The Buyers that Really Tested PatienceAs agents we always hope, when starting with a new client, that it will be a smooth transaction. I was involved in such a transaction, and it really was close to a break-it-off deal. The clients had their house on market and were very well committed to where they wanted to move to and style of house. As they were still somewhat spry, they wanted space but more importantly wanted it on 1 level. And so, it started. While allowing their residence to be shown they were seeking the next place to live.Qualifying listings seemed to be scarce, but being a neutral market, buyers for theirs were also lagging. The search went through towns, and it seemed that after work they had a place to stop and view almost every night.Home after home, and patience needed with ...

Believe it or not,  seller's don't typically get to keep any of the money for their house until it actually closes. So if you need money to put down on a new home or rental, please plan according.   The closing statement shows where the money go. This document is prepared by the attorneys. There is a side for the seller and another side for the buyers costs. CT is Again the Center of the College Basketball UniverseMarch Madness ends tonight and for many the tears are over or will be tonight. For the Women's side, the finals were Sunday afternoon, and the UConn women won their first Championship in 9 years but an unprecedented 12th Championship. This set the standard for Storrs CT being the basketball center of the college universe. Overall, between the women and the men, UConn has raised that banner 18 times. The men's standard was set by the John Wooden lead UCLA bruins with 11 Titles, next would-be Kentucky with 8, and then UConn comes in with a tie for 3rd with North Carolina with 6.Had Duke prevailed in the Final 4, they could have potentially joined the tie as they have 5 titles.Behind the UConn women would be Tennessee with 8follow by ...

Friday Flags: IT Support in Prospect CT It's a time of year where spring is attempting to take hold. Part of that transition is the strong winds that blow nd in areas where the flag poles are a bit more sheltered, the wind wins, and so do I.Thus, I was able to catch a shot of a flag proudly appreciate the airing out the wind offered in the front of a local IT company in Prospect, CT.The company, Millennium Technology Solutions,  is an 24/7 IT support company that that has been in business for 30 years.I pass that building daily and when the leaves fill in, that flag won't catch a breeze, and that means, I also will not catch another shot. But on this breezy spring day, I caught the shot I wanted.Friday Flags: IT Support in Prospect CT

Friday Flags:  A Double Flag of Support in Prospect CTAs I made reference to the spring winds in last week's Friday Flags post, it was a good time to take photos.Located just off the town center, is the town pond and recreation area that also has a proud flagpole, and like its neighbor is somewhat sheltered.McGrath pond is a manmade water pond, and it is also the pond that gets stocked with fish for the derby in the spring and one can see people fishing there all year trying to catch a few that managed to survive the onslaught of anglers. And as it is NCAA time of year, the second banner is for the UConn basketball teams.  Unfortunately, the men's team was defeated in their second-round game, and had they won, they had a good chance of reaching the Final 4.The women were a much stronger ...

Friday Flags: The Flags are in All Over the Course, Mar 2025For the golfers in the Greater Waterbury CT area the small flags are flying to kick off the golf season. It is still a bit nipsy and for this Friday snow is in the forecast, but as I drove by the course earlier in the week the wind gave me a reason to stop. With the season started there is now someone that can attend to the flag on a daily basis, and it was waving proudly.A small walk down the 18 fairway allowed me to get a shot of both flags. While a score of 39 would be wonderful on the back nine, that is just too cool of a temp for me to venture out yet. Maybe just a bit spoiled form the southern run I just took.Soon enough as the yard is still in need of some attention.Friday Flags: The Flags are in All Over the Course, Mar 2025

It's The First Day of Spring 2025According to the calendar, it is the spring equinox, which means that the day and night would be of the same length. It is also considered by most to be the first day of spring.Of course, as we are still in March, especially in the Northeast noting can be taken for granted and for the overnight, we are projected to get another blast of winter. At the very least, the thought makes many feel better, and that part of the smile on the oil man will begin to fade, as will the plow man, but he has already made his vacation plans, and most likely not even send a thank you note to his customers. What I do like is that each day we will see the days get slightly longer and of course we will get warmer as well.Hopefully whatever weather comes in over the next couple of...

Tomorrow is Daylight Savings Time, so it's time to Spring Forward and lose an hour of sleep!  I don't know about everyone else, but as much as I like getting an extra hour of daylight, and moving closer to Spring, I hate losing an hour's sleep.  However, losing an hour's sleep in exchange for getting an extra hour of day light and moving closer to Spring makes it a little more acceptable since I have Spring Fever. This is also a good time to change the batteries in you smoke detectors, and anything else that requires batteries in your house.  Changing the batteries in the smoke detectors only takes a minute, and can make a life difference in case of a fire.So don't forget tomorrow is Daylight Savings Time.  That means it's time to Spring Forward and one day closer to Spring and warmer we...

Happy Presidents Day 2025!!! Today is Presidents Day, and for most workers in the U.S. a day off from work.  Presidents Day was not always been known as Presidents Day, in fact up until 1968 there was no Presidents Day.Presidents Day was originally known as Washington's Birthday, and established in 1885 by President Chester Arthur.  Later many states decided that Abraham Lincoln was equally a great President, and started to celebrate his birthday as well.In 1968 Congress decided that both days should be combined into one Holiday, celebrated on the third Monday of February, and call it Presidents Day.  Today few remember the two separate celebrations in honor of Washington and Lincoln, and think that it is in honor of all Presidents, and special Sales Promotions.Today will be an off day ...

Prospect CT Revaluation Numbers Have Residents ConcernedIn the State of Connecticut, towns must do an adjustment for property values very 5 years, and one of those requires a physical review of the property. For 2024, the values were adjusted based on sales, and a period was offered for residents to appeal or at least get an explanation of the increase.Over the past 5 years, the average real estate value for sales of houses in the Town of Prospect has increased by 31%, which has made sellers very happy for the increase in their homes' value. With the new assessments sent out to homeowners, some have been concerned for the potential increase in their taxes.Let's assume a home with an appraised value of $400,000, it's taxes would have been based on its assessed value, which is typically 30...

Friday Flags:  Hotchkiss Field Prospect CTThe largest park in Prospect CT is located right off the main artery. Hotchkiss Field. It gets a lot of attention for the athletic fields basketball courts, hockey area and the skate are.People can be seen walking all over the track with cutoffs should they need to take a  break. With the cold and snow, activity is down, but the flag is still flying high.  On a breezy day, I walked as far as I could as I didn't have boots, and took a shot.It wasn't the best, and as it was still within the 30-day respect period for President Carter, I held off on sing it.We got some warm days, and with  a steady wind I decided to stop again when it could try to get a better shot. As I could walk down towards the baseball field, I was also able to get another shot.T...
