Zoom Call With Christel Silver International SalesThe Zoom call this week was interesting as it was not only viewed by those in attendance, but as Christel was offering her presentation at a rest stop along Alligator Alley in Florida, people stopped to hear her 'podcast' as well.Christel Silver offered her presentation on doing business with International Clients as a novel niche.First in her slide presentations was an identification of an International Buyer:Type A:  Non US Citizens with permanent residences outside the US.Type B:  Resident Foreigners or Non US citizens who are  recent immigrants (less than 2 years at time of transaction) or non immigrant visa holders who reside for more than 6 months in the US for professional, educational, or other reasons. This can be a very lucrati...

“Refinancing into a Conventional Loan” I believe it is time for me to refinance. The 3 family that I purchased about 2 years about has gone up in value based on what I am being told. As we discussed when I purchased the plan is to refinance out of my FHA loan and obtain a conventional loan. This property is giving be a positive cash flow of over $800 per month and I live rent free. I will not be looking to take any cash out.As we discussed a couple of years ago, my next step is to purchase a single family home and then use FHA again, with a minimum down payment. Does that still make sense for me?Let me know what you need, so that we can begin this process? All the best.  By the time this client rents her current unit, plus the positive cash flow, she will once again have enough cash flo...

Fall Has arrived in Connecticut, which means it is time for me to begin my Progression Of Fall Colors series I started Nine years ago.  This is a series I hoped to continue for many more years to come, and have been able to do so far. The first two years the pictures were of a farm which is only about a minute walk from my house.  Eight years ago I decided to change the location for the 2014 Progression Of Fall Color Series to a lake about 5 minutes from my house on RT17.  I tried that location for two years, but the colors were not as good as I expected them to be.  six years ago I decided to change locations again to a site on Lyman's Orchards in Middlefield, CT.  But once again that site did not produce the colors I had hoped for, so three year ago I decided to keep it simple and do ...

“Strange for Sure” A lawyer named Strange passed away. His friend asked the tombstone maker to inscribe on his tombstone, "Here lies Strange, an honest man, and a lawyer."The inscriber insisted that such an inscription would be confusing, for a passerby would tend to think that three men were buried under the stone. However, he suggested an alternative. He would inscribe, "Here lies a man who was both honest and a lawyer."That way, whenever anyone walked by the tombstone and read it, they would be certain to remark, "That's Strange.”

Each year, many taxpayers choose to prepare their own tax returns. This can be an easy way to save a few hundred dollars but, it’s important to watch out for common tax filing mistakes. Tax preparation software makes some errors like addition and subtraction blunders less likely, but even the best software cannot eliminate all potential problems and human error.  If you are getting ready to file your tax return, be sure to take a second (or third) look before you hit send. Keeping a close eye out for these common tax filing mistakes is the best way to ensure the IRS does not come knocking at your door. Note: If you do get in trouble with the IRS and they claim you owe $10,o00 or more, reach out to our tax resolution firm and we’ll schedule a free, no-obligation confidential consultation...

“Mortgages on Properties being Rented Weekly” Hi Joe, I am in the process of buying a beach property that will be used as a weekly vacation rental. The owner of the property told me that you got him the mortgage when he purchased 4 years ago. He told me that you got him the mortgage and for exactly the same use. I have been to a number of banks and none of them would do a mortgage when the property is rented weekly. Can you get me this kind of mortgage as well?  Yes, we can do mortgages on properties being rented weekly, through AirBNB, HomeAway and VRBO. Revenues from Weekly rentals is becoming more mainstream each and every years. We are fortunate to have a couple of lenders that do them.

“Please Don’t Give Up” We are frustrated to say the least. We’re are beginning to think that purchasing a home in our price range is just not going to happen. You have been amazing our agent has been great, but home ownership for us might just not happen for us and we may need to just keep paying rent. We have just been notified that our rent is going up again, even though we always pay our rent on time, guess that doesn’t matter. Thank you for allowing me to vent, but we can’t just quit.  First time home buyers are having a very tough time finding homes to buy. Many are settling and compromising just to purchase. Other segments of the marketplace are not having an easy time either, but for first time home buyers are especially hard.  Continuing to pay rent is not an option, the goal of...

Some Roadside Mechanics Take Too LongAs I was driving back from an appointment this week, I noticed an unusual site just off the roadway. The car was pulled far enough off the road, but evidently the repair was a little beyond his abilities as it appears he had been there for a while. His passengers were equally as frustrated. The car is a 1928 Ford Model A Woody Wagon.  Don't know the age of the mechanic or his passengers. Some Roadside Mechanics Take Too Long

Jonathan Hall with William Pitt Sotheby's International Realty just sold this oversized bilevel home in Danbury's west side. Located at 38 Rolf Drive in Danbury  the home was being sold by my client whose parents built the property back in the 1970s and he bought it directly from them in the early 2000s so they could retire. Since his clients purchase, he completely revamped all the cosmetics to todays features.  . A well thought out addition in the middle 1980s allowed from an expanded separate dining room, an extra room in the basement and unlike several raised ranches, this home had windows along almost 4 walls in the basement, making it very bright & cheerful, almost like the main floor of the home.  The home featured a gourmet kitchen with granite counters, stainless steel applican...

The Colors Of Fall Are ComingWe are into  very colorful time of year in Connecticut but there is no set schedule for it's arrival.  It's all based on the weather and with the amount of rain we have had this year, the colors should pop.For me, the colors seem to be just a bit brighter on a golf course, possibly because there is so much open grass area to allow the trees to stand out a bit more. Hopefully not hiding my ball as well.On this fairway, I took a photo Sunday afternoon of a tree stand trying to make a change. And after our Zoom call I met up with some friends to play a few holes and as if overnight a burst of color. While the day itself was sunny Tuesday vs an overcast sky on Sunday, it was still a beautiful sight. The added advantage for me as someone else would be raking these l...

“Maybe 3-2-1?” On his 74th birthday, a man got a gift certificate from his wife. The certificate paid for a visit to a medicine man living on a nearby reservation who was rumored to have a wonderful cure for erectile dysfunction. After being persuaded, he drove to the reservation, handed his ticket to the medicine man, and wondered what he was in for.The old man slowly produced a potion, handed it to him, and with a grip on his shoulder warned, "This is a powerful medicine and it must be respected. You take only a teaspoonful and then say 1-2-3. When you do that, you will become more manly than you have ever been in your life and you can perform as long as you want."The man was delighted. As he walked away, he turned and asked, "How do I stop the medicine from working after I'm satisfied...

“Investment Property Market Very Strong” Good morning this is the property that I was talking to you about it Asking price is 380,000 however, it is worth more than they asking. They are now asking for the highest offer  and we will be 440,000. The property has two 1 bedroom apartments and it can be rented for $1500 each and the 3rd apartment is a 3 bedroom And it can be rented for $2500. Some painting and a little updating in the kitchen otherwise it's a great piece of property. Let me know your thoughts please, I will need you to do another investor cash flow mortgage, as before will be putting 20% down. As always, wish me luck, thank you Joe. In many markets and in this price range, 20% above asking price is not unusual, but with this kind of cash flow, it is understandable and the p...
