Here is how the month of September 2019 Home Sales ended up compare to September 2018 for Montrose CO  Last month there were 54 homes that sold compared to 59 in September of 2018.   The average sales price of a home continues to rise year over year..  In Septemebr 2018 the average sold price for a home was $266,900  compared to last month Septemeber 2019  the average sales price was $284,600The average days on the market remains fairly constant  99 days a year ago to 94 days last month. Since we are now 3/4 of the way through 2019 the first 9 months overall home sale numbers is down from 594 sold for the first 9 months of 2018 compared to 567 in 2019 ..Average sales price has risen $10,000 from $274,000 in 2018 to $284,600 for the first 3 qurters of 2019..  Inventory of homes for sale ...

How is the Montrose Colorado Real Estate Market compared to one year ago?Well in August 2019 there were 78 homes that sold that compares to 81 homes sold a year ago in 2018Average days on the market has dropped from 93 days in 2018 to 76 days in August 2019Average sales price has increased by $21,000 from $279,000 in Aug 2018 to $300,000 last month August 2019.Currently there are 209 homes on the market for sale which is in line with where the inventory has been since spring started. Are you looking to buy or sell a property in the Montrose area?  Maybe you are thinking of relocating to the this beautiful part of Southwest Colorado and you are an avid Golfer. The City of Montrose has 3 golf courses located within its bounThere is the Black Canyon   this course is owned and operated by the City of Montrose.  The 2 nines are very different from each other. The front nine was built in the 1960's and is your basic straight up and down fairways, very park like with little in the way of sand traps or water. The fairways are lined with mature trees. Here are the Home Sales numbers for the first 5 months of 2019 compared to the same period in 2018 for Montrose Colorado In 2018 there were 289 homes that sold with an average selling price of $271,990  The average days on the market a year ago was 91  This year 2019 for the same period Jan 1st til the end of May  there were 268 homes that sold for an average sales price of $273,500. days on the market is slightly up from a year ago to 98 days. There are currently 208 homes actively listed for sale in the MLS that are not under contract. As you can see the number of homes sold has dropped a little the avearge sales price has increased by a couple of thousand dollars and the time on the market as increased by a week. These numbers cover all price ranges. Fall Colors in Western ColoradoIt's always nice to get up high in the mountains. I just love the scenery and you never know what kind of wildlife you might see. Today I didn't see anything but a few deer, but it was still a great trip. I was working showing mountain property.These pictures were taken at about 8,000 feet in an area just south of Montrose in Ouray County.  The scenery in this area is beautiful with sweeping mountain backgrounds and tall pine trees mixed with scrub oak and aspens. There are many different kinds of mountain parcels available in all price ranges.
