"Foreclosure Do Still Exist!"   Westminster, CO - As we move into the 2nd Qtr of 2013, we still see a trend that does not provide "high" confidence in the economy improvements.  Foreclosures DO still exist, and many STILL do not try to avoid foreclosure with a short sale! With the extension of the "Mortgage Debt Relief Act", that started in Feb. '07, for the benefit of those perfoming a short sale.   This was to create relief from the tax liabilities of the 1099c, that the lender will generate for their losses, and the "debt forgiveness" to the borrower on the deficincies that would normally be defined as "income".     We still see, by the stats below, that many homeowners are NOT taking advantage of this Debt Relief Act!!  The last column clearly shows that there are many homes in the ... 04/23/2013

"What is the average home-selling commission rate in Denver?" is a question recently posted on Trulia. And - amazingly - agents were happily answering the question with their opinion of the 'average' or 'normal' fees to buy or sell a home.  One agent even linked to a blog post where she put that info on the internet, where it will be available basically forever. Westminster CO: Home Farm Monthly Market Minute March 2013 by Jennifer Prestwich, REALTOR®, YCRE The Real Estate market in Home Farm has been holding fairly steady over the past few years.  While home values did see a drop, Home Farm has not seen a great amount of short sale and bank owned properties in comparison to much of the Denver Metro area. The turnover rate for the past 12 months in Home Farm has been 5.7%.  This represents the number of sold homes as compared to the number of total homes in the area.  There were 17 sold homes over the past 12 months.  This number has gone up slightly since February.  The real estate market warms up naturally in the spring, and the Westminster CO real estate market is getting a lot more active. I was told “If you join this gym, you will loose weight” . Well I joined and apparently you must go to the gym to loose the weight.. go figure . Seriously ,I have been going to the gym , most of my adult life. I took a breather....haha.. from gym life from 2000 to 2004. I  rejoined a gym in 2004, I joined 24 hour fitness for the spinning class. I then left and joined Ballys for the past 8 years.   Today ,I re- joined 24 hour in Westminster. I was frustrated with Ballys- LA Fitness, as their hot tub has been down for 3 years. It was recently repaired and now is broke and closed again.. A Surprise For Our Saturday in Westminster, CO! Westminster, CO - A beautiful Spring day in Colorado has "sprung" upon us overnight!  Of course, we did get a "heads up" about this Spring snow storm, but we are always skeptical about weather reports during this time of the year!  I mean, the weather reports can fluctuate hourly in this "Mile High City"! Westminster, CO - The market trends and equity levels are showing improvement through-out the country and in the Broomfield and Westminster areas!  This is a very welcomed trend after so many years of negative growth in sales and home values! While we have seen sales grow by 14% in Single Family homes and 12% in Condos / townouses, we are seeing a negative element take place.  YES, the home inventory is way down!!!  As low as it has been in over 23 years!!
