Long Ridge, South Street, Lake Ave/Westville, Germantown, Pembroke and Clapboard Ridge. This can be very confusing for home buyers that know very little about the area & need help understanding the real estate market when looking for a new home. I'm native born and bred Danbury resident. My family first came to live in town in 1979 when my grandparent's purchased a home in the Aunt Hack Ridge Estates, near the Richter Golf Course & New York State Line. Practicing as a ...

It is important to take your time when looking for a new address. I prefer my clients to view several homes, before even thinking about making an offer. It is my job to educate you on the market and to introduce clients to all homes potentially meeting their wish list. Usually that means, seeing about 10-15 properties if they know what town or neighborhood you want to want to live before going forth a offer. Typically, we can see three to five houses in a day, depending on your schedule.Purchasing the wrong home could mean trouble down the road, and it is costly to move in a short sale of time. As a Danbury,CT real estate professional, I have made sure my clients are prepared to house hunt efficiently and are never pressured to feel like they are settling. If you are concerned about a p...

There are several hings to come into play when you decide to sell your home in the Greater Danbury area You, the seller, have to make the decision to where we should list the house for, in terms of the asking price. As an experienced real estate agent in the area, I have seen clients tyr to shoot themselves in the foot by either testing the market at a value at this unrealistically high or think their house is actually worth less than what it should be.So how exactly do we come to the setting your sales price-Evaluating Your Property:Each home is different. You have your own positive features that might attract a certain buyer. You may have some potential challenging issues that may be to be reflected upon in the asking price. I will generally need to see your home,  take some pictures/...
