The Timnath town board tonight is expected to give initial approval to the annexation at the southwest corner of Inter-state 25 and Harmony Road where developer Jay Stoner has proposed a residential, retail and employment development centered on a manmade canal. A public hearing and second reading will be held Oct. 29. Tonight's action is on the board's consent agenda, meaning the annexation and rezoning will likely be approved with no discussion or debate. That will come at the Oct. 29 hearing, said Mayor Donna Benson. Timnath officials are still waiting to hear whether Fort Collins will accept its offer to share 20 percent of sales tax revenue from the Riverwalk project if the city would do the same for the 25 acres that fall within its borders. How the New First-Time Buyer Tax Credit Works, an article from Realtor Magazine Online, reports that under the new housing bill, home buyers who have not owned a home in the last three years will be eligible for a tax credit equal to 10% of the property up to a maximum of $7,500.  The program is a loan, which home buyers must repay over 15 years at 0% interest beginning in the second year after they purchase the home.  For example, a home buyer who qualified for the whole credit would pay $500 for 15 years or about $41.67 per month.  The credit applies only to homes purchased on or after April 9, 2008, and before July 1, 2009.http://www.realtor.org/rmodaily.nsf/pages/News2008080402

Big potential for ConocoPhillips site, an article from The Rocky Mountain News, reports that on Thursday, several experts said the 432-campus in Louisville purchased by ConocoPhillips could be rezoned to easily handle 10,000 or more people.  Tom Clark, executive vice president of the Metro Denver Economic Development Corp., said if you do the math the land easily supports well in excess of 10,000 on the site.  Clark said, "This would dwarf any economic development deal in the history of the state."  Paul Wood, planning director for Louisville, said ConocoPhillips could easily rezone the property from industrial, allowing 5 million to 5.5 million square feet of a wide range of buildings, from offices to industrial to research and development facilities, and even retail and hotels.  Bill ...

Colorado's Distressed Homeowners Get More TimeKerri Panchuk | 01.03.08Colorado homeowners now have more time to prevent the sale of distressed properties, according to a Colorado House Bill that officially took effect this week.House Bill 1387 expands the traditional loan recovery period of 45 to 60 days to a full 75 days for distressed homeowners, according to Ryan McMaken, a spokesperson for the Colorado Division of Housing. McMaken says before the bill's enactment, the state would give homeowners 45 to 60 days to cure a loan before sending the home to foreclosure auction. Once the 60-day period was past, the owners could only save their property by coming up with the loan's full amount and paying it within the 75-day redemption period. Subject: Ft Collins City Council to vote on uranium mining  ACTION ALERT! On Tuesday, December 4, the Fort Collins City Council will vote on a resolution opposing Powertech Uranium Corp.'s proposed Centennial/Indian Springs uranium mining project. The southern half of the project would likely be open pit mines, with the southernmost pit being only 11 miles northeast of Old Town Plaza in Fort Collins. Please contact city council members and/or attend the meeting to provide input on this proposed project.
