Ski Time Square in Steamboat Springs, CO, will be demolished this spring to make room for a new base village.  Here is an artist's rendering from Cafritz, the company who acquired the land from Ski Time Square Enterprises.Ski Time Square will have hotel, retail and residential space in the form of luxury whole ownership and fractional ownership condos.  There will be six major buildings that are 3-9 stories high with a total of 1,035,904 square feet of space. 70% will be residential, 5% will be restaurants and retail, and 25% will be parking and convention space. Steamboat Springs real estate is different this February as compared to February a year ago.  Last year, Intrawest had just announced they were buying our ski mountain.  Real estate was selling so fast that investors would buy property before they saw it just to get something.  Financing was as easy, and the economy looked bright. This February is a bit slower, but prices haven't come down.  Steamboat still has a rosy future.  Our base village will be demo'ed in the spring and a new one will be built.  People want to live here. We now have working copies of bylaws, a business plan, and our mission statement. Some people who buy Steamboat Springs real estate want a ski-in, ski-out location.  Others want a home on a golf course.  Steamboat Springs has both types of real estate, although there are only three luxury homes available on golf courses in Steamboat Springs. Condotels are a form of ownership invented as a way for resorts to provide enough beds for visiting guests without owning a lot of real estate. Basically, a condotel is a condominium where they allow nightly rentals. There is usually a front desk person to hand out keys and provide a personal contact for visitors. The owners can use their units as much as they'd like, and are encouraged to put them in the rental pool for visitors when they are not in town. The 95th Steamboat Springs Winter Carnival is coming the second week in February. Lincoln Avenue, the main street in Steamboat Springs, gets covered in snow for marching bands on skis, kids being pulled behind horses on skis and snowboards, fireworks, ski jumping, shovel races, and all kinds of other snow events totally unique to Steamboat Springs. Despite a slow end to 2007, Steamboat Springs, CO again recorded a record year in real estate sales.  Routt County will reach $1.5 billion by the time all transactions are recorded.November trends:Less inventory meant less sales volume.  Sales were off 35% from November, 2006.Fewer entry level homes were sold (defined as less than $500,000). November, 2006 had 109. November 2007 had only 53. Fractional sales have been growing in Steamboat Springs, CO as an alternative for people who still desire luxury accomodations but don't want to invest in an entire condominium they'll only use a few weeks a year.Through November, there have been 92 transactions at the Steamboat Grand.  The average price is $110,772, for over $10,000,000 in sales.   The Steamboat Grand was recently ranked in the Top 50 Ski Hotels by Conde Nast magazine.  It has a full-service spa, a great year-round outdoor pool and spas, several restaurants and conference rooms, concierge, ski rental, and shops.
