July 2011 sales were at their highest level compared to July of 2010 and 2009. Year-to-date sales of 267 are running 9.9% ahead of last year's year-to-date sales of 243. The Median Sales Price in July was $302,000, down 17.3% from $365,000 in July of 2010 and up 4.1% from $290,000 last month. The Average Sales Price in July was $328,219, down 6.9% from $352,673 in July of 2010 and up 5.7% from $310,499 last month. The Thompson River Ranch and Thompson Crossing are in Larimer County and in Johnstown. I had not really given much thought to a town being in 2 counties before. Windsor & Johnstown had a big week for new listings. I thought it was 20, but it is only 17 with 3 of them being listings from Metrolist. Actually there were 18 new listings. What??? Agents now have access to seach 3 mls systems easily. N. Colorado, Denver and Colo Springs. However, when a Denver agent puts a listing only into Metrolist, it can be missed by a N.Colorado buyer and/or agent. I use both systems so my listings show up in both systems and 2 time! Although for the third quarter of 2010 existing home market volume in Windsor Colorado has slowed to almost flat with last year, median and average price has made a rebound. Prices still show stabilization. Windsor's  year to date (Jan -Aug) median price has increased 28% over the same period as last year. The average year to date price is up as well. Windsor's average price is a plus 13%.
