If you are readying your home for sale this spring or summer, one of my favorite tactics to set your property apart from other Bridgeport listings is to order a pre-inspection. If you’re not familiar with the term, a pre-inspection is a less detailed, less expensive visual inspection designed to report major conditions certain to be noted in the final. Why add this extra expense? Won’t buyers ultimately get their own inspection? Yes, they will. But the purpose is not to replace a final inspection — it’s to attract more offers and hasten a final sale by minimizing re-negotiation.  Picture yourself as a prospective buyer Bridgeport listings which headline the availability of a pre-inspection report and a warranty automatically seem to be offered by someone who is proud of their property’s...

Dear Bank of America, Does it bother you to be thought of as the stereotypical "big heartless organization"? Well…that's exactly how you’re being described as in the largest segment of the real estate professional population. Our hearts go out to a fellow Realtor, who in good faith, has been negotiating for years with Bank of America for a loan modification.   After three years of submitting request after laborious request for a loan modification from Bank of America for her Bridgeport, Connecticut home...Gail Robinson, a Realtor in our ActiveRain real estate community received notification by phone(!!!) from BOA that yet again her request was denied and her house will be processed for foreclosure. Ms. Robinson is no deadbeat hiding from debtors. She’s a hardworking professional, inte...

Ash Creek Ecological Master Plan Wednesday, December 5th - 6:30 - 9:30 PM Fayerweather Yacht Club RESERVATIONS REQUIRED - contact ashcreekassoc@optonline.net   The Ash Creek tidal estuary is one of the few remaining relatively undeveloped tidal estuaries in the State of Connecticut.  Its shellfish beds of clams and oysters are teeming with life, migratory shorebird rely on it to rest, feed, and nest.  It has abundant plant life which absorbs water overflow, preventing flooding to residences and road during storms and heavy rains.  It also has many other varieties of flora and fauna making it one of the most biodiverse resources in all of nature.   Amazingly, this natural resource is uniquely situated in a dense, urban area, which is rare for a small tidal estuary as most of them have be...

One of the lovely traditions in our Black Rock community is the annual tree lighting ceremony sponsored by the Black Rock Community Council.  This will take place on Sunday, December 2nd at 5 pm at the Brewster Street Flagpole. Local school children will perform and Santa will arrive on board Ladder 11 thanks to the Bridgeport Fire Department. Refreshments will be served. This year's Christmas Tree for our annual tree lighting ceremony is being donated by J.P. Philbin's Nursery, a brand new business coming to Black Rock in the Spring of 2013. Philbin's will be located on Fairfield Avenue just past the Ash Creek Bridge. The Wassail Party immediately follows at the Norden Club (4 Seabright Avenue).  Hors d'oeuvres and holiday cheer.; (BRCC members only)

The source of the information in this post is from a souvenir booklet published by the Black Rock Business Men's Club in 1936 to celebrate Bridgeport's Centennial. HISTORIC SEAPORT FOR FAIRFIELD Black Rock, during the seventeenth and eighteen centuries, was the seaport of the Town of Fairfield.  Black Rock was not part of Bridgeport at that time.  The change in municipalities occurred later on.  In fact, the financial and political prestige of Fairfield was due to the deep water seaport located in Black Rock Harbor.  In those days, nearly every home in the village of Black Rock was owned by a sea-captain and some of those homes exist to this day. COLONIAL DAYS The original settlements were in the vicinity of what is now known as the Town of Fairfield.  Roger Ludlowe established the Town...

This is a massive storm unlike anything we have ever experienced in our lifetimes. I know many people who have not left their homes in Black Rock who are in the Category 2 area (see Storm Surge Map in previous post). Hurricane Sandy picked up power and speed this morning. We had already been expecting storm surges of 11 feet. That means all of the area on the Storm Surge map in Category 2 will be under water. Grovers Hill will be surrounded by water for two days as the water is driven down Long Island Sound and has no chance to move back out, so it grows higher and higher with each tide cycle. At its peak we could see Gilman, much of Grovers, Seabright, the water side of Beachview Avenue, Livingston, Montgomery, parts of Courtland and even Clarkson, as well as the lower end of Brewster ...

“If you have friends or relatives who live on higher ground, then make arrangements now to stay with them for the duration of the storm. On Sunday, police and fire department staff will go door-to-door to advise residents who have not already evacuated to do so, or stay at their own risk,” added Mayor Finch.    2 hours, 38 minutes ago – National Weather Service Major coastal flooding expected Monday morning into Tuesday morning. Coastal Flood Warning remains in effect from 6 am Monday to 3 pm EDT Tuesday. Locations: along Long Island Sound, the southern and eastern shores of Long Island, New York Harbor, the Arthur Kill. And Tidally affected portions of the Hudson and Connecticut Rivers. High Surf and beach erosion, breaking waves are expected to build to 15 to 20 ft along Ocean facing ...

Mayor Finch has issued a mandatory evacuation for people living in low-lying areas of the City of Bridgeport by noon Sunday ahead of Hurricane Sandy.   Mayor Bill Finch said the city will open three shelters for people who need a place to stay.  The Cesar Batalla School at 606 Howard Avenue is the closest emergency shelter for residents of Black Rock.  Having lived through a mandatory evacuation with Hurricane Gloria in the 1980's, I would urge people to leave prior to the mandatory evacations.  The National Guard will not take pets, they just rescue people.  Also, roads begin to become flooded and tree limbs and falling trees can make roads impassable, so it is best to leave early.  Right now only the area around St. Mary's seawall is being evacuated, but check the Storm Surge map pub...

Vivennie joined RealtyQuest last year, and she has inspired us all with her infectious enthusiasm for the business of real estate. A native of Jamaica, Vivennie came to the United States seven years ago with her family and embarked on a fulfilling career as a caregiver to the elderly. The process of buying her own house in Bridgeport, CT led her to real estate. Vivennie's affinity for helping people, combined with her intelligence and drive, have resulted in an impressive level of success in her first year. Recently, she was asked to locate  a house for an out of state client with a two week deadline! Here's what her very satisfied client had to say: "My experience in working with Vivennie Blackwood has been my absolute pleasure. Right from the start, she demonstrated enthusiasm, profes...

Mother-Daughter Book Club We are planning to start a mother-daughter book club at the Black Rock Branch in late September or early October. This would be for girls ages 9-11 or in grades 5-6. The group will be led by librarian Bina Williams who has been leading and designing Mother-Daughter Book groups for almost twenty years! Monthly meetings will be held to talk together about the books that both mothers and daughters have read. We will read a wide variety of genres of books which, for the most part, have strong girl characters. Please help us to set this up by taking this short survey: click here   Black Rock Branch2705 Fairfield Ave.Bridgeport, CT 06605(203) 337-9676 Hours:Monday 10-5Tuesday 12-8Wednesday 10-5Thursday 12-8Friday 10-5Saturday1-5Sunday: CLOSEDContact Black Rock
