When you are purchasing a townhome in CT, there is a standard contingency. In addition to the normal stuff a home buyer would ask need, including a satisfactory building inspection, getting a mortgage, clean title & formal contract of sale and the house appraising, the sale is also contingent of the buyers review & approval of the by-laws and resale package. Each individual property and home owner determines the way showings are handed for the sale of their home in the Greater Danbury & Candlewood Lake area of Western Connecticut. There are some basics that I keep doing for all my the properties that I have represented over the years:-Each home must have a lockbox on. It does not have to be out all the time if you are not comfortable with it. Only licensed agents can use it and it is not a combination that can be possibly broken into. There are still some distress properties in the Greater Danbury & Candlewood Lake area. Distress properties means a bank owned foreclosure or a short sale. In both cases,the home is being sold in 'as is' condition. This means the home buyer does have the right to perform their inspections, but the home seller is not going to be fix anything. Days on market decreased quite a bit over the 2017, and 90 less homes were sold over last year.
